Frank Nothaft, ChiefEconomist for Freddie Mac,recently shared his perspectiveon the nation’s economicrecovery by asking “Are wethere yet?”
As Nothaft points out, “Theoutlook has been improvingsteadily since the summer o f2009. Even in the housing sec-tor, which was ground zero formany of the economic troublesduring the crisis, signs arelooking up. Total new and exist-ing home sales rose 43 percentbetween January and
November 2009, and homeprices have leveled off in manyindexes.”
Nothaft credits the govern-ment’s tax credit programs forhelping to stabilize home pricesand sales. He explains, “Thetax credits have caused somefamilies to purchase a homeearlier than they might haveotherwise, thus moving salesforward in time and helpingsupport the housing market.High affordability and improvedbuyer sentiment further bolstersales.”
What does the future hold?According to Nothaft, theremay be some bumps along theway, but “in transition into eco-nomic recovery appears to beunderway as we head into2010: real economic growth inthe 3 to 3.5 percent range, acessation of job losses in thefirst quarter, rising home sales,and a strengthening of housingstarts in some markets. We
should be ‘there’ in the nextfew months, if not already.”
