HOOD COUNTYDays on market contin-ues to decrease. This month days on market decreased by 18.3% to just 118 days. This number will continue to decrease over the sum-mer months because the supply of inventory to sell has dramatically declined by 19.9% to just 8.6 months! This means that there are more buyers in the market than there are listings to purchase! A further indicator of mar-ket strength is the per-cent of original listing price to sold contract price. The percentage is up slightly by 1.8% with sellers receiving 92.8% of asking price. This statistic is further evidence that hiring the right real estate profession-al and the right company can put more money in the seller’s pocket or take money away. Pricing a home accurately with the best return in mind for the seller is an art and not all real estate professionals have that skill set. If you have thought about listing your home, moving up, or downsizing, this is a great time to do it in Hood County.

JOHNSONCOUNTYThe average list price continues to soar in Johnson County. This is a strong indicator of a strong market that is capable of bringing the most return for sellers. The average list price has risen 10.2% over last year - coming in at $185,263. What’s great about Johnson County is that sellers are now receiving 94.1% of their list price on closed con-tracts! This continues to be a strong indicator of this market. If you want to buy in Johnson Coun-ty, you need to find what you want and make an offer. The supply inventory is dramatically down - by 21.1% to just 5.2 months!

ERATH COUNTYErath County continues to enjoy an increase in the median sales price of homes by 7.9% to $134,900. This is just $100 shy of a $10,000 increase! Closed sales continue to support a very strong market outlook for this county. Closed sales are up by 17.3% over last year!

SOMERVELL COUNTYSomerville County continues to celebrate a significant increase in the average list price, up from last year over 7.2% at $303,232. Sellers in this county receive 92.8% of their listed price! Days on market continues to steadily decrease by 6.6% or 156 days. Somervell is certainly a strong market.

Born in the mid-1980, Gen Y consumers are in their 30’s. With

over 70 million, Generation Y (aka Millennial) is the fastest growing

consumer segment. The successful sale of a home means: (1) The

home listed at the maximum price for maximum return, (2) The home

sold in the fastest time possible, (3) The real estate professional took

the “bulls by the horns” and managed the list to sold process excep-

tionally well. So, by this definition of “successful sale”, a seller, or

buyer for that matter, must hire a real estate professional that knows

EXACTLY how to market their home to the largest buying pool, the

Gen Y population.

known company that provides marketing programs on all internet

based platforms and all mobile technologies. Gen Y buyers must be

able to find the listed homes in smarter, faster, and bolder ways. It

is not only critical to market the home successfully, once a potential

buyer is “on the hook”, it is critical that your real estate professional

communicate through e-mail and text messaging rather than face-to-

face contact. Gen Y values his/her time and simply will not waste time

working with real estate professionals that don’t communicate in a

“sub second” response mode (email, text, and web).

So . . . This is great data but how do you, the possible seller or

buyer, find real estate professionals that possess these characteristics;

Simple: You find your closest nationally recognized real estate compa-

ny and you ask for a real estate professional that uses the following in

his/her marketing campaigns:

1) Dedicated Home Domains

2) Text Writers

3) Mobile application w/ GPS coordinate features

4) You Tube Tour of your home videos:

Find a real estate professional that will call when required, but

more so one that is extremely comfortable texting updates and

pictures, digitally signing and executing documents, and certainly one

that can conduct business in the nearest local coffee shop.

For the Millennials, the value is “NoW”. . . to reach this consumer, a

marketing plan must exist. It’s simply not an option. Stay tuned for

1. Get tHe inSiDe traCk!

To be a player in commercial real estate, learn to think like a profes-

sional. For example, know that commercial property is valued differ-

ently than residential property. Income on commercial real estate is

directly related to its usable square footage. That’s not the case with

individual homes. You’ll also see a bigger cash flow with commercial

property. The math is simple: you’ll earn more income on multifamily

dwellings, for instance, than on a single-family home. know also that

commercial property leases are longer than on single-family resi-

dences. That paves the way for greater cash flow. Lastly, if you’re in

a tighter credit environment, make sure to come knocking with cash

in hand. Commercial property lenders like to see at least 30% down

before they’ll give a loan the green light.

2. Set boUnDarieS

Setting parameters is a top priority in a commercial real estate deal.

How much can you afford to pay? How much do you expect to make

on the deal? Who are the key players? How many tenants are already

on board and paying rent? How much rental space do you need to fill?

3. learn to reCoGnize a Great Deal

The top real estate pros know a good deal when they see one. What’s

their secret? First, they have an exit strategy – the best deals are the

ones where you know you can walk away from. It helps to have a

sharp, landowner’s eye – always be looking for damage that requires

repairs, know how to assess risk and make sure to break out the

calculator to ensure that the property meets your financial goals.

Ask any experienced real estate professional about the benefits of investing in commercial property and you’ll likely trig-

ger a monologue on how such properties are a better deal than residential real estate. Commercial property owners love

the additional cash flow, the beneficial economies of scale, the relatively open playing field, the abundant market for good,

affordable property managers and the bigger payoff from commercial real estate. But how do you evaluate the best proper-

ties? What separates the great deals from the duds? This month, let’s look at 3 must haves if you are considering entering

the commercial real estate market.

TITLE TIDBITS WiTHOUT TiTLE iNSURANCE, YOU COULD LOSE YOUR HOME If you have recently purchased or refinanced a home, chances are

you had to get title insurance. Why? Title insurance protects you against

problems affecting the title to your home. There are two types of title

insurance—a Loan Policy and an owner’s Policy. A Loan Policy protects

the lender for the amount of the loan, while the owner’s Policy protects

you, the homeowner, for your investment in the property—your equity.

In both cases, the title process covers an exhaustive search of public re-

cords to make certain the title to the subject property is clear, and covers

against future loss if a claim against the property is made.

While discovering an issue with your title can seem rather remote,

one out of every four title searches reveals a problem with the title. Ex-

amples include tax liens, forged signatures in the chain of title, recording

errors, title search errors, undisclosed easements and title claims by

missing heirs and/or ex-spouses.

Even after an exhaustive title search is performed and a title policy

issued, sometimes a problem may surface that can threaten your home.

If you only have a lender’s policy, where the outstanding loan is covered,

your equity is not protected. A separate owner’s Policy would protect

you—for as long as you or your heirs have an interest in the property.

With the recent refinance boom that has occurred over the last sev-

eral years, some homeowners have questioned whether or not they need

a new title policy when they refinance. The answer is, you won’t need a

new owner’s Policy, but a lender will require a new Loan Policy because

a title search must be performed covering the time since the last policy

was issued.

Although somewhat remote, there is the chance that unforeseen

problems might exist such as a mechanic’s lien from a contractor who

claims he/she has not been paid, or a judgment placed on your house for

unpaid taxes. The lender will understandably want to make sure the title

to the property they are financing is clear.

QuESTiOn: A tenant requested that he be allowed to have an

assistance animal in the rental property as a reasonable

accommodation because he has a disability. The property owner

normally requires a pet deposit. Can the property owner require that

the tenant pay a pet deposit as a condition for allowing the assistance

animal in the rental property?

No. A property owner cannot require a tenant to pay a pet deposit or

any other additional deposit as a condition for allowing an assistance

animal in a rental property. However, a tenant with an assistance

animal will still be considered legally responsible for any damage

caused by that animal.

QuESTiOn: Can i require a photo i.D. from a lease applicant?

Yes, but only use an applicant’s photo I.D. for the purpose of

conducting an actual verification of an applicant’s identity and/or

check on criminal history, rental history, or credit history. Be

uniform and consistent. If you decide to require photo ID from an

applicant, you must require it for all applicants. Never use the photo

I.D. to discriminate against the applicant who is a member of a

protected class.

QuESTiOn: i have three applicants on my rental property. Can i pick

and choose who i want as a tenant?

No, your applicants’ applications must be date and time stamped upon

receipt. This ensures that the first applicant who meets the established

criteria is given the first opportunity to rent.

Bank-owned real estate generally refers to just that – bank

owned properties that have been foreclosed. A short-sale property is

bank, for less than what is owed on the property. With each type of
