Believing in his product – thenorthern suburbs – must be cred-ited for at least part of his consid-erable success in the real estatebusiness.

Mr Callanan said the beachsidesuburb was an easy area to love,thanks to its casual and relaxedfeel.

“It always feels like you’re onholidays when you’re driving around and every-one is coming or going to the beach, with tow-els draped around their necks,” he said.

With a range of amenities, recreational

opportunities and lifestyleactivities, the diversity of thearea appeals to a wide rangeof people, and its locationand convenience are amajor drawcard for resi-dents like Mr Callanan.

“I play AFL Masters Foot-ball for the local Scarbor-ough club, the WesternWhalers, and I’m a memberat the WA Golf Club, andworking long hours, I likethe fact that you can run outand get things late at night,

or as needed from the shops,” he said.His list of hobbies extends to surfing and

attending football games, concerts, the theatreand movies, all of which is easily achieved

thanks to Scarborough’s accessibility and prox-imity to entertainment venues in Perth CBD.

Mr Callanan went from furnishing houses toselling them when he sold a business he ownedto make his mark in real estate in 1981.

He moved to Mick Malone Real Estate in1992, where he has developed a business part-nership that offers him not only career satisfac-tion, but an all-important work-family balance.

“From a personal point of view, the mainthing I like about the job is the time flexibility,”he said.

“Even though the hours are long, being ableto attend all the kids’ school and sport activitiesover the years has been fantastic.”

Mr Callanan knows better than anyone thatsucceeding in real estate is not all fun andgames.

“You must be hard-working – answering the

phone at all hours, returning calls promptly,showing properties around the clock and atshort notice,” he said.

“Perseverance, attention to detail, enthusi-asm and honesty are all very important.”

Mr Callanan’s years of experience and dedi-cation to his job are a boon to his clients.

He has become an old hand at keeping upwith market trends, as well as changes in theindustry, to ensure customers of Mick MaloneReal Estate get the best service.

“The internet has had a major effect on theway we work and operate, as has the impact ofthe GST and rises in stamp duty,” he said.

“Sales are going well and the market seemsto have improved since just before Christmas.

“There are plenty of buyers out there, so ifyour property is priced right, it will sell – pric-ing is the key.” ■

AS property sales in many Perth suburbs slump to around 10per cent lower than this time last year, home renovations havesurged, with the value of building approvals for home renova-tions in WA totalling nearly $300 million for the five monthsending November 2010.

According to the latest ABS residential construction fig-ures, on average around $15 million was being spent everyweek on renovations in WA.

Propell National Valuers valuations manager Travis Colemansaid a slower real estate market historically encouraged prop-erty owners to consider a home renovation if they could notfind a buyer for their home.

“With selling prices being discounted by around 6 per cent,this trend of home renovations is set to increase during 2011as more frustrated property sellers decide to upgrade theirexisting home because they cannot achieve their target saleprice,’’ he said.

“Unfortunately, many home owners decide to undertake

additions to their home for emotional ratherthan financial reasons, and as a result, they riskovercapitalising their home, which is one ofthe most common mistakes in real estate.

“In the current market, the danger withhome renovations is that the home ownercan spend thousands of dollars improvingtheir home only to find that when they selltheir property, they cannot recover themoney they spent.”

Mr Coleman said anyone considering ahome renovation should obtain an independ-ent valuation of the property to determine itscorrect market value in comparison with simi-lar homes that have sold in the neighbourhood.

Renovators should focus on improving high-ly visible areas around their home that will impress futurehomebuyers and enhance the value of the property.

“Focus on the front of the home as this will improve thestreet appeal of the property,” he said.

“If the existing home has dark brown bricks and old gutter-ing, then consider rendering the bricks and replacing the gut-

tering.Also, if you invest some money in betterlandscaping, this in turn will also improve thestreet appeal of the property.

“Inside the house, you should focus on thebathroom and kitchen areas. Improvements inthese areas traditionally deliver high returnswhen the property owner decides to sell.

“You should also focus on the outside livingarea of the property as much as the inside ofthe property, the reason being one of thebiggest trends in the WA real estate marketcurrently is a growing demand by home buyersfor usable outdoor living areas.”

Mr Coleman said homeowners shouldcheck that builders belong to a professionalorganisation such as the Housing Industry

Association of Western Australia and ask to see recent exam-ples of their work.

“Set a budget for your home renovations and carefully costthem. If you get a quote from a builder, make sure that it is inwriting and there are no special conditions attached to the con-tract,’’ he said. ■

Perth rents on upward trend with median now $380 a weekRENTS in metropolitan Perth haveincreased for the first time in 12months.

The Real Estate Institute of West-ern Australia last week revealed themedian rent in the three months toJanuary was up $10 to $380 perweek.

REIWA President Alan Bourke saidthe March quarter was traditionally atime when vacancy rates tightenedand rents increased due to seasonalfactors, such as pressure from univer-sity students and families preparingfor the New Year.

“We saw median rents go from

$360 to $370 this time last year, butwe didn’t experience any furtherrises or falls through all of 2010,” MrBourke said

The vacancy rate for availablerental properties in Perth stands at3.4 per cent in the three months toJanuary, the same as the revised fig-

ure for the December quarter. Thisis well under the vacancy rate of 4.1per cent in the 2010 March quarter .

Mr Bourke said it was unclear ifupwards pressure on rents wouldcontinue through 2011, but suggest-ed that if sellers were struggling tofind buyers some might consider

renting their properties for a while,increasing the vacancy rate and keep-ing a lid on further rent increases.

“It is all about supply and demand.We may see rents increase furtherbut it will depend on demand and thisis driven by the broader economyand the availability of jobs.” ■

Mr Kempton said ‘traditional’ requirementssuch as large blocks and big gardens were out-dated and did not reflect current global andlocal market conditions.

He said house and land packages beingreleased now needed to reflect current eco-nomic and environmental conditions faced byfirst-home buyers in today’s market.

“It’s time to evolve our thinking in regards toour needs and not to confuse them with ourwants,” Mr Kempton said.

“Let’s start with land size – the days of need-ing a 500sqm plus block of land are redundant.

“When we consider the restrictions and theprice of water we face in WA, most budget-

conscious first-home buyers find it too costlyto maintain a large garden and lawn area.

“Therefore, purchasing a block of landbetween 300sqm and 350sqm is fast becomingthe accepted norm.”

Mr Kempton said first-home buyers shouldre-evaluate their need for a traditional four-

bedroom, two-bathroom home, and insteadconsider building or buying a house that suitedtheir needs.

“Three or two bedroom houses are general-ly more than adequate for today’s first-homebuyer,” he said. “Buy or build a home that suitsyour needs first and then add on any of thewants that fit into your budget, whilst leavingsome room for interest rate movement.”

Mr Kempton said buying a property beforedemand was high could put owners in a goodposition to negotiate. ■
