Stating the obvious, January sees the start of a new year and as such a good time to take stock and review the prior year and forecast the year ahead. Starting with property sales, an interesting source of information is the Government´s Ministerio de Fomento´s reporting

of sale completions for resale properties (as opposed to new build) as reported by the various Notaries around the country for 2012 and prior years . In the case of Nerja the picture is mixed and hard to establish a pattern, take a look:-

It is clear that 2010 saw the most sales completed and that over the last 5 years quarter 2 has been the strongest quarter.

In terms of values then according to Tecnitasa average house prices have fallen 31% since peaking in the second half of 2007, rural property prices have only fallen 7% since peaking in early 2010. At the Team Group we have seen values fall slightly more than 31% from their high. The good news is that 2012 saw proportionately more sales to foreign residents confirming the trend we are seeing in Nerja in favour of Scandinavians particularly.

There is however still a glut of vacant properties designed primarily for holiday homes for foreign residents along the Spanish Costas with Andalucia taking second place with approximately 107,000 repossessed properties for sale or 16% of the total followed by Valencia ( Costa Blanca ) with 139,000 or 21% of the total and Catalonia (Costa Brava, Dorada) with 102,000 or 15% of the total available. The argument that prices are unlikely to stabilize until such time that substantially more of these vacant units have sold seems a reasonable one.

There have also been a number of tax and residency initiatives designed to stimulate the market one such being Residence permits for houses. Popularly known as “investor visas”. Non-residents on spending D160,000 or more on a Spanish property will automatically qualify for residency in Spain. This will allow them unrestricted access throughout the European Union bypassing restrictive visa applications. This measure was specifically tailored to attract Chinese and Russian nationals but it has generated the most interest in other countries, such as Morocco. Other European countries have similar investor visas schemes in place, albeit with much higher caps: France requires ten million euros, UK has a one million pound threshold, the Republic of Ireland requires one million euros and Portugal requires half a million euros.

Given the public nature of this magazine it would be commercially unwise to share our 2012 performance in detail but it is fair to say that the level of new property sales enquiries have been running consistently in excess of 50% more than 2011. Unfortunately this level of increase has not matched our increase in sales, which have only shown low double digit growth over prior year, still an acceptable result in a challenging market. We are seeing many more prospective buyers returning in some cases 2 or 3 times to view the same properties in the hope of prices falling further. The trick is to retain the relationship with these buyers who are quite naturally cautious but who will eventually buy.

Whilst still a full blown buyers market, it is also clear that many prospective buyers are withholding putting their property on the market. This is a lost opportunity. As borne out by our enquiry figures there is real focus and interest in the Nerja market; as soon as we list a new property we see the level of interest it generates in just 24hrs followed very often by confirmations to view.

There is no doubt that we are approaching price stabilization and 2013 might well see signs of this, when this happens I firmly believe Nerja and surrounding areas will see a significant surge in sales.

And what of rentals? Put simply we are struggling to keep on top of demand. The first 10 days of January have seen over 100% increase in booking versus same period prior year. Mostly as a result of repeat business and a higher proportion of Scandinavians. We have also been fortunate in securing a number of new exclusive arrangements with some very large online travel agents that although early days have already made a huge contribution to higher occupancy levels. Many of our large private villas with pools and apartments near the beach are rented out for the peak summer months already.

Självklart är att Januari, början på ett nytt år och på så sätt är en bra tid att utvärdera och granska föregående år och prognostisera det kommande året. Fastighetsförsäljningar är en intressant källa till information. Regeringens Ministerio de Fomento´s redovisning av genomförda försäljningar av begagnade hus (i motsats till nybyggnation)grundas på uppgifter från de olika Notariaten runt om i Spanien

för 2012 och tidigare år. I fallet Nerja är bilden blandad och det är svårt att fastställa ett mönster, ta en titt:

Det är tydligt att de flesta försäljningarna har slutförts under 2010 och att kvartal 2 har varit den starkaste kvartalet under de senaste 5 åren.

När det enligt Tecnitasa gäller försäljningsvärden har de genomsnittliga huspriserna fallit med ca 31% sedan toppen under andra halvåret 2007, däremot har landsbygdens fastighetspriser fallit med endast ca 7% sedan toppen i början av 2010. På Team Group har vi sett värden falla drygt 31% från tidigare högsta notering. Den goda nyheten är att vi 2012 noterade en proportionellt högre försäljning till utländska medborgare vilket bekräftar den trend vi ser i Nerja, i första hand gäller detta skandinaviska fastighetsköpare.

Det är dock fortfarande ett överflöd av lediga fastigheter avsedda främst som fritidshus för utländska medborgare längs den spanska kusten med Andalusien på andra plats med cirka 107.000 återtagna fastigheter som igen är till salu vilket utgör 16% av det totala antalet fastigheter till

salu, följt av Valencia (Costa Blanca) med 139.000 eller 21 % av det totala antalet och Katalonien (Costa Brava, Dorada) med 102.000 eller 15% av det totala antalet fastigheter till salu. Argumentet att priserna är inte kommer att stabiliseras förrän ett betydande antal av dessa lediga fastigheter har sålts verkar helt rimlig.

Det har också förekommit ett antal initiativ från den spanska myndigheten när det gäller ex.vis skattelättnader med inkluderade uppehållstillstånd för köpare från ex.vis Ryssland och Kina för att stimulera marknade. Detta är allmänt känt under namnet ”visuminvestering”. Den som spenderar minst 160,000 Euro vid köp av en spansk fastighet erhåller automatiskt ett uppehållstillstånd i Spanien. Detta kommer att ge köparen ett obegränsat tillträde i hela den Europeiska Unionen förbi vanliga restriktiva viseringsansökningar. Denna åtgärd är skräddarsydd för att locka kinesiska och ryska medborgare, men det har genererat mest intresse i andra länder, till exempel Marocko.Andra Europeiska länder erbjuder liknande speciella visum men kräver en mycket högre investering: Frankrike kräver 10.000.000 Euro, Storbritannien har en tröskel på 1 miljon pund. Irland kräver 1.000.000 Euro och Portugal kräver en halv miljon Euro.

Med tanke på den offentliga karaktären av denna tidning skulle det vara kommersiellt oklokt att i sin helhet redovisa våra resultat och erfarenheter i detalj för år 2012. Vad vi kan säga är att nivån på efterfrågan när det gäller nya förfrågningar ang fastighetsköp har legat konsekvent på över 50% fler än 2011. Tyvärr har denna ökningen inte matchat vår försäljningsökning som endast har visat en lägre tvåsiffrig tillväxt under föregående år, fortfarande ett acceptabelt resultat på en utmanande marknad. Vi ser nu många fler potentiella köpare som återvänder i vissa fall 2 eller 3 gånger, fortfarande intresserade av samma objekt i hopp om att priserna har fallit ytterligare. Man behöver alltså behålla relationen med dessa presumtiva köpare under en längre tid, de är helt naturligt mer avvaktande men som kommer helt säkert att köpa så småningom.

Medan det fortfarande är köparens marknad, är det också klart att många potentiella säljare undanhåller att lägga ut sin fastighet till försäljning. Detta är en förlorad möjlighet vilket bekräftas av vår undersökning där siffror visar att det finns ett verkligt fokus och intresse på just Nerja. Så snart vi lägger ut en ny fastighet till försäljning ser vi det direkta intresse som den genererar på bara 24 timmar, vilket många gånger även resulterar i en bokad visning.

Det råder ingen tvekan om att vi sakta närmar oss en prisstabilisering framöver och 2013 kan mycket väl visa tecken på detta. När detta sker är jag övertygad om att Nerja med omgivande områden kommer att se en betydande försäljningsökning.

Och när det gäller Uthyrning? Vi arbetar hårt för att klara den ökande efterfrågan. De första 10 dagarna i Januari har vi redan sett en över 100%-ig ökning av bokningar jämfört med samma period föregående år. Mestadels som en följd av återbokningar av nöjda kunder och en högre andel Skandinaver. Vi har också lyckats säkra ett antal nya exklusiva avtal med några mycket stora Online-Resebyråer som redan på ett tidgt stadium bidragit till höga beläggningsnivåer. Ett stort antal av våra stora privata villor med swimmingpooler och även lägenheter nära stranden är redan bokade för högsommarmånaderna.

So much time is spent outdoors why not go to town with an imaginative design - we guarantee a unique design to fit the look and feel of your home in the sun. How about a 'Summer House' great for entertaining and keeping in the shade during the summer months and by building a concrete table that doubles into a fireplace makes for a memorable BBQ in the mild winter evenings.

Our housekeeping team ensures that bed linen, towels and general laundry are delivered to our holiday rental properties and that our laundrette know well in advance laundry and linen requirements. We also undertake end of season, curtain, carpet, sofa, quilts and pillow cleans.

Most of our rental properties have access to either communal or private pools. Communal pools are managed by the community and as such we do our best to ensure the water is maintained to an acceptable level through holidaymakers feedback and observation. In all cases private villas are managed by our own team who undertake to clean once a week and twice a week in peak season in order to maintain and measure the correct Ph and chlorine levels.
