If possible, speak to current tenants and ask about their experience. If you’re shown a model, ask to view the actual suite where you’ll be living so you can check out the view and get a sense of exactly what you’re getting beforehand so there are no surprises. While you’re renting, know your rights. Tenants are not responsible for normal wear and tear on the premises during the tenancy. The landlord is responsible for general upkeep, including wear and tear. You should be asked to fill out an Inspection Worksheet when you move in, which the landlord will sign. you’ve got the reno bug. I know, it sounds like fun. A new bathroom vanity, deep mocha hardwood flooring. But you can’t. You rent. You’re stuck reading all of these great décor magazines with no way

to express your inner interior decorator!I’ve got two things to say: 1) You’ll never truly appreciate how lucky you are that you don’t have to

live through a renovation. It’s hard to believe, but the experience of dirt, dust and disruption really does take away from the enjoyment of the final outcome.

2) Think outside the big beige box. Sure, you may not be able to rip up floors – but there are reams of products out there that will do the trick. Floating floors – they click together and are temporary – if you move you can even take them with you to your new home and reconfigure them there! Or go with a rug or hallway runner. Since they’re not permanent you can be more daring, go with colour, pattern or texture that can easily be changed as something new in your décor mag strikes a chord.

You can’t tear out that bathroom vanity, but you can spend that extra money in changing up the hardware and on really amazing accessories. If you need more storage, find a chrome trolley, the ones on casters are totally on trend. They offer great storage capacity and be adapted for use in the office, bedroom or kitchen when you want to change things up.

Sometimes it’s just easier to move when there’s a lot you want to change about your space. With Renters Guide in hand you’ll find that perfect place. Generally, it’s the building owner and management who are responsible for

the security of your building. The Residential Tenancies Act notes that the building’s windows, doors, locks and lighting must be in a good state of repair. The safety of your neighbourhood can also have a significant impact on your building’s security. However, residents can also help to ensure that the building is safe and secure. Be alert and help to prevent dangerous situations before they occur.

Residents have a right to expect reasonable protection, both inside their apartments as well as in common areas such as parking garages and elevators. This includes proper lighting in lobbies, corridors

and laundry facilities, and deadbolt locks on doors and window locks. Responsible landlords maintain and fix security problems, such as burned-out lights, and deal with complaints about suspicious activities or broken security items. Check out the condition of security features when apartment hunting and after you move in. If you notice that any of your building’s safety features are broken or malfunctioning, report them immediately to the management.

One of the most important ways to help keep your building safe is to restrict and prevent access to the building by persons who are not authorized to be there. This can create serious potential security risks. Do not be afraid to question someone who is waiting for you to buzz them in.

Burglars have been known to pose as delivery people to gain entry.

Though the convenience may make it tempting, you should never make a key for friends or family members, or give out your building access code or card to anyone who does not lawfully reside in the building. Relationships change, friends come and go – there’s no need for someone with whom you are no longer involved with to have access to your home, raising safety concerns for both you and other residents in the building.

If you have any concerns or notice anything suspicious, be sure to contact the appropriate person as soon as possible, be it the superintendent, building management, or even the police.

Do not disable security features. »Safety latches on windows keep

intruders out – and children in.

Do not prop exit doors open. »These are designed to stay closed for security and fire safety.

Do not hold the door for a »stranger to enter. Be wary of strangers who linger around the front door and dash to hold the door open after it has been unlocked.

Do not give your apartment keys »or passcards to strangers or tell strangers the access codes to the building or amenities like the pool, gym, underground garage or other entrance.

Do not let anyone in to do work »in your apartment unless you, the landlord or building manager has

previously arranged for the work. Likewise, beware of tradespeople or security personnel who knock on your door unannounced.

If you live near the ground and you »like to open your windows, make sure they do not open wide enough to let someone through.

Keep your door locked at all times, »even when you are in your apartment. Remember to lock you apartment when you step out to do something in the building, like transfer your laundry, get the mail or take out the recycling.

Keep your balcony doors locked at »all times. If they are not equipped with a good deadbolt lock, make sure to keep a sturdy bar in the door’s track to prevent it from opening.

Do not leave bicycles or other »personal items on your balcony, especially if you are on a ground or

low floor – thieves can easily climb a ladder to steal them. Conceal and store items you cannot store inside.

Thanks to modern technology, security systems are becoming increasingly sophisticated. Security pass cards and innovative key fob passes are issued to residents in many buildings. These can be

enabled and disabled remotely by the administration, thus limiting building access to tenants who presently reside in the building. Security cameras are commonplace, but in many buildings residents can see who they are buzzing in on a designated channel in their own apartment. But sometimes just old-fashioned precautions, awareness of one’s surroundings, and consideration for others in the community can also help to be effective in creating a safe and secure living environment.

“Many industries, such as apartment rental companies, may view a copy of your credit report in the tenant application process,” says Clifton O’Neal, Director of Corporate Communications for TransUnion, one of several credit bureaus in Canada.

Your credit report is simply a file that is available to you and your potential landlord for a small fee from a company like Rent Check (www.rentcheckcorp.com) Equifax Canada (www.equfax.ca) or TransUnion (www.transunion.ca). Your “credit score” is based on all the information that is in the file, such as credit card payments (i.e., missed or late); whether you are carrying a large balance or paying it down; car loans and other bank loans; phone and cell phone payments. How long your payments are overdue can significantly impact on your credit rating: for example, a few days might be insignificant, while 90 days might be rather detrimental.

“It’s important to get hold of your credit report at least once a year and to scrutinize it carefully,” says Richard Lewis, CFO of Rent Check. “You may be unknowingly rejected from renting or obtaining a loan for something you know nothing about, or because of information that is outdated or inaccurate. If there are extenuating circumstances, you can always provide a written explanation.

For example, perhaps you were in a business that went bankrupt, or missed some credit card or car payments because you were laid off from work for a period, due to illness or a disability, or other extenuating circumstances. You might be a recent immigrant who is paying for everything out of your life’s savings until they find a job in Canada, or someone who is earning cash in the form of tips, etc. and might not want a “paper trail” of their spending history. (There is no benefit to paying your bills in cash. If you are earning money, it’s a good idea to open a bank account, get your own telephone and credit card and make regular payments to establish a good credit rating as soon as you can). Perhaps you are a woman, formerly married, and have no credit history as everything was in your husband’s name or because he had financial difficulties or setbacks.

On the other hand, if you keep applying for credit, by shopping around from credit card company to credit card company, and have too many credit checks done at the same time, and get declined it can make it appear that you are a bad risk and actually worsen your credit score. This could potentially happen if you had bad credit and then went to apply for an apartment, got turned down, and kept applying with different landlords.

It is legally permissible for landlords to obtain credit information and, according to the Ontario Human Rights Code, to consider this information in order to assess a

prospective tenant. But your landlord must have your written permission to do so, which you provide when you complete and sign an Application to Rent. In Ontario no landlord has the legal authority to request that a tenant provide more than a month’s rent as a so-called “Security Deposit” either against possible damages to the apartment or because the applicant is perceived as a credit risk. (Landlords may only ask for the last month’s rent).

If you have rented previously, you may also have a “tenancy report,” which provides information on the timeliness of your monthly rental payments, whether or not you’ve had evictions and other collections. Consistently paying your rent on time can be the most important determining factor in whether a landlord will accept your application. “Often individuals with “low” credit scores can have “high” rent scores,” says John Dobrowolski, President of Rent Check. Because rent is not necessarily a discretionary item, “Many people who are carrying too much debt are careful to pay their rent on time,” notes Dobrowolski.

While a landlord has the legal right to decline an application if there is a bad credit history, there is no universal rule within the industry. Decisions are made on an individual basis, and vary from landlord to landlord. Some landlords will try to find a workable solution, like asking for a guarantor. Here are some ways you can improve your credit report and score before begin searching for that apartment, enabling you to be viewed in the best possible light:• Payallofyourbills/creditobligationsontimeeachand

every month – even if it is only the minimum.

You onlY live once. life is too short. time is money. Don’t waste my time. There are all kinds of clichés about time, and the sad part is, they are all true. The time you waste is time you will never get back. Spending time on tasks you don’t enjoy is practically a crime. Be conscious of the way you spend your time and streamline tasks to save time where you can. That extra time can be used for the better things in life. As John Lennon said “Life is what happens when you are busy making other plans.”

Find it fast by clear labeling You can retrieve anything you need quickly and effortlessly when you store related items in clear (see-through) containers and label the contents with large, easy-to-read labels. You can create labels using a label maker, computer-generated adhesive labels or handwritten shipping labels attached with clear packing tape (use a thick black marker).

Time management I’ve always maintained that the task expands to fit the time allotted for it, especially for perfectionists. But there is a point of diminishing returns on the time invested. When you begin a task or project, decide how much time it’s worth spending on the activity and stick to that (set a timer to help keep you on track).

Understand your high/low energy periods and schedule your daily tasks accordingly Tackle tough tasks during high-energy periods and less-demanding tasks during low ones. Also consider your work style when planning your day; do you work best in short bursts or long stretches? You’ll be amazed at how much more you can accomplish by keeping your style in mind when planning your daily activities.

What is your time worth? Do you wish you had more time yet find yourself spending time to save money? If you spend hours doing unpleasant tasks that you could hire someone to do, or drive across the city to save a few dollars on a grocery store special, you are squandering a precious commodity. Average people spend time to save money; successful people spend money to save time. Look at it this way: You can always make more money but you can never have more than 24 hours in a day. Before doing any task, get into the habit of asking yourself what it’s costing you in terms of your time and weigh the return on that investment.

An extra hour I was listening to the radio when the announcer asked “If you had an extra hour in your day, what would you do with it?” My first thought was that another question needs to be asked before I could answer that one, and it is: “What can you do to free up an extra hour in your day?” I decided to hire someone to do my bookkeeping so I could free up time to take my dog for a leisurely walk instead of rushing. I challenged my daughter with this question and she decided to give up watching “Survivor” this year so she could learn a dance solo for the studio’s competitive program. How we spend our time is our choice; we need to choose consciously. So, “what can you do to free up an extra hour in your day?”

Save steps Store items near the place you use them. For example, I keep a bottle of vinegar and water and a roll of paper towel in the kitchen and in each of the bathrooms. When a quick cleanup is required, it takes less time and energy because the supplies are handy. One of my most-often used items in the house is a basket I keep in the hall closet on a shelf at waist height. I toss my keys and sunglasses in it so I never have to go searching for them when I’m rushing out the door. I also have a drawer there for my dog’s leash and bags – so handy!

Find it fast It’s easy to forget where we put the items we don’t use on a regular basis. Create an inventory that details the storage location of items you use only on a seasonal or occasional basis. Keep the document on your computer with a shortcut on your desktop. As the list grows, you can always find the information quickly by using the Edit/Find feature in MS Word. Now you never have to worry about remembering where you put your passport!

Consolidate tasks to save time For example, return calls and emails in batches rather than interrupting yourself throughout the day.
