renting an apartment over owning a home makes lots of financial sense for people in many different life situations. Maybe you just can’t afford to buy a home or don’t want to spend

your hard-earned money on one. Maybe you have a plan to buy a home in a few years, and want to start saving for a down payment. Or maybe you’re simply not interested in the cost and commitment that comes with being a homeowner. No matter why you’re renting an apartment, you need to know your rights as a tenant.

As part of the renting process, your landlord must give you a copy of the agreement after you sign and return it. Since this document outlines all the terms you’ve agreed to, it’s an important document to have on hand.

You should avoid breaking a lease if at all possible. Each lease agreement has its own penalties for not honouring the outlined terms. Be sure to check your lease to make sure you can handle the financial ramificationsthat come with breaking a lease — before you break it.

w hen the year winds to a close I always feel it’s a perfect time to take account of all that I have in my life. I’m not one to make New Year’s resolutions, but I like to see what’s working for me

and what may need some change. It’s a great time to look around and see if your home is the place you want

- and need - it to be. Whether you’ve been a longterm tenant or you’ve just finished the term on your lease, life happens, needs change. If your home still offers that magic combination of the perfect location, an ideal size and the right set of amenities, then there is no reason to move. But if you’re not feeling the magic, maybe it’s time for a change. You may have switched jobs and want to be closer to work so you can cut down the commute. You may have found that special someone. Instead of trying to merge into your or their space, it might be more ideal to start fresh in a new place together. Your family may have grown – or the kids may have left the nest. There’s no reason to be paying for space that you don’t use, or that doesn’t work for you.

There are a lot of factors that go into finding that perfect combo of location, size and amenities – and budget is a big factor. Know your price range. Empty nesters who chose to downsize can pocket the difference. A move closer to work may save you significant expense because you can walk to work instead of paying for gas and parking. Though be prepared – sometimes for that central location you’ll be paying a premium rent. Cutting out the commute may cost you more, but the free time being added to your life will be priceless.

Typically, when you think of decorating for the holidays it’s all about the tree but I say the tree is just the first step. It may even be your source of inspiration but it doesn’t have to end there. For a really unique setting I like to have our clients’ covers custom-made to order. Don’t let the word “custom” fool you. Depending on the size of your table, you probably won’t need more than two yards of fabric and a seamstress to sew the edges. You can invest in small unique items and give your space a real holiday presence.

If you’re one of the lucky ones who has a large mantle, do not forget to adorn that fireplace with colour, texture and elegance. Instead of the traditional evergreen, try a homemade wreath of feathers for a glamorous look or rustic branches in an urban setting. Start with a circular piece of florist’s foam, and then use wooden florist’s picks to secure large items and wrap the object around as much as desired. And there you have yourself an easy DIY project that will reinforce the look you are trying to achieve.

If you’re hosting an elegant soirée, dim the lights and illuminate the room with candles and allow the mood to develop through nightfall. It’s so simple to work with items you already own, it just takes a little creativity and perhaps a second opinion. Set the table with your favourite accessories and layer sections with different finishes for a look that suggests you’ve been collecting pieces over time. For an otherwise crisp and modern approach, my preferred table accessory is a serving tray. In lieu of a placemat or traditional charge plate the tray comes in small, large, matte and lacquered finishes — it will make your décor seem flawless. tree

Holiday season strikes fear in tHe Hearts of many. Instead of visions of sugar plums we get visions of mad mall dashes, credit card bills and lots of cleaning to do. Put years past behind you and make a few simple changes. These tips will help replace the holiday stress with holiday joy.

avoid gifts that clutter: Give gifts that can be consumed rather than those which take up space. Consider giving candles, gourmet food baskets, vintage wines, fresh floral arrangements, jams and jellies, etc. Gift certificates are also appreciated by those who want to streamline their homes.

Clear away the ‘every day’: For more impact and less clutter, remove your every day decorative items from tabletops and mantles before you display your holiday decorations. You can store them temporarily in the boxes that held your decorations.

Help for the host: Hosting a holiday soirée this year? Don’t be a superhero – accept help. Make it a potluck. People enjoy contributing and it makes the meal more interesting. While you’re at it, consider putting your kids to work during the event or hiring students to help out. They can take coats as guests arrive, freshen up the appetizer plates and load the dishwasher. They’ll be learning valuable skills and perhaps making some extra money and you’ll be a more relaxed and joyful host!

avoid mall madness: Do you get stressed when shopping for gifts at the mall this time of year? Do the long lineups and limited parking dampen your holiday spirit? If you hurry, there’s still time to shop online and have your items delivered in time. Many retailers offer free shipping or other incentives this time of year. Another option is to hire a personal shopper. Some major department stores actually offer this service at no cost, so ask.

Make it meaningful: Connect to what the holidays are really all about – spending time and making special memories with the people you love. Make time for doing fun things together, like baking cookies, going downtown to see the holiday lights and festive store windows, renting a favourite family movie or going skating at the local rink. An effective way to make time for these activities is to let go of the need to create the perfect home, buy the perfect gifts, and cook the perfect holiday meal. Perfection is unattainable, no matter how organized and talented you are (especially this time of year).

Be an early bird: Wrap and ship your holiday gifts to out-of-town friends/family early to avoid rush postage costs and long lineups at the post office.

However, you still worry about getting them done, and it takes up space in your brain. Eliminate these energy leaks and you will be free to enjoy your holidays. Hire help if you need to.

Under-decorate: If you find it overwhelming to decorate every room of your home for the holidays, consider a new approach. Decorate the one or two rooms you’ll use the most over the season and see how you feel. Chances are you and your family won’t miss the extra knick-knacks and you may even enjoy the holidays more because you’ll be less stressed. You will be especially appreciative when it comes time to take down the decorations and put them away.

Pick a calendar that works: Invest time in choosing the right calendar system for you. Go to an office supply store and take a few minutes to look through the options. Are you a visual person who prefers a paper-based planner or a digital person who relates to an app or a computer program? Do you like a large desk blotter-type calendar or does a pocket-sized appointment book make more sense? Which format do you prefer: day-, week-, or month-at-a-glance? Making the best decision for you now will pay off many times over the new year.

Make future holidays merrier by properly packing

SEASONAL DECORATIONS

Holiday preparations such as tree trimming,

present wrapping and hanging

lights help get us in the holiday spirit and are lots of fun. But thoughtful

packing of seasonal

decorations and materials at the end of the holidays for the next year, can keep the fun in what is for some, a stressful time.

In other words, it pays to plan, even 12 months ahead.

Careful packing and organization prevents damage and breakage, and ensures you can find everything next year. It is worth taking the extra time to organize and preserve your decorations for next year.

Here are some tips from Two Men and a Truck to keep in mind while packing away holiday decorations:

Delicate items• Wrap breakables in paper or bubble wrap.

Do not use newspaper - the print may wear off on ornaments. Use tissue or

packing paper. Instead of throwing away used paper or junk mail, run

it through a paper shredder, it makes great packing filler.

• Decorations that contain photographs or food should be sealed in an air tight bag to keep them safe. Sealing photos preserves them and the scent from any food item will attract insects or mice wherever they are stored.

• Boxes with dividers are best to pack ornaments in. There are cardboard boxes made especially for fragile items. They come with adjustable inserts that forms individual cells for delicate items. These “Dish Pack” boxes are very popular at all our Two Men and a Truck branches.

• Keep extra hangers, hooks and ornament parts in a labelled bag or box.

Lights• To prevent tangles, wrap lights around

empty gift wrapping paper tubes. • Leave the plug accessible by taping the

ends of the light strands to the end of the tube. Next year you can quickly test the lights before unwinding them.

• Store coloured lights in a dark place to prevent fading – especially blues, greens and purples.

Wrapping paper• Hanging garment bags provides good

storage for wrapping paper rolls. Use outside pockets for gift tags, cards and tissue paper.

• To protect used rolls of paper, cut an empty wrapping paper tube from end to end and slide it over the roll.

• Ribbons and bows can be saved and reused, pack loosely so they keep their shape.

Some other considerations• Wrap holiday candles individually in

cellophane and store in a cool place so they do not melt together.

• Pack an “open first” box. Place the decorations you use first in here with essentials such as extension cords.

• Use a “Wardrobe Box” to hang and store seasonal clothing that you only wear twice a year like that special snowman sweater from your mother-in-law or that flashing Christmas tie. This way you can find it, wear it, and store it away on a hanger easily.

• If you haven’t used a decoration in a few years donate it. If it is damaged, get rid of it.

• Take special care if you are storing your items in a damp area like your basement. Don’t store boxes near sources of heat and moisture.

• The most important tip is to label every box. The more detailed the description, the easier it will be to find things. Use different colours to distinguish different holidays. For example, use orange for Halloween, brown for Thanksgiving, and red or green for Christmas.

• Take a digital photo of special care items like snow globes or wreaths, print them off on regular paper and tape the photo to the outside of the box as an easy description of what’s inside.

Moving is stressful, whether you’re moving for the first time or the fifteenth; across town or across the globe. Organization is half the battle to a successful, stress-free move.

Keeping an inventory of your movables is an important – although seemingly daunting – task. But it’ll help everything go more smoothly. Apart from keeping track of what’s being moved, an inventory can also help you decide what type of insurance you’ll need to purchase, and in the event of accidental damage, this list will also expedite any insurance claims resulting from your move. Follow these easy steps:

1. Work room by room and list all of your large items. Don’t forget to check the cupboards, closets, shelves, storage spaces, the attic, the basement and the garage too.

2. Include in your list the serial numbers of appliances and electronics, as well as any other details you can remember about the purchase date and price. Categorize your clothing and jewelry too (example: five suits, 12 shirts, eight purses, etc.)

3. Attach receipts, appraisals and purchase contracts to your inventory list. If you’re keeping an electronic list on your computer, it’s a good idea to scan your receipts and save photos of each of your items, and file them with your list for easy access.

4. Cameras and recorders are a quick and easy way to list all your items as you go through them, and it’ll take half the time. Transcribe your list when it’s completed to keep in your permanent records.

5. Keep your inventory list in a safe place. Store your list, any video tapes and recordings off premises. Consider giving them to a trusted friend, or put them in your safety deposit box. Let your family know where it is so it will be readily available if it is ever needed!

apples, peeled, cored and cut into 1/4-inch wedges

Batter:› 1/2 cup butter, at room

temperature

› 1/2 cup sugar› 1 large egg› 1/3 cup dark molasses› 1/3 cup honey› 1 cup buttermilk› 1 tsp vanilla› 2 1/4 cups flour› 1 tsp baking soda› 1/2 tsp salt› 1 tsp ground ginger› 1 tsp cinnamon

› 1/2 tsp freshly ground nutmeg

Calvados whipped cream:› 1/2 cup whipping cream,

chilled› 1 tsp maple syrup› 1 tsp Calvados

Preheat the oven to 325°F. Grease a 10-inch cake pan. To make the topping, melt 4 tablespoons of butter in a small saucepan. Add the brown sugar and simmer over medium heat, stirring for five minutes, then swirl in the salt. Remove the saucepan from the heat and pour the mixture into the cake pan, spreading with a spatula to distribute evenly. Make circles of overlapping apple slices on top of the brown sugar. Chop any remaining slices and place them in the gaps.

For the batter, blend 1/2 cup butter and 1/2 cup sugar in a standing mixer set on medium-low, then increase the speed to high and cream until the batter becomes light and fluffy.

In a medium bowl, whisk together the egg, molasses, honey, buttermilk and vanilla. In a separate bowl, sift together the flour, baking soda, salt, ginger, cinnamon and nutmeg. Alternate adding the egg mixture and the flour mixture to the creamed butter-sugar mixture, then pour the batter into the cake pan.

Bake at least 45 to 50 minutes or until a tester inserted into the center of the cake comes out clean. Let cool on a wire rack for 10 to 15 minutes. Run a small knife around the edges of pan to loosen the cake, then place a serving platter over the cake and invert onto the platter.

Serve warm or at room temperature with very softly whipped Calvados Whipped Cream, made by whisking the cream with the syrup and Calvados in an electric mixer until cream holds soft peaks.

made with dark molasses, honey, buttermilk and a trio of fragrant spices, and goes perfectly with a dollop of pillowy soft Calvados Whipped Cream or tangy creme fraiche. As tempting as it may be, don’t use a springform pan with a removable bottom, as the syrup will leak out and that would be very messy as well as being enormously tragic.
