1 box yellow cake mix

2 whole eggs

1/3 cup oil

1 teaspoon vanilla

8 ounces light cream cheese, softened

Assorted cut fruit

1 cup powdered sugar

1 teaspoon vanilla

Mix together cake mix, eggs, oil, and vanilla. Place in pizza pan sprayed with Pam. Bake at 350 degreesfor 15 minutes. Cool. Mix together cream cheese, powdered sugar, and vanilla. Spread on prepared crust.Top with assorted cut fruit.

To date, only the IllinoisHousing and DevelopmentAuthority (IHDA) hasannounced a program thatputs this allowance intoplay, but even without thisadded bonus the Fed creditcoupled with an FHA loan isa pretty darn good combo.As of today, no other major lender has announced that itwill go along with FHAsnew concession but manybelieve that the industry iswaiting to see if the first timebuyer credit will beextended past November 30 th of this year. Thats avery big if, as we continueto see housing pricesheading in the rightdirection, jobless claimsfalling, and stock marketsrising.

While the federalgovernment seems intent onpouring money and taxincentives into the economy,it may also sense that

pulling back the first timer credit would be a way toshow the American peoplethat our housing market ishealthy enough and needsno more help. Currently,were in a buyers marketwith favorable interest rates,solid loan programs such asFHA, and veryadvantageous tax credits. If youre still sitting on theproverbial fence waiting for someone to hand you a freehome, this is about as closeas youre going to get tothat.

Over the past 12-18months, we all witnessedthe conventional lendingworld bury its head in thesand. The FHA loan, whichis a conventional loaninsured by the federalgovernment, took the lead inaggressive lending for firsttime buyers, down payment,and credit-challengedborrowers.

At a time when 20% downpayments and 700 creditscores became the rule,FHA seemed to be keepinga very large segment of themarket afloat by allowing3.5% down payments andcredit scores as low as 580.And perhaps thegranddaddy of em all: FHAannounced earlier thissummer that they wouldallow the monetization of the Federal First TimeHome Buyer Credit to beused as part of the required3.5% down payment.
