there has been much in the media recently regarding the potential performance of pensions and the likelihood of us all having to work much later in life. this has inevitably led to people having to consider other options to secure their future with property seemingly at the top of the list.

continued demand for rental property in 2011 and the resultant upward trend in rental values has seen the number of buy to let investors looking for properties rise by over 30%. In addition, the availability of buy to let finance has improved significantly with rates starting from around 1.99%. Recent council for Mortgage Lenders figures also show a 12% increase in advances in the last quarter alone.

the attraction of residential property as an investment is easy to understand. It is a tangible asset and people are familiar with it.

After all everyone knows something about property, but can most of us genuinely say we know a lot about other investments that our money is tied up in? come what may, property will always have a value.

the flexibility of buy to let is a key factor. strong rental values can more than cover the loan costs making it self funding whilst producing regular income. However, if priorities change the property can be sold at any time and any capital growth released.
