Welcome to the New Year! It is atime of renewal and setting new goals.Many traditionally think of January as afresh start, a clean slate and a magicaltime of promise. For those of you whohave had your home on the market fora while, it may be time to set a newplan. It may be time for a few changesto freshen up the house and put itahead of the competition. Looking atyour home through a different set ofeyes can be very useful. It may be worth the fee tohave a consultation with a professional stager. Youmay feel that you do not want to spend any moremoney on your home; you just want it sold so youcan move on. It is important to look at all the fac-tors involved in selling. Have your Realtor® do anupdated market analysis to see what has sold andwhat your competition is. Remember that selling ahome is a business transaction. Buying a home isan emotional investment.If you feel that your home is priced well, it may be
time to consider some minor improvements. Thesecan be simple fixes such as packing up as much aspossible in preparation for your move. This servestwo purposes. It gets you in the mode of anticipat-ing a move and it helps declutter the home. Thefewer personal items, the easier it is for a potentialbuyer to see their items in the home. It may be diffi-cult to remember that your home is now a productthat you and your Realtor® are marketing. Youcontinue to live in your home. It is better to beginthe process of moving on and lessening your at-tachment. Packing all non essential items is a greatstart.It may make sense if you have an older home to
have a pre sale home inspection and have the re-
pairs done. It makes it much easier to ne-gotiate a better price when you are confi-dent that your home is in excellentcondition. Look at your home carefullyand honestly assess simple changes thatwould update the look. One of the easi-est changes to make is painting. Youmay love that red dining room but a po-tential buyer may just see a dark colorthat would be difficult to cover. Hiring aprofessional painter can be a very worth-
while investment. What about wallpaper? Wallpaper is one of the most “taste specific” forms ofdecorating. Some people love it and others hate it.Chances are that even if they like wall paper theymay not like yours. Remember, you decorated yourhome based on your specific tastes and prefer-ences. Neutralizing your home with simple fixessuch as paint and removing wallpaper allow a po-tential buyer to see their colors on the wall and theirbelongings in place. Another easy fix is changingthe hardware on the cabinets. Trading the brassknobs for something more subtle and current is agood investment. Finally make sure there is ade-quate light in all the rooms. It is very inexpensive toadd a light kit to a ceiling fan in a bedroom. Homesshow better when they are bright and uncluttered.Make your New Year’s resolution now to create
the most inviting home on the market. Show off thespace itself not your things. Remember the homesthat are super clean and well taken care of are themost inviting.
