Business The business is owned and operated by Boundless Breaks by CSMA who offer a membership scheme providing savings and exclusive benefits on holidays for people who work within the civil service and public sector. At present, all 11 of the properties on the site, including the manor house at the centre of the property are utilised as letting units ranging from 1 to 6 bedrooms. Each of the letting properties are presented to a high standard and attract good occupancy rates. We believe that there is scope for an incoming purchaser to grow the business further by taking advantage of the planning permission already in hand and expanding on the marketing reach of the business. For the season ending December 2018, the letting business produced a turnover of £138,164 with consistent levels of EBITDA over the last 4 years. Further accounting information will be made available to interested parties upon request. We understand that in the past the clear span barn, which is located to the south east of the main complex, hosted events such as weddings and provided a secondary source of income, however this is not presently in use.

Planning The property benefits from planning consent for 10 high quality glamping pods, bin store and various site works. Information regarding the permission can be accessed by using the reference number PA17/10690 on the Cornwall Council planning portal. This consented scheme relates to the development of an area adjacent to the main complex and has been designed to take advantage of the stunning views on offer from its elevated position and if implemented would add significantly to the income generating potential of the property. The scheme is based on the removal of the large clear span barn which is currently unused and offers the option for an incoming purchaser to potentially expand on this consent should they wish (subject to obtaining the relevant consents). All enquiries should be made to the Cornwall Council planning authority.
