Case Study 1: Tong Eng Building

• 32 year old•Office building• Located in Central Business District• 6 year EPC with ESCO•Total cost USD2.15m • Took on BREEF loan for USD 0.96mil•Achieved savings: 1.5 GWh/year or USD $350,000•57% reduction in energy bills• Approx 6 years payback

Case Study 2: North Bridge Centre

• 20 year old• Mixed office and retail building• 7 year EPC with ESCO•Total cost USD2.2m • Took on BREEF loan for USD 1.65mil•Achieved savings: 0.8 GWh/year or USD $188,000•27% reduction in energy bills• Approx 11 years payback

Case Study 3: AXA Tower

• 26 year old• Office building• 5 year EPC with ESCO•Total cost USD$374,000 • Took on BREEF loan for USD $336•Achieved savings: 0.24 GWh/year or USD $56,000•27% reduction in energy bills• Approx 7 years payback

Lessons Learnt

• EE financing not silver bullet.

• Incentive helps, but not long term measure.

• Legislation pushes EE retrofits.

• Needs a better  catalyst.

• Green building movement underpinned by strong business case in Singapore.
