Buying on coast safe as houses

IF you want to secure long-term capitalgrowth, property investors and first-homebuyers should look at the coast.

According to O’Rourke Realty Invest-ments principal Rory O’Rourke, Perth’scoastal suburbs have performed extremelywell over the past few years.

“With over 40 years’ personal experi-ence in the property market, this experi-ence has shown me that location, location,location is the key driver of wealth creationthrough property investment,’’ he said.

“During the last decade, for example, themedian price of a home along the Perthcoastal strip stretching from Scarboroughto Burns Beach has increased on average byat least 11 per cent each year.

“Investors should also consider that thiscapital growth does not take into accountthe considerable increase in weekly rents inthis area of Perth during the same period.”

Mr O’Rourke said success in the proper-ty market was achieved by ‘stayers’ not‘players’, meaning buyers should focus onthe fundamental issues driving property val-ues, such as the increasing focus on lifestyle.

“The walking distance to the beach isnow a major price driver for coastal prop-

erties and properties which are within 10minutes walk of the beach are poised forstrong capital growth during the comingdecade,’’ he said.

According to Mr O’Rourke, the growthin property values in Scarborough andCottesloe highlights the importance ofsocial infrastructure such as cafes andrestaurants when buying a coastal property,and buyers should always check if there areany future commercial developmentsplanned, as this can have a major impact onfuture property values.

Mr O’Rourke added that ocean viewsadded hundreds of thousands of dollars tothe value of a property and buyers shouldconsider engaging an architect who can

provide advice on maximising the oceanviews when designing a home.

“While all Perth coastal suburbs haveenjoyed strong growth rates over the lastdecade, try to identify coastal suburbs thatmay be undervalued,’’ he said.

“This is because house prices betweensuburbs do not move in a uniform pattern.For example, during the past year, the medi-an price of a home in Trigg increased byover 11 per cent, while in Watermans Bay,the median house price rose by just over 4per cent.

“Older unrenovated homes in lowerpriced coastal suburbs such as Craigie andHeathridge can be purchased at near landvalue.” ■

Scammers targeting real estate marketIF you are trying to sell your home via the internet, be warnedabout scammers who are targeting private property sellers online.

WA ScamNet has seen this method of fraud used on people sell-ing cars, computer consoles and other items and said the latestconcern was the real estate market.

Consumer Protection Commissioner Anne Driscoll said thisoften involved a bogus buyer approaching a seller stating that theywish to make a purchase from overseas.

“The scammer requests the seller to pay a fee on their behalf,supposedly to facilitate the sale in some way,’’ she said.

“They then will ask for the money to be transferred by wire,knowing that this method is virtually untraceable.

“Alternatively, the scammer may suggest payment via a securepayment system, but provides electronic links which take the sellerto a fake version of a legitimate payment system site.

“Home sellers need to be aware that in a property transaction,there should be no legitimate reason for the seller to outlay moneyon behalf of the purchaser.”

Ms Driscoll said while sellers stand to lose money, their proper-ty ownership should not be jeopardised.

“Unlike recently reported real estate scams which posed a riskto land ownership and title exchange, this scam does not threatenproperty ownership, but instead defrauds sellers of money,’’ shesaid. ■
