CLAREMONT is fast becoming oneof the western suburbs’ best perform-ers, especially since the opening of thesecond stage of the Claremont Quar-ter last month, according to local realestate agent Peter Clements of WilliamPorteous Properties International.

“I think that the next quarterly fig-ures for Claremont will surprise every-one,” he said.

“Nedlands had a great run in 2010with a huge amount of sales, and pricesgrew in comparison to Claremont;however, Nedlands is resting now andClaremont is making its run.”

He said there had been a noticeablechange in buyers’ behaviour in Clare-mont, attributable to convenience.

“With the Quarter in such closeproximity to the heritage precinct(Mary Street to Brown Street betweenStirling Highway and Gugeri Street), theQuarter means not having to jump inthe car to go to the shops, bars andrestaurants, as it’s just a stroll away.

“The proof is that the square metrerate for land in the precinct is nowhigher than south of the highway or theriver side.”

Mr Clements said most people were

frustrated with traffic stoppages and alack of parking during the Quarter’sconstruction, but that was now a “thingof the past”.

“This is combined with the fact thatClaremont has been a resting giant dur-ing the global financial crisis with pricescoming off since the heady times,” headded.

Mr Clements recently sold 21Chester Road, Claremont for $6.3 mil-lion and 15 Vaucluse Avenue, Clare-mont for around $4 million, which hebelieves demonstrates great signs ofrecovery for the area. ■

“People who took part inthe boot camp were asked tomake a small financial contri-bution which Gossip Realtywill donate to The Heart Foun-dation.

“The boot camp provedvery popular with the localcommunity and we plan toorganise a similar boot camplater this year which again willraise funds for The HeartFoundation.”

Rents need monitoringWITH rental vacancy rates now falling inPerth, landlords have been urged to reviewrents on a regular basis to make sure theyare reflective of market prices.

According to Jones Ballard PropertyGroup, weekly rents had not been regular-ly reviewed by a pri-vate landlord for aproperty onLabouchere Road inSouth Perth, withthe property beingleased for $400 perweek when JonesBallard took overthe management ofthe property.

After a review byJones Ballard, the property was re-leasedfor $470 per week, meaning the propertywill now generate over $3600 in addition-al rental income during the coming year.

Jones Ballard operations manager Cas-sandra Mason said the company leased arecord 40 properties during February andhad already leased more than 20 thismonth.

“This high demand for rental propertieshas meant that our rental vacancy rate hasfallen to 2.9 per cent and there is now anupward pressure on rents,’’ she said.

“Jones Ballard regularly reviews theweekly rents of the properties we manage

and current reviewsare resulting in aver-age weekly rents ris-ing between $10 to$20.”

Ms Mason said iflandlords did notundertake regularrental reviews, theycould be missing outon thousands of dol-lars each year.

“Many private landlords such as the oneon Labouchere Road, very often do nothave the time or experience to review andre-set weekly rents, in contrast to land-lords who use the services of propertymanagement companies,’’ she said.

“With weekly rents now rising in Perth,this regular review is now paramount toboosting their annual cash flow.” ■

new and exciting to offer tothe Perth interiors scene.”Using recycled timbers where

possible, or solid plantation timbers,and classic veneers such as rosewood and

burled oak polished to a high gloss with stur-dy polished stainless steel, the ranges are all

about beauty and craftsmanship.“The Signature range is an

exclusive range of ArtDeco inspired pieces,custom made for us inour artisans’ workshopsin Buenos Aires,’’ MrBaker said.
