Most everyone these days is looking at ways to de-stress and simplify their lives, and renting rather than owning one can be one of the easiest ways to get relief. When you really think about it, it’s an option that may take some getting used to! Needless to say, when you’re renting a home, your “to-do” list will likely look very different than those from your homeownership days. It could include things like frequent trips, and longer vacations; more time to enjoy friends and family and plentiful periods of “me” time with those books and movies you’ve always wanted to check out. Whether you’re a life-long renter or a homeowner in need of a change, this issue of Renters Guide is for you. We’ve profiled some of the top buildings and suites in the Greater Toronto Area, and we’ve got some great advice on renting and decorating in the issue too. Your new “to-do” list is waiting. if you’re apartment hunting at this time of year, buildings with outdoor amenities like a pool, tennis courts and gorgeous grounds will seem extra-enticing. And air-conditioning will probably also top the list.

Some communities just seem designed for summer living – practically like living at a resort!

While it sounds like fun, take a minute to look at your wishlist before you get too attached to that dream of days by the pool. There’s no reason you can’t have it, but make sure that some of the other important items on your list don’t get missed. It might seem reasonable to go a bit further away from your ideal location, but once the summer fun is over and the days grow shorter, will the longer walk to the bus stop become annoying, and more of an issue in rain and snow? If you trade off for no underground parking, will you be upset while cleaning off the car all winter?

If you’re going over budget for those extra amenities, make sure it’s worth it in the long run. It can seem perfectly reasonable to make decisions for the

‘now’ but if they come at the cost of what you’ll need later you may regret it. There’s really no reason you can’t have it all, but it may take some searching.

Renting Helps to Transition After the Death of a SpouseSince the death of his wife only three months ago, a man I know has moved into an apartment, within walking distance of his office. After several months of coming home to an empty house filled with reminders of their life together, their children now grown, surrounded by married friends, and suddenly on his own again, he found living in a new space, with furniture he had chosen by himself, helped him to move on. neighbourhood where great shopping and entertainment opportunities abound – was the option also chosen by his octogenarian mother, who also had the good fortune to meet a very nice gentleman in her building, after her husband died three years ago. Renters Guide: What is ‘renting up’?

Jodi Gilmour: ‘Renting up’ is a term I coined for people who rent in a neighbourhood where they couldn’t afford to buy.

RG: What is the appeal of renting in a neighbourhood that they could not afford to buy in?

JG: Renting up is all about lifestyle! Since renting is generally less expensive than owning, renters can ‘live the life’ without having to pay the price. A neighbourhood would become popular for renting up if it’s a place you to go ‘to see and be seen.’

RG: How much could a person save renting instead of owning in a prime location?

JG: There’s no solid statistic, since cost to carry in different places varies so much! You can rent 650 square feet in a luxury building for $1800 a month, whereas the same unit would cost about $2200 a month to own, with a minimum down payment of five per cent ($20K), and $8K in unrecoverable land transfer tax. In this scenario, the renter saves 20 per cent per month, and can live there even if they don’t have 30 G’s kickin’ around.

RG: Are apartments different in trendy and upscale areas than in other areas?

JG: Not necessarily. Since the areas are usually fancy or desirable in some way, that can be reflected in the real estate, but isn’t always. I’d say that people renting up often occupy the smaller, most affordable places.

RN: What are people looking for in a rental in one of these neighbourhoods?

JG: People who rent-up are looking for essentials; a place to lay their head at night, a functional bathroom, and a descent closet (because totally they’re into their ‘look’). They’re not really into their kitchens, since they probably only eat breakfast at home. The area is too good to stay home for more important meals! In fact, with one

gal who was renting up, we turned her ample kitchen cabinetry into extra storage space for ‘cashmere and collagen.’

RG: Is there a backlash from homeowners towards ‘renting up’ renters?

JG: Renters and owners are in the area for the same reasons, so while there may be some differences between them, there’s also a sense of camaraderie.The owners can afford the Canada Goose jacket they’re sporting, while the renter is paying it off on their VISA, but everybody is warm and fashionable!

RG: Do you recommend ‘renting up’?

JG: Everybody should live in an area that makes them giggle, or takes them out of their safety zone once in their lifetime. Since you can become sick of a certain lifestyle after a short while, often, renting up is just the ticket.

Whether you are a first-time renter or a long-time tenant, there are many important decisions to make when

evaluating potential rental accommodations. To help make these decisions easier, Canada Mortgage and Housing Corporation (CMHC) offers a number of resources, including work-sheets and helpful hints, to help you make responsible and informed rental decisions.

Starting with tips for getting started and identifying rental needs, to evaluating rental options and meeting a landlord, to signing rental agreements and paying rental deposits, CMHC’s resources support renters throughout all stages of the rental process.

CMHC also offers resources designed specifically for recent immigrants to Canada in eight different languages. Renting in Canada: What Newcomers Need to Know includes a variety of relevant and appropriate tools, products and re-sources to make finding safe and affordable housing easier.

Taking the time to plan and determine what you need and how much you can afford will make the overall rental ex-perience less stressful and the outcome more satisfying. In the planning stage, it is important to identify things like the number of bedrooms and location requirements, establish a budget and evaluate an apartment’s affordability.

The tenant-landlord relationship is one of shared respon-sibility and CMHC’s resources provide guidance on the re-sponsibilities of both. They also offer advice on dealing with issues such as regular and emergency repairs, rent increases and payment difficulties.

We spend about a third of our lives sleeping, so this simple item has a tremendous impact on our health and wellbeing. The good news is that lately, mattresses have taken an elevated place of importance, as celebrities are associating their names with manufacturers, specially branded products and their retailers. This practice has raised a new level of awareness and attracted attention to a topic that for far too long has been viewed as an afterthought by the general public.

A well-made mattress is, in fact, a piece of furniture that will last for years. In North America, most warranties cover a mattress for a decade, and they should perform well for that length of time. Despite warranty claims, some low-quality mattresses fail after only five or six years. This is significant enough that a mattress deserves to be selected with as much care as a dining table, dresser, sofa or the bed itself.

Speaking of mattresses as a piece of furniture, the sofa bed is another example. This popular item provides extra sleeping facilities for overnight guests without having to take up space in the room with a conventional full Double or Queen-size bed. It is dual purpose functional furniture that if made properly, sits identically to a high quality sofa. Many of today’s designs are superior to those that were on the market years ago, but you will still find a range of quality.

The same issues confront shoppers when looking for the right sofa bed. Since the sofa bed offers two complete functions sit-and-sleep, you would expect to pay more for both qualities.

Unfortunately, when treated as a discount item it is built most often with a lesser quality mattress inside the bed-mechanism and the result is compromised sitting and sleeping. The sleeper mattress will offer short-term sleeping comfort (sometimes not all!) and in use compromises and degrades the seating comfort of the sofa itself by failing to support the cushions.

Take a look at the mechanism to observe how the mattress folds up into the sofa. In addition to being constructed with top-quality materials using today’s technology, a mattress can also be hand-crafted rather than merely mass produced. To the eye the upholstery padding is channeled, drawn together into place, dimpled

and looks as attractive below the cover as it is comfortable.
