Ten mistakes you can avoidTHE Investors Club president KevinYoung this week shares his top 10 com-mon mistakes made by first-timeinvestors.

Mr Young said many first-timeinvestors never bought more than oneinvestment property because they madesimple mistakes, including:

1. Buying an investment property theywould like to live in without thoroughlylooking at capital growth and rentalreturn potential.

2. Deciding to buy an investmentproperty close to their owner-occupierhome rather than looking at investmentopportunities throughout WA or indeedAustralia.

3. Selecting a property based onadvice of friends or family rather thanseeking independent information.

4.Buying an older property,which candrain their finances through mainte-nance costs.

5. Not undertaking a full assessmentof the true cost of buying and holding

the property. For example, if the proper-ty is an apartment, there are additionalcosts compared to buying a standalonehouse, such as strata fees.

6. Selecting the wrong home loan i.e.principal and interest rather than inter-est only, which will help increase cashflow.

7. Buying a property in a location,which is not attractive to tenants i.e. not

close to amenities such as shops ortransport.

8. Purchasing a property in an areawhere there is an oversupply of proper-ties, meaning rents will be low and capi-tal growth rates limited.

9.Trying to select the tenant them-selves rather than using the services of anumber of reliable property manage-ment companies.

10. Buying an investment propertywith the view to a quick return ratherthan viewing it as a long term invest-ment and stepping stone to purchasing aportfolio of properties that will fundtheir retirement.

How to soften the blowof higher energy costs

REDUCING energy costs is a high priority for proper-ty owners as the State Government announces majorincreases to electrical prices.

In addition, gas prices are also rising, which makesenergy efficiency a key issue for homeowners.

According to Anthony Kinder, managing director ofWilson&Hart Home Builders, reducing energy costs wasa more significant issue if you owned a larger home whichhad additional features such as swimming pools and duct-ed air-conditioning.

If you already own a home, you can obtain useful infor-mation on how to reduce energy consumption from theState Government's Office of Energy website athttp://www.clean.energy.wa.gov.au.

Tips for reducing energy consumption include;■Try not to use small amounts of hot water frequent-

ly – not only do you heat the water you use but also thewater left in the pipe

■ Set the water-heating thermostat to 60C on storagehot water systems and 50C on instantaneous systems (ifyou are unsure of how to do this, contact your manufac-turer/service person)

■ Insulate the first two metres of pipes leaving the hotwater storage tank

■ Turn the hot water system off when you go onextended holiday

“This issue of energy efficiency is seriously consideredby Wilson&Hart when designing new homes for clients,”Mr Kinder said.

“The design of a home can significantly reduce overallenergy costs of a home.

“For example, building larger two-storey homes alongthe coastal strip has become very popular in recent yearsbecause of the growing focus on lifestyle in the propertymarket.”

However, Mr Kinder said a key consideration was thesize of the windows if your house was facing west.

“Some people install large windows in their new homeonly to find that the home is too hot in summer and theyspend large amounts of money cooling the property,’’ hesaid.

Wilson&Hart has assisted clients to overcome thisproblem by designing their home so that it has shadingand that rooms have the correct window size relative tothe area of the specific room. ■

Recovery in demand predicted

A NEW report on the Perth housing market predicts asteady recovery in demand for new apartments from 2011.

The Outlook for Perth Housing Construction report,undertaken by MacroPlan Australia and commissioned by spe-cialist WA property funds management group Otan, found thetrend would be driven by higher corporate profitability in WAand rising investor interest in high density housing.

Otan Property Funds Management Ltd managing directorMark Butler said the report also predicted more high densityhousing projects would begin this year.

“The study points out that better growth in rents, under-pinned by WA’s well-recognised strong population and eco-nomic growth, is forecast to drive increased demand frominvestors for new housing in 2011 and beyond,” he said.

“The research reveals that as corporate profitability goesup in WA, so too does the demand for inner ring apartmentsfor company owners and managers.

“With corporate profits set to show strong growth againfrom 2011 to 2013 due to the demand for construction con-tractor and professional services supplied to the mining sec-tor in regional WA, the report tips that that will underpin arecovery in demand for new apartments.”

Mr Butler said the research predicted demand for high den-sity dwellings would peak in 2012/13.

“At that point, its forecast demand will reach 2100 – a levelon par with 2007/08,” he said.

“In 2011, it’s tipped to hit 1100, an increase of about a thirdon this year.”

Otan is set to begin grouped housing developments inQueens Park, South Beach and the high profile Subiaco projectCentro North on Salvado Rd this year. ■
