IT’S a buyers’ market. There areplenty of homes for sale, lots of keensellers and many potential buyerswaiting in the wings for the right houseat the right price.

Real Estate Institute of WApresident Rob Druitt said houses thattook a long time to sell are oftenoverpriced. However, there could beother reasons, such as unconventionaldesign features.
“The old real estate adage that‘there is a buyer for every property’
remains true, however, the owner of aslow selling property may have toweigh up whether to wait for thatelusive buyer or lower the price toattract a greater range of buyers,” MrDruitt said.
He added that it is often better toauction a property that has uniquedesign features, as it might bestdetermine the market price.
“Choosing an effective marketingprogram is more important whenselling an unusual property,’’ he said.
“This might include special advertsfocusing on the property’s uniquefeatures, such as its developmentpotential, proximity to shops andschools or eco-features.
“Home buyers should also keep anopen mind towards properties for sale
that may notinitially appeal tothem from thestreet.
“There aremany exampleswhere buyersreluctantly insp-ect a propertyonly to discoverthat, with a fewcosmetic chan-ges, it would suitthem perfectly.”
Sometimes the external features of aproperty might be the only factorpreventing a sale.
A simple renovation or landscapingjob can drastically change its appeal andmake it an attractive purchase. ■

Market rises from the ashes
THE Perth property market staged a strongcomeback in the first quarter of this year,with median house prices jumping $10,000since December.
According to the latest figures released bythe Real Estate Institute of WA, the Perthmedian price now stands at $430,000.
More importantly, sales volumes havereturned to a 15-year average following a lullin 2008.
REIWA president Rob Druitt said WA’sproperty market experienced its strongestturnover since September 2007, with thenumber of sales increasing by more than 40per cent since December.
“While the Federal Government’s FirstHome Buyer Boost has been a major reasonbehind the renewed activity, there is alsoevidence that trade-up buyers are returningto the market,” he said.
In addition, Perth recorded an increase inunit prices, which rose by just under 2 percent to a median of $348,500. Blocks ofresidential land also saw price appreciation inthe March quarter, increasing by $10,000, or4.5 per cent, to a median of $230,000. Thatmarket was largely driven by first-homebuilders.
Mr Druitt said the turnaround in house
sales during the quarter was astounding, withevidence suggesting that the number of salesfor the month of March was 85 per centhigher than those recorded in December.
“This increase in sales was experiencedacross all market sectors, particularly thecoastal region from Scarborough to Butler,in the South East corridor in the Canning andGosnells local government areas,’’ he said.
“Much of the increase in the overallmedian was driven by price growth in themiddle ring and coastal markets,” he said.
“Prices in Wanneroo north-west rose 5per cent, Wanneroo south (7.6 per cent),Stirling west (4 per cent), Bayswater-Bassendean (1.9 per cent), Gosnells (3.6 percent) and Cockburn (3.3 per cent).”
Mr Druitt said in contrast, some inner-cityareas saw prices fall.
Western suburbs prices were down morethan 12 per cent.
According to REIWA, there were about15,000 properties on the market during theMarch quarter, down from about 16,000 inDecember.
“The number of selling days is steady at76, meaning it’s taking about 2½ months tosell a property in the current climate,’’ MrDruitt said. “This is five days more than atthe same time last year.
“However, it is a patchy market and someareas such as Armadale, Gosnells andWanneroo south have seen selling dayscome down quite substantially.’’ ■

First-homebuyerssnapping up grantA RECORD number of Australians tookup the Federal Government’s first-homebuyers grant in April.
About 18,000 aspiring homeownerswere awarded the grant last month.There had been fears the Governmentwould scrap its more generous grant afterJune 30 in the May budget.
But the grant was extended untilSeptember 30, after which it will be scaledback to pre-October 2008 levels.
The grant was trebled to $21,000 forfirst-homebuyers purchasing a newproperty as part of Labor’s originalstimulus package.
After September 30, it will be reducedto $14,000 until December 31, beforereturning to its original $7000.
The grant was also increased forpurchases of established homes, but to alesser degree. Treasury data show over78,000 mainly young people had taken upthe grant between last October and April.
The figures follow new data showingbuilding approvals also rose for a thirdstraight month in April. Building approvalsjumped by a seasonally adjusted 5.1 percent in April to 11,402 units, but remain16.1 per cent lower than a year earlier.
Economists’ forecasts were for just a 2per cent increase in April.
Approvals for private sector homesrose 7.2 per cent in April to 8014 units,but other private sector dwellings – suchas apartments and townhouses – fell 1.4per cent to 2987 units. ■

Ceremony, winning awards including Best
Sales Performance. Soulla Semple also
won individual awards for Highest Number

The entire sales team of George and Lisa

The Awards function was held as part of

Convention in Christchurch, New Zealand.
The awards were attended by over 400 of

more money for the First National
Foundation. Greg Tully donated $2,000 to
the Red Cross by purchasing a rugby jumper
that was signed by the Australian Coach
Robbie Deans. Tully First National also
raised over $700 for the Foundation with
their Community BBQ. During the coming
year Tully’s will be organising further
fund raising activities for the Red Cross
Foundation.
