And besides that, there are some tasks that we just never get to, and setting yourself up for a good spring cleaning helps you get your home really clean – hitting those tasks that need the attention a minimal one time a year.

I was actually speaking with Kim Dunn of Molly Maid Aurora to share with you some of their great tips that will help with the spring cleaning. WHEN IT COMES TO FINDING A GREAT RENTAL, knowing your wants and needs before you hit the streets will simplify your search. Canada Mortgage and Housing Corp. (CMHC) offers some tips to help you find the right place to call “home.”

What is your budget? Which neighbourhood do you want to live in? How many bedrooms do you need? What amenities are important to you? Make a list of your needs and preferences to help narrow down that great rental opportunity.

Have a list of questions ready to ask the landlord. Is parking included in the cost of rent? What about utilities? Ask about the lease and terms. Be clear on any policies surrounding pets, smoking, or anything else that may affect your lifestyle.

3. FIRST IMPRESSIONS COUNT.

Make a good impression when meeting with the landlord. Dress neatly and arrive on time. Make the landlord’s job easier by bringing your rental history and references, a current employment letter, and a cheque so you can leave a deposit in case you’re interested in taking the place.

4. TAKE NOTES.

If you will be viewing more than one apartment, write down the key features of each place so you can compare them later. Better yet, use your smartphone to snap photos for reference.

5. REVIEW YOUR LEASE AGREEMENT

CAREFULLY.

When you find a great rental and are ready to move forward, typically you’ll sign a lease. Rental agreements

vary, but they generally include the names of the landlord and tenant, the address of the property, the amount of the rent, what is included in that cost, the rent payment due date, the deposit amount paid, the term of the rental period, and details like who is responsible for upkeep. ensure all this information is outlined.

6. TAKE NOTES – AGAIN.

Once you’ve signed your lease, it’s time to move in! But before you do, you and your landlord should inspect your new home together. Self-employment claims

Self-employed Canadians can also claim home office expenses on their tax returns as part of their business expenses. Again, you need to calculate the amount of space your office takes up in your apartment to determine how much you can claim.

For businesses like a home daycare, you also need to calculate the number of hours you use the space for your business. If your home office transforms into your dining room every night, you are not solely using it for business and this should be reflected in your calculations.

Home office supplies are also a legitimate expense for self-employed Canadians. So staples, pens and copier paper are all a tax deduction. For larger items such as computers and printers, you can claim a percentage of the cost and then depreciation in future years.

If you are claiming home office expenses, make sure you keep your receipts and paperwork to support your claim. The Canada Revenue Agency can ask you to prove your expenses and without the receipts, it will be denied. Credit card statements are not enough. You need a receipt that shows the breakdown of your purchase.

Completing your tax return is much easier when you have prepared over the year. Trying to find slips on April 30 makes things stressful. Spending the time pays off and makes sure that you don’t miss a thing on your tax return.

And the same applies to missing paperwork and receipts. Every piece of paper represents less tax you have to pay so all of it is important. Here are some of the benefits of renting at tax time.

Rent credits in Ontario and Manitoba

Only Ontario and Manitoba offer rent credits and both are tied to income. So you may have rent receipts but if your income exceeds the threshold, you may not see any benefit from your rent paid. If you do qualify, your rent receipts are valuable. For example, a single parent with a net income of $40,000 and paying $1,200 a month rent would receive an annual Ontario Trillium Benefit of $392.

Outside of provincial credits, renters can claim a portion of their rent as well as other household costs under a couple of different circumstances.

Working from home? How to make it work for you

For people who are required to work from home as part of their job, you are allowed to claim a portion of your rent, utilities and maintenance as employment expenses. Commissioned sales people may also claim insurance. You need a signed T2200 Form Declaration of Conditions of Employment from your employer in order to qualify.

Unfortunately, you cannot claim your entire apartment or condo as a home office. You have to calculate the amount of square footage your home office takes up in your place. So if your apartment is 1,000 square feet and your office takes up 100 square feet, you can claim 10 per cent of your rent, maintenance and utilities as expenses.

Self-employment claims

Self-employed Canadians can also claim home office expenses on their tax returns as part of their business expenses. Again, you need to calculate the amount of space your office takes up in your apartment to determine how much you can claim.

For businesses like a home daycare, you also need to calculate the number of hours you use the space for your business. If your home office transforms into your dining room every night, you are not solely using it for business and this should be reflected in your calculations.

Home office supplies are also a legitimate expense for self-employed Canadians. So staples, pens and copier paper are all a tax deduction. For larger items such as computers and printers, you can claim a percentage of the cost and then depreciation in future years.

If you are claiming home office expenses, make sure you keep your receipts and paperwork to support your claim. The Canada Revenue Agency can ask you to prove your expenses and without the receipts, it will be denied. Credit card statements are not enough. You need a receipt that shows the breakdown of your purchase.

Completing your tax return is much easier when you have prepared over the year. Trying to find slips on April 30 makes things stressful. Spending the time pays off and makes sure that you don’t miss a thing on your tax return.

Rent credits in Ontario and Manitoba

Only Ontario and Manitoba offer rent credits and both are tied to income. So you may have rent receipts but if your income exceeds the threshold, you may not see any benefit from your rent paid. If you do qualify, your rent receipts are valuable. For example, a single parent with a net income of $40,000 and paying $1,200 a month rent would receive an annual Ontario Trillium Benefit of $392.

Outside of provincial credits, renters can claim a portion of their rent as well as other household costs under a couple of different circumstances.

Working from home? How to make it work for you

For people who are required to work from home as part of their job, you are allowed to claim a portion of your rent, utilities and maintenance as employment expenses. Commissioned sales people may also claim insurance. You need a signed T2200 Form Declaration of Conditions of Employment from your employer in order to qualify.

THERE’S AN OLD RULE IN BUSINESS: WHAT IS NOT IN WRITING WAS NEVER SAID. Although some agreements may need just a handshake, others that involve a multitude of variables require a contract so that all the parties understand what is expected of them. This is particularly true when you hire professional movers. You’re obviously the “who,” but we also need to know exactly “what,” “where” and “when” in order to transport your items to your new place. Within those general categories, there can be many details, and finding out about them on moving day is counterproductive. Think ahead.The fi rst thing to do is fi nd a reputable mover. You can check online with the Better Business Bureau or the Canadian Association of Movers, and of course, fi nd out who friends and family members have used. Select a company that has a tried-and-true track record. Then ask questions – and remember that the movers should be asking you a lot of questions as well to determine exactly what the move will entail.

When we meet customers to arrange their move, we need to know about everything they expect to take so we can prepare and accurate an estimate as possible.

In many ways, estimating is a science. Computers help, but the results are only as good as the information we input. Telling us on moving day that you forgot you want to take the shed in the backyard can hold things up for hours. It will also add to your costs.

And speaking of costs, we need to know well ahead of time if you want us to provide the service of packing. Deciding this two days before the move likely won’t work. In addition, if we have quoted only on moving and not on packing, a new contract will have to be drawn up with a higher price. If you do the packing yourself, read the contract as to whether or how much your items are covered, should damages occur.

We also have to know whether you have anything other than Point A to Point B in mind for moving day. If you forgot to tell us that your dining room set has to be dropped off somewhere else fi rst, it’s like the meter running in a taxicab. You will pay more for unexpected side trips. Plus, unless we know in advance, we may pack the dining set in an awkward place for unloading part way to your destination. Again, this will cost you time and money – two things that are precious commodities on moving day.

It is our responsibility as professional movers to ask the right questions, but until we develop ESP, we need to rely on you to explain what you need from us. A contract protects you as much as the movers, but only if you read it, understand it and abide by it.

Read and understand your contract

THERE’S AN OLD RULE IN BUSINESS: WHAT IS NOT IN WRITING WAS NEVER SAID. Although some agreements may need just a handshake, others that involve a multitude of variables require a contract so that all the parties understand what is expected of them. This is particularly true when you hire professional movers. You’re obviously the “who,” but we also need to know exactly “what,” “where” and “when” in order to transport your items to your new place. Within those general categories, there can be many details, and finding out about them on moving day is counterproductive. Think ahead.The fi rst thing to do is fi nd a reputable mover. You can check online with the Better Business Bureau or the Canadian Association of Movers, and of course, fi nd out who friends and family members have used. Select a company that has a tried-and-true track record. Then ask questions – and remember that the movers should be asking you a lot of questions as well to determine exactly what the move will entail.

When we meet customers to arrange their move, we need to know about everything they expect to take so we can prepare and accurate an estimate as possible.

In many ways, estimating is a science. Computers help, but the results are only as good as the information we input. Telling us on moving day that you forgot you want to take the shed in the backyard can hold things up for hours. It will also add to your costs.

And speaking of costs, we need to know well ahead of time if you want us to provide the service of packing. Deciding this two days before the move likely won’t work. In addition, if we have quoted only on moving and not on packing, a new contract will have to be drawn up with a higher price. If you do the packing yourself, read the contract as to whether or how much your items are covered, should damages occur.

We also have to know whether you have anything other than Point A to Point B in mind for moving day. If you forgot to tell us that your dining room set has to be dropped off somewhere else fi rst, it’s like the meter running in a taxicab. You will pay more for unexpected side trips. Plus, unless we know in advance, we may pack the dining set in an awkward place for unloading part way to your destination. Again, this will cost you time and money – two things that are precious commodities on moving day.

It is our responsibility as professional movers to ask the right questions, but until we develop ESP, we need to rely on you to explain what you need from us. A contract protects you as much as the movers, but only if you read it, understand it and abide by it.
