A SUBSTANTIAL rise in land prices isthe main theme to emerge from theSeptember quarter property sales datareleased by the Real Estate Institute ofWA.

REIWA’s data for the quarter endedSeptember 30 showed the medianprice for land grew by just over 11 percent. The median lot price in themetropolitan area was $250,000, up$25,000 since June.

Hegney Property Group chairmanGavin Hegney said the increase hadresulted from the shortage of land.

“Land is the true barometer of themarket,” he said.

“But the impact of banker’s notlending buyers money for land is alsocreating a blockage that will continuewell into 2010.”

REIWA president Alan Bourke saidthe September quarter data alsoshowed a 2.2 per cent increase in themedian price of existing housing – up

from $450,000 to $460,000.He said the other key theme to

emerge was an increase in the numberof rental properties in the market. Therental vacancy rate was now at itshighest level in 14 years.

The data also showed the number ofproperties for sale had dipped from12,800 to 11,200, a fall of 12 per cent –well below the historic average forPerth.

The average number of selling dayshas fallen from 69 in June to 64 inSeptember, almost two weeks lessthan at the same time last year.

Mr Hegney said some potentialhome sellers had taken their homes offthe market recently, believing that theywould obtain a better price in a year or18 months.
