    Biru is a new restaurant with a dierence: its an interactive dining experience as patrons cook their own food on stoves at their tables. Restaurant manager Vivienne Wei says its all in a bid to get people to put down their phones, have fun cooking, and actually talk to each other.

    Q: Tell us about Birus unique braai/fine dining concept.

    A: This concept is very popular in many Asian countries where friends and family gather together and have fun trying to outcook each other. Each table will have two types of stoves on it, one where you can braai delicious meat and vegetables in summer, and another with a hot pot for those freezing Jozi winter evenings. The hot pot uses a soup base which people can then use to cook anything from noodles to vegetables and meats, for a flavour-packed meal thats nutritious too.

    Q: Theres also an Asian element to your menu with sushi. How does this fit into your offering?

    A: Our sushi is great to enjoy as a starter or with a sundowner in our fabulous lounge area which has a spectacular view of Rivonia. Weve found only the very best suppliers to make sure the sushi and sashimi we serve is of the highest quality.

    Q: What do you think your most popular dishes will be?

    A: I would think the wagyu beef (known for its fatty content which gives the meat its juiciness and flavour) and the lobster sashimi will be the biggest hits. The food that we serve is not drenched in sauces we want our customers to taste what fresh food is all about, which is why we dont try and alter the dish beyond that.

    Q: What kind of clientele are you hoping to attract?

    A: Anyone who wants to enjoy a fun, interactive meal with friends, family or business associates and do something a bit dierent, all while eating the freshest, most delicious food.

    Over the last few years, beer has had a complete makeover. No longer reserved for men in pubs and dads at braais, the growing popularity of craft beer, home brews, and light beers has given beer a new look and a new spot in bars and parties around the world. Included in increasingly popular beers are varieties all the way from Mexico with labels like Sol and Corona readily available aided by the growing popularity of Mexican food in Joburg. The latest trend from Mexico, however, is a little more unusual and exciting than just standard beer. Introducing the michelada.

    One of the most popular drinks in Mexico, the michelada is a cerveza

    preparada a term used in Mexico for beer mixed with tomato juice, hot sauce, or salsa. Essentially a beer-based cocktail, the michelada mixes lime, hot sauce, Worcestershire sauce, and tomato juice with beer. The drink is then served with ice in a glass with a salted rim. As with any great cocktail, there are variations, and your end result is often influenced by whoever is serving the drink. For example, some Mexican establishments choose to use Clamato juice, a mixture of clam broth and tomato juice, to give the drink a distinctive taste and add to its salty zest.

    In many ways, the michelada is the cheeky Mexican brother of the Bloody Mary. Also believed by many to be the ultimate hangover cure and the perfect drink to accompany spicy food, the michelada is surprisingly drinkable and delicious. And perhaps best of all, you can play with the recipe yourself and make small adjustments to come up with a flavour that suits you best. Worldwide, bartenders are taking the basics of the michelada and breaking them down, only to build them up again to satisfy a variety of palates and menus. The result? A tasty, interesting,

    and refreshing beer cocktail that will satisfy your thirst at any time of day.

    Ingredients:Salt and chili powder for the glass rim

    Lime or lemon juiceIce

    S ymmetry is traditionally one of the guiding principles of product design. Theres something about furniture and homeware that is neatly balanced that we find inherently pleasing. It comes down to a desire for order in our world, and the comfort that we feel when our things are ordered. Theres a growing trend in design, however, thats turning this on its head and embracing the asymmetrical to inject a feeling of newness into our homes.

    This trend isnt about designs that are unusable or unwieldy, but rather about objects that take the expected and then put a twist on it. With minimalism in fashion in many markets around the world, it takes the smallest detail to make an impact. Thats why studios such as AlegreDesign have attracted such attention in the design community with pieces such as the Ego chair, which features a single raised armrest. Similarly, the local brand Okha has followed the same spirit with the Curator couch an update on the classic chaise longue.

    While this trend is not necessarily one for every home, it definitely shows our desire for dierence in decor. This has traditionally been expressed in handmade and bespoke items pieces that are intrinsically unique because of the way theyre made. When this same spirit is applied to more contemporary, simple design, however, the logical response is to seek items that are mass-produced but defiantly non-conformist. So for at least the next while, expect to see more asymmetrical and out-of-balance design, and embrace the o-kilter every now and again.

    Q: What are the shop rental/sales prices like in this area?

    A: R260/m2, and we have 10m2. The stores go up to 40m2.

    Q: How many people go through your store each day?

    A: Its really hard to say, and weve only been open two months. It goes up and down, and sometimes well get really busy with tourists. And obviously there are more people on weekends, especially Sundays.

    Q: Do you have any expansion plans?A: Nothing at this stage.

    Q: Whats your most popular item?A: We have been very surprised

    that a fairly pricey item the black rosa necklace has been so popular its sold out.

    Q: Why did you choose this area to set up shop?

    A: The opportunity came along to open a shop in the Newtown Workshop. The spaces are aordable for young designers and start-ups, and there are lots of other local designers showcasing their creations. So it felt like the right place to be.

    Q: How did you find your premises?A: We chose a shop o plan. Our

    placement was important we wanted to be close to the entrance and among specific neighbours.

    Q: Why are the premises ideally suited to your business?

    A: The idea behind the Workshop is to sell locally made products. I just fitted in there because everyone else is also a designer. So its great to be a part of that.

    Q: Who are your neighbours?A: Weve got Yivani Naturals, a

    cosmetics range, on one side, and KuNa Kids clothing on the other. Then Kisua, a clothing brand, is

    Affordability pressure on homebuyers intensifies

    Property statistics for Q4 2015 released by bond originator ooba, show house prices continued to grow in excess of inflation as demand for residential property remained buoyant despite a weakening economy.

    Compared to Q4 2014, average purchase prices increased by 7,5%, surpassing the R1m mark from R978,502 to R1,051,809. The average purchase price of first-time buyers also continued to climb, increasing by 5,6%. The average deposit paid by first-time buyers dropped by 21%, compared to Q4 2014, which is indicative of first-time homebuyers continued ability to access finance in a competitive home loan market.

    Oobas approval rates in Q4 2015 are 1% down on Q3 2015, alluding to the financial constraints that homebuyers are starting to face as a result of SAs current tougher economic conditions.

    Rhys Dyer, CEO, ooba, says, On the home loan front, an increasing inflation environment o the back of the rands decline, will intensify aordability pressure on homebuyers, which will likely increase home loan decline rates across banks.

    Dyer envisages that the mix of home loan applicants will change in 2016. He expects a lower percentage of first-time homebuyers, as they will likely delay their decision to enter the market until the economic environment improves.

    We anticipate that more buyers will purchase within their aordability constraints, and that banks will drive buyers to put down larger deposits. Banks will be watching the consumer aordability position very carefully and will tailor their lending approaches to contain risk, Dyer says.

    One of the big talking points of early 2016 has been the likelihood that South Africa will face a credit downgrade this year. Many analysts believe that ratings agencies are already sharpening their pencils.

    This has focused attention on the problems facing South Africas balance sheet. And, according to a recent presentation by PSG Asset Management, these are not inconsiderable.

    The country has a very narrow tax base, with estimates that there are

    only 5,5 million taxpayers compared to the 17 million South Africans on social grants. The number of people employed compared to the number of people on welfare is now around one to one. That has fallen from a ratio of around three to one 15 years ago.

    On top of this, social spending, which includes education, housing and health care, comes in at close to 70% of the budget.

    This leaves very little for the infrastructure projects necessary to facilitate faster economic growth.

    South Africas rising debt also means that interest payments are consuming more of government expenditure. Around 10% of the budget now goes to paying the interest on national debt.The combination of these factors is what is informing the rating agencies negative view on South Africas finances. PSG Asset Management, however, pointed out that there are a number of positives too.

    For a start, although South Africas debt has been increasing, it is not out of hand at 50% of GDP. Our emerging market peers have debt to GDP ratios

    of around 60%. The country also has very limited oshore debt. Only around 10% of South Africas debt is in foreign currency, which means that the cost of repayments has not escalated too much with the depreciation of the rand.

    Local inflation is also under control, and being managed by a very credible Reserve Bank that has been consistent in its policies. And even though perceptions about South Africas institutions were shaken by the dismissal of finance minister Nhlanhla Nene last year, the ultimate resolution restored a lot of that confidence and strengthened

    the position of the current minister. Sowhile there is reason to worry, our government finances are certainly not a complete mess. And even if there is a credit downgrade, it might do more good than harm as it will focus attention on putting the right policies in place to mitigate the negatives.

    The governments recent steps to open a more constructive dialogue with business is already a step in the right direction. With some foresight on the part of the government, there will be more of this in future and less for the ratings agencies to worry about.

    Homeowners planning on renovating should be aware that overcapitalisation has always bitten hardest in a declining residential property market such as we are now confronting in South Africa.

    Today, however, the overcapitalisation risk is compounded by a new phenomenon: the unprecedented pace of change in automation technology, style and design. So much so, that the shelf life of new fixtures and fittings has never been shorter.

    At its worst, it is a phenomenon that could prevent a full redemption of the capital outlay on a home upgrade particularly if it pushes the property beyond the ceiling price in its suburb.

    Whereas in the past it took up to 10 years before homes became outdated technologically, it is happening in just two years in todays ultra high-tech market environment.

    My best advice to buyers is to avoid improving a house beyond its resale value particularly when the economy is in decline, such as it is now.

    Furthermore, make sure your renovation is tailored to suit the neighbourhood. Most residential suburbs have both average and top price thresholds beyond which sales are

    achievable only in exceptional circumstances.

    Check area prices

    Too much upgrade investment in the wrong suburb will be dicult, if not impossible, to recoup so check average home prices in the area before you spend a cent.

    The general rule is not to invest more than 25% of market value of a home on improvements and renovations.

    Care should be taken about overly-costly use of the 3 Fs fittings, fixtures and finishes as well as buying too heavily into the fast-moving trends in technology and design.

    The reality is that the long-standing process of expanding and modernising a home and then sitting back and waiting for the inevitable return on investment is itself becoming obsolete.
