Financing for apartmentspresents special problems THE median house price for Perthapartments has jumped by over$270,000 over the past 10 years.

Last year more than 5000 units andapartments were sold in Perth,accounting for nearly one in five prop-erty sales.

According to Mortgage SolutionsAustralia managing director Alan Han-cock, apartment living had grown inpopularity over the past decade andthis was reflected in rising prices forthese homes.

From 2000 to 2010, the medianprice of an apartment/unit in Perthincreased from $132,250 to $405,000.

However, Mr Hancock cautionedthat “anyone considering buying anapartment should take into accountthat it may be more challenging to geta loan depending on the size and loca-tion of the apartment compared to atraditional family home’’.

He said that most lenders viewed

lending for apartments – especiallythose located in the inner city area –as a higher risk, and demanded a high-er deposit for the loan.

“Generally, inner city apartmentsare restricted by most lenders to 80per cent Loan Value Ratio whichmeans that the borrower has to havea 20 per cent deposit,’’ he said.

“In contrast, subject to meetinglenders’ criteria, lenders can generallyfund 95 per cent LVR for a suburbanhome and as much as 96 per cent LVRfor first-home buyers.

“People buying an apartmentshould also take into account that thesize and location of the apartment isalso very important when consideringa home loan.

“Apartments with living spaceunder 50sq m are difficult to finance,and when finance is provided it is gen-erally restricted to 60 per cent LVR.”

In addition, Mr Hancock said areas

in which financial institutions believedthere was an oversupply of inner cityapartments could be more difficult tosecure a home loan for.

“Because the LVR is much lowerfor inner city apartments, people buy-ing an inner city apartment may haveto consider paying mortgage insur-ance,’’ he said.

“Mortgage insurance is specialinsurance home borrowers have topay because the lender may considerthat the home loan could go intodefault.

“Home borrowers should discusstheir home loan options with a mort-gage broker who is a member of theMortgage Industry Association of Aus-tralia.

“An MIAA member will have a widerange of home loan options fromwhich a borrower can choose,whether they are buying an inner cityapartment or a suburban home.” ■

Investors back in the high endRISING rentalreturns and competi-tive property prices inprime riverside andinner city suburbshave sparked interestamong investors.

Over the past threemonths, Caporn YoungEstate Agents havereported growinginterest from propertyinvestors wanting topurchase investment properties in prime Perthsuburbs.

Caporn Young director Steven Currie said prop-erty investors had been largely absent from thetop end of the property market during the pastthree years and a general lack of confidence due tothe global financial crisis deterred many investorsfrom buying into the top end of the real estatemarket in Perth.

“At the same time, rental returns were relative-ly low, which made it difficult for investors to serv-ice home loans,’’ he said.

“However, over recent months our companyhas sold higher priced properties that are nowachieving annual rental returns in excess of five percent.

“Investors realise that property values in theseareas are now at the bottom of the property cycleand now is the time to buy a property in the areaand lock in long-term capital growth.”

Mr Currie said over recent months weeklyrents had begun to rise strongly in many locations

around the river and inner city.“Steady property prices and rising rents have

been the perfect combination for investors to re-emerge into the real estate market, and CapornYoung expects this trend to accelerate during2011,’’ he said.

“In particular, property investors are targetingthe top end of the real estate market because ofthe exceptional value it now offers.

“Investors are becoming more active in the localreal estate market because they understand thatthe market has bottomed and prices are likely torise in the near future.”

Mr Currie said as a result, the inquiry rate frominvestors interested in buying properties fromCaporn Young had jumped by around 40 per centover the past three months.

“Recent changes to superannuation which limitcontributions for older Australians are alsoencouraging more people to considering buyingtop-end properties as a form of wealth creationfor their retirement,’’ he said.

“Our company is finding that investors are par-ticularly interested in older style properties whichhave a high level of land content.

“Investors are attracted to these propertiesbecause through cosmetic improvements, rentalreturns for these properties can be significantlyboosted.

“In addition, we are also finding strong interestin new near-city executive apartments due to thehigh weekly rents they can achieve, especially ifthey are furnished.”■

Called the Proper-ty Inspection Manager(PIM), the technologyis thought to revolu-tionise property man-agement by sendinginspection results viaemail to property owners momentsafter inspecting a property.

According to Abel McGrath principalCarmel Gardiner, the opportunity forimmediate two-way communicationbetween the property manager and theproperty owner dramatically improvesone of the constant sources of irritation

that property owners have.“In the past, there was some lag time

between inspecting a property and con-tacting the owner to attend to mainte-nance issues or areas of improvement,’’she said.

“With the new Property lnspectionManager app, our property managers

can inspect the prop-erty, take photos withthe built-in camera,run a report from oneof our templates, andthen email it off to theowner, all withinhours.

“It means mainte-nance issues can beaddressed quicker,which keeps bothowners and tenantshappier.”

Mrs Gardiner saidusing photographs as

visual proof was also turning out to beof great reassurance to Abel McGrath'sproperty owners.
