the moment you move into an apartment from a reliable property management company, you will be able to enjoy a number of benefits. One cheque basically takes care of it all. It’s finding the

right location that takes work.

Unlike furniture, paint and being a good neighbour, your home’s location is the one thing that you cannot change, so it’s important to choose wisely.

What critical things should you consider? There are so many personal variables, it’s really up to you to decide. As an example, if it is just as important to be close to your children’s school as it is to your place of work, then look for a location that offers you the best of both worlds.

If you own a car but want to use public transportation whenever possible to save on parking and gas costs, a well-connected mass transit hub may be a better option for you. If you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands, such as grocery shopping and banking on foot, has many health benefits and gives you a chance to meet your neighbours – and discover new places too.

Don’t let the cost of rent solely dictate your choice of location. Make a list of your priorities first, and then take the time to assess each location for its merits and weight your options. Once you’ve nailed that down, you’ll be able to reap the benefits of a great new place to call home.

i am not a big fan of having more space than I need. It’s a bone of contention between my husband and me. He would prefer more space, I always want less. It’s an odd thing to disagree on, but there are a lot of

good reasons to keep the amount of space you live in to a minimum.Reason 1: Cleaning. The more space you have, the more there is to clean. Reason 2: Budget. Why pay for space that you don’t really use. One bedroom

per person. One kitchen, a bathroom or two, a den and maybe some play space for the kids. Is a guest bedroom really necessary or would it be more cost effective to use a guest suite in the building - or even a local hotel? For the number of times one uses a dining room, might it be easier and more comfortable to make use of the building’s party room?

Reason 3: Urban sprawl. The population keeps growing. The demands on the city keep growing. If everyone used only the amount of space they needed, the city would be much more efficient.

But there is something to be said for not denying yourself what you need. If you do need a guest room because you always have family and friends come into town then make sure you have one. If you’re an avid entertainer then find yourself a suite that affords you the room. If you’re a collector, make sure hunt for a suite with plenty of storage. And if you’re a hobbyist or work at home don’t forego the studio or office space. Your home should really be a place that reflects your needs – not anyone else’s. When you start your search for that new apartment make sure you know what you need in your home.

If there’s any month when you’re most likely to wonder if all the bills will get paid it’s usually

January. After the feverish rush of the holidays and all the unexpected expenses that popped up, no doubt things will be a little tight. Add the extra cost of heating and the jump in “fresh” food prices and you’ll be looking for ways to trim back.

Enter Make Do Month. This is the month when you stretch everything a little farther so you spend a lot less. If you get invited to a party, you don’t rush out and buy something new, you get creative and shop your closet. And if you need a little something different, you shop a friend’s closet. Or hold a clothing exchange. What you don’t do is spend money.

When the weather is warm, it’s easy to do lots of free things. When it’s cold, entertainment gets more expensive. Sure there’s that great movie you’d love to take the family to for a night out of the house. For a family of four, you’re probably looking at $100 or more with popcorn and drinks. Recycle a movie you already own or do a movie swap with friends, add some home-made popcorn and a 12-pack of pop and you can probably do it for $10. Now that’s making do.

January is also a good month to experiment with a new routine as you make do. If you’re used to buying coffee every day, brew your own at home or work and save big-time. If you regularly go out for lunch, pack one from home for four out of every five days and not only will you drop those holiday pounds, you’ll be able to pay off that holiday debt.

But what if you have family or friends whose birthday falls in January. You’ll have to buy something. No you don’t. You can give something of yourself instead of something purchased. Make their favorite cookies, offer to cook them a meal or a bunch of meals for the freezer for those extra busy workdays, or create a coupon for three nights of free babysitting. Maybe you’re a computer genius and can offer to do maintenance or repairs. Perhaps you’re a mechanic and can offer a tune-up. Substitute your energy for spending money.

After the buzz of the holidays you’ll no doubt be happy to stay home for the first couple of weeks. Then you may start feeling itchy. You’ve got to get out. You can feel the walls closing in. Time to hit that great new restaurant that just opened up, or head out to the clubs. Wait a minute. This is Make Do Month.

Call up a couple of friend and throw a pot-luck game night instead. See if you can do it at their house this time. Start a tradition of once a month game or poker nights and rotate from one friend’s home to another. No one says you can’t have fun in Make Do Month. You just can’t spend gobs of money.

Make Do Month is a conscious decision to stretch every dollar as far as it’ll go. Try it and see if just becoming conscious save you money. I’ll bet your pleasantly surprised.

Over the past few years, protecting the environment has attracted a phenomenal amount of media coverage and concern across industries, including the multi-residential apartment industry. There is a continually growing trend in Ontario amongst both property managers and tenants to become more eco-friendly in their day-to-day living, and this focused attention to environmental responsibility is very refreshing. The property manager is responsible for nurturing this shared mindset in the building – and environmentally conscientious apartment shoppers can ask specific questions to find out just how “Green” a building is.

For example, ask whether the building manager has a plan in place for promoting energy efficiency and proper waste disposal, and whether they lead by example. When tenants move in, is there any kind of package or document that outlines waste management and recycling procedures in the building? Are there blue box recycling containers in user-friendly areas of the building for tenants’ use?

Is the property manager well versed on the environmental programs in place in their municipality? Landlords and property managers should actively promote conservation and energy awareness to staff and tenants as a community initiative, and can inform tenants of special events such as Earth Week and Waste Reduction Week.

Water conservation is another area where apartment building owners can make an effort. If it is time to replace appliances in the apartment kitchens or washers and dryers in laundry rooms, consider Energy Star rated choices that use far less energy. Low-water capacity flush toilets and water-saving showerheads are examples of fixtures to turn to when existing units need to be replaced.

Most apartment tenants are happy to comply with waste disposal practices, as long as they know what is expected of them. Again, in a building that is run in a professional manner, this kind of information is generally provided upon move-in. Property managers and landlords should let tenants know what constitutes refuse and disposal items that can be placed in the wheeled carts or front-end containers that are emptied regularly by the municipality.

When you consider how many people live and work in apartment buildings, the potential to take steps individually and collectively toward Green practices can have a substantial impact on reducing the carbon footprint of the buildings. A simple small thing, like switching off all the lights in your apartment home every time you leave it can have a big impact. As you search for the perfect building, keep the colour Green in mind and ask questions before you make your move.

first glance the options can seem like a rock and a hard place have come to visit with your lucky happenstance. The former is a lot of upheaval, especially tricky if you are under lease and are obligated for many more months. The later seems like a huge waste of money, and may not make sense or even be feasible financially.

Subletting may be an ideal option. Just as you may need to leave temporarily, there are plenty of people that need a short-term place to stay. Whether they’re moving here and need a landing spot until they find more permanent accommodations, are renovating and need to vacate their homes for a limited period of time, or are just here, as in your situation, for an extended but not permanent stay, it’s just a matter of finding someone with comparable needs and making arrangements for them to live in your apartment and take over the financial responsibilities. While it can be a great arrangement, technically, you continue to be responsible for your lease even if you are not living in the apartment. Subletting has a legal aspect to it.

Subletting means that a tenant moves out of his or her unit for a specific period of time, but plans to move back into the unit before the end of the tenancy. The person who moves into the unit is known as a “subtenant.” The subtenant is responsible for paying the rent to the original tenant who continues to pay rent directly to the landlord, and is responsible for complying with everything in the lease.

If you’re planning to leave your unit for an extended period of time but want to return to it, you must ask your landlord’s permission to sublet the unit. You must inform the landlord when you are leaving and when you will be returning. your landlord cannot refuse the idea of subletting a unit, but they can refuse a specific person if they believe the person is unsuitable. If you need or want to sublet your apartment, you, and not your landlord, are responsible for finding someone to pay your rent while you are temporarily away. It’s best to advise your landlord of your intentions, and provide all necessary details such as the subtenant’s name, phone number, place of employment, etc. The landlord may need to contact the subtenant and/or enter the apartment in case of an emergency.

Subletting is often confused with “Assigning a Unit.” assigning a Unit means that the tenant moves out of the unit permanently and transfers their lease to another person. all aspects of the lease stay the same for the replacement tenant. This is the option that you may choose if you have an opportunity that will take you away from your apartment permanently, but you are still under obligation to your landlord for the remaining duration of your lease. What if you receive a job offer in another city, or you have to leave your job to care for a sick parent or child on the other side of the country and have to suddenly give up your apartment and end your lease early. If such circumstances do arise, it would be best to notify your landlord as soon as possible. They may have someone who could be looking for an apartment in the building and would be able to take over your apartment. If not, the situation is similar to a sublet: you would have to get the landlord’s permission to Assign the tenancy, and it would

be your responsibility to try to find someone to take over the lease. You are responsible for paying your rent and maintaining your commitment to your landlord until a suitable tenant to replace you has been found. The landlord has the right to refuse to let this person become a new tenant, but must have a good reason for doing so.

It’s possible that the landlord might refuse the idea of the Assignment or might not respond to your request to do so. If your get a refusal or no answer within seven days of your request, you are then permitted, under the Residential Tenancies Act, to give your notice of termination with an N9 Form instead of assigning your lease, and do not have to fulfill the remainder of your lease term. Your landlord may simply prefer to start a fresh lease with a new applicant instead.
