A NEW not-for-profit organisation will beestablished to encourage Australians con-structing new homes to comply withdesign standards to make homes moreaccessible.

The National Dialogue on UniversalHousing Design, a group bringing togethergovernment, the residential building indus-try and the community sector, met lastweek to discuss the Livable HousingDesign guidelines.

Universal housing design means design-ing Australian homes to meet the changingneeds of home occupants across their life-time, including people with a disability andsenior Australians.

Parliamentary Secretary for Disabilitiesand Carers, Senator Jan McLucas, said anew not-for-profit organisation, LivableHousing Australia, would be established.

“Livable Housing Australia will promotegreater understanding of the value of uni-versal housing design within the community

and promote Universal Housing Designpractices throughout the residential buildingand property industry,” the Senator said.

“Livable housing design aims to makehomes easier and safer to use – for sen-iors, people with temporary injuries, andfamilies with young children and peoplewith a disability.

“It will also add value to homes andmake them easier to sell.

“There are returns for both homeown-ers and the broader community.”

The voluntary guidelines are intended toapply to all new homes, helping buildersensure homes are prepared for the chang-ing needs of residents and visitors. ■

FEAR of heavy share market losses andperhaps encouraged by the perceived safe-ty of bricks and mortar, more West Aus-tralians are turning to property investmentthrough their self-managed superannuationfunds.

Wembley-based company, Faba Accoun-tants &Advisors, said that legislative changein recent years, coupled with the recentvolatility in the equities market had led to asteady increase in the number of self- man-aged superannuation funds (SMSF) acquir-ing real property as part of their invest-ment strategy, often by way of the limited

resource borrowing arrangements.Director Andrew Rottigni said that

before the introduction of limited recourseborrowing arrangement, property invest-ment via a SMSF was really the domain ofthose with substantial superannuation enti-tlements, given that all direct propertyinvestments had to be unencumbered.

“The new borrowing rules have expand-ed the number of SMSFs capable of direct-ly investing in property,” he said.

Fellow Faba director Paul Gabrielsonsaid given the complexity of purchasingproperty through super wasn’t as simple as

weighing up the pros and cons.“To determine whether or not this

option is right for the individual can only beassessed by a full and detailed analysis ofthe specific circumstances of each SMSF,contemplating a property investment byusing the limited recourse borrowingarrangements,” he said. ■

the question.

Rob Mason, from Davey Real Estate, said

he was often confronted with the situation

where a client was undecided about what

to do with a block of land.

“They thought they wanted to subdivide,

commence a development, or build a new

house, so they demolish the existing house

and start planning the new project,’’ he said.

“Sounds fair enough? Sure. As long as

they don’t change their mind.

“Sometimes things change, and the proj-

ect needs to be either delayed or shelved

altogether.”

Mr Mason said that without the existing

house, the owners have no rental income to

rely on, and if they need to sell, they have

more than likely reduced the value of the

property and certainly reduced the market

for the property.

“Investors, renovators and owner-occu-

piers are out of the picture, and as a result,

there is much less competition for the

property, and this usually means a lower

sale price,’’ he said.

His advice – get everything else sorted

out before you demolish.

“This means planning approval, building

contract, and finance,’’ he said.

“That way, you’ll know all your costs and

will have worked your way through any

planning issues; and after that point, there

shouldn’t be any nasty surprises that may

cause you to reconsider the project.” ■
