The strong underlyingdemand for apartments andunits in Subiaco is under-lined by the latest REIWAfigures for the Septemberquarter which show themedian price of apartmentsand units surged in the area

“Both developments havebeen architecturallydesigned by Eames & Associ-ates architects, with themajority of apartmentslocated on the first, secondand third floors of eachdevelopment.”

THE Perth property market is on itsway up.

After hitting the bottom of the “J”curve, the future is looking promising,according to Barry Pound, director ofLJ Hooker Corporation and LJ HookerSettlements WA.

“I believe the Perth metropolitanarea has seen the worst of the marketover the past six months,’’ he said.

“I am predicting, and we already havethe signs, that as we move into the sum-mer months, there will be some goodsigns of steady growth.”

According to Mr Pound, in the threemonths to the end of October, LJ

Hooker Settlements WA recorded a 30per cent drop in settlements across theState compared to the same quarter in2009, but there were now signs of asteady recovery.

Mr Pound said areas that were doingwell included Broome, Bunbury, Fre-mantle and Mandurah.

He said across the metropolitanarea, real estate agents were wellstocked with listings, but there was asignificant shortage of qualified buyers.

“Whilst some areas are very slow,there are other suburbs such as Fre-mantle and Mandurah that are experi-encing good activity with sales as sellers

adjust to the market. In this market,price reductions are essential to meetthe market and move on,” he said.

“Sellers and buyers must rememberthat if you are meeting the market tosell, you will essentially buy in the samemarket, which will balance the transac-tion.

“Whilst we don’t have the first-home buyers in numbers, as we had 12months ago, there are still and alwayswill be people who are moving up insize of home, or moving suburb, orarriving from interstate. In short, therewill always be reasons for homes to bebought and sold.” ■

“The high stock levels and pricereductions we’re seeing at themoment make it the perfect time tobuy. With so much choice, buyers are able to be picky.

“But if you are thinking of selling your home in the cur-rent market, it’s not all doom and gloom. Excellent resultscan be achieved within a good period by following a fewbasic principles tailored to the conditions we are nowexperiencing.”1. PRICING

Placing a premium price on your property and waitingaround for a buyer that may never come can lead to yourproperty becoming stale – the fact that it has been sittingon the market for a while makes prospective buyers disin-terested.

They develop the perception that there must be some-thing wrong with the property, or that it must be over-priced.

This can result in lowball offers from bold buyers playingon market conditions and having a crack at getting a seri-ous bargain.

If you put on a realistic price that reflects the property’sactual value in the current market, you will generate maxi-mum interest from the very beginning.2. PRESENTATION

The wow factor is absolutely paramount, so do all youcan to create it.

Think of your property as a display home – mulch thegardens, de-clutter and minimise throughout.

Put up some artwork and hire some nice furniture ifneed be.

It all contributes towards building excitement and evok-ing an emotional response which will result in betteroffers.3.ACCESS

Get the buyers while they are hot. Be prepared to letyour agent do a viewing at short notice and keep the houseclean and tidy at all times. Buyers will not wait around toget through – they have so much to look at that they willsimply continue hunting, unfazed.

If the property is tenanted, be sure the tenant(s) will co-operate with your agent so as not to hinder the sale.

In turn, it’s important that you don’t inconvenience themunnecessarily.

A happy tenant makes the sale process a lot smoother,so a little sweetener like some movie tickets or a hampergoes a long way as a show of thanks. ■
