Today’s new homesreflect changing marketpreferences and inte-grate elaborate designsand consumer desiresinto the floor plans andconstruction of thehomes. And successfulhome builders have theknowledge, organiza-tional skills and drive tobuild them. But what does it reallytake to build a house? Like a CEO, a homebuilder relies on a num-ber of workers to getthe job done right. Ahome builder guidesdozens of skilled arti-sans and professionals,including carpenters, ar-chitects, engineers,plumbers, electricians,painters and landscap-ers. The builder must

understand all of thehome’s complex sys-tems and know enoughabout each contractor’strade in order to coordi-nate this skilled team tobuild and sell a qualityproduct. Some home buildersdevelop the land onwhich the homes arebuilt. In this capacity,they act as the land sur-veyor. They look at apiece of land to deter-mine whether it com-plies with zoningregulations, local plan-ning laws and environ-mental restrictions, andwhether it is suitable fordevelopment. The homebuilder studies the lot’stopography, searchingfor rock outcroppings,shallow depth bedrock,

shallow groundwater,natural drainage sourcesand dense vegetation.Landscaping optionsand erosion control alsohave to be considered.Once a builder deter-mines that a site is suit-able for construction,they must navigate thepermitting process.Home builders serveas liaisons with theircommunities and localgovernment officials.They research andstudy local buildingcodes to determinewhat can be built in agiven location. In mostlocalities, buildingcodes govern building,plumbing, heating andair conditioning, electri-cal systems and firesafety. After studyingthe building codes, thebuilder collects all therequired permits fromvarious authorities be-fore proceeding withconstruction.Once the permits areobtained, the builder

will prepare the siteand selecthow thehomewill besituatedon it. Thehomebuilder thenoversees the entire con-struction process, whichincludes—but is cer-tainly not limited to—laying the foundation;erecting the framing,roofing and siding;building the walls; andinstalling the plumbing,heating and electricalwork. A home builder actsas an inspector. Thelocal building depart-ment will inspect theconstruction site forcode violationsthroughout the home’sconstruction.
