Fine dining with rustic roots – Makaron Restaurant at Majeka House has a new chef and new menu

There’s something refreshingly down to earth about the new menu at Makaron Restaurant

– it’s fi ne dining for sure, but fi rmly rooted in local, seasonal fl avours.

Chef Lucas Carstens, previously of Cuvée at Simonsig, took over the kitchen in December, with Pete Go� e-Wood as consultant chef, devising a style that is approachable enough for a neighbourhood eatery and special enough for an occasion. “For me the ingredients lead the way. When you have really good ingredients they make the dish and you don’t have to do a lot with them.”

Every dish certainly showcases individual ingredients in a way that allows each one – delicate or vibrant – to reveal its true colours. Sitting outside on the Moroccan-tiled terrace on a balmy summer evening, we started with a sophisticated ceviche of yellowtail with sea lettuce, sweet balls of melon, and caviar – harmonious fl avours with the contrast of crispy fi sh skin crackling. Our other starter was a simple pork terrine reminiscent of a French country auberge, with sweetly crunchy pickled caulifl ower and toasted brioche, all in generous portions, which, with the selection

of home-made breads and tomato chutney made from the fruits of the vegetable garden, would have made a satisfying lunch on its own.

Pork belly on celeriac puree with pops of apple was pure comfort food, while the simplicity of springbok, kale puree and butternut ravioli was lifted by a spiced jus and a sprinkle of crispy kale, beautifully plated against the luscious glaze of the gorgeous David Walters dishes.

The menu comes with suggested wine pairings, and expert sommelier Esmé Groenewald is a delightful host, chatting vividly about wine, weather and life, with a special enthusiasm for interesting single variety wines. On her recommendation I went for the 2013 Super Single Vineyards Pella Malbec – pure berries and beautifully smooth for a warm Stellenbosch summer evening under the stars.

We chose two desserts. For subtle shades of fl avour I loved the sesame panna cotta, with miso ice cream and nectarines, while the lemon tart with raspberry sorbet was vibrant with fruit, fi nishing with a fl ourish.

Throughout the meal we cast covetous glimpses at the beautiful copper and wood James Mudge tables in the dining room. The signature Majeka House quirky decor mixing understated wood and glitzy Kartell Louis Ghost chairs, makes a visually stimulating setting for a meal equally satisfying and full of contrasts.

E njoy a light meal, paired with superb wines on the terrace and lawns of Haute Cabriere

wine estate. Soak up the last days of summer with a special o� ering of live music from local artists Morné Meyer and Nuka. Booking is essential.

Vive la difference!Hidden away behind the thick stone walls of Heritage Square, Signal Hill Wines is showing off what the Cape’s tiny urban vineyards can produce

Far from being the cliched laconic Frenchman, Jean-Vincent Ridon is a machine-gun-rattle

of tales and winemaking secrets. From the moment we sit down in the cosy tasting room of Signal Hill Wines, I’m regaled with his tales of spinning tunes as an Alabama radio disc jockey and trading commodities into Africa. It’s a colourful life that landed him on South Africa’s shores in 1996, and it didn’t take long for the fi rst bottles of Signal Hill Wines to hit the shelves.

As the Vive La Di� erence label on each bottle suggests, JV wasn’t interested in turning out case after case of easy-drinking everyday wine. Rather, the raison d’être of Signal Hill Wines is largely to explore the tiny patches of urban vineyards dotted around Cape Town. In the past he’s made wine from the rows of Cabernet Franc above Kalk Bay, the vineyards in the gardens of the Belmond Mount Nelson, and the centuries-old Chenin Blanc vine which graces the courtyard of Heritage Square.

Today, though, it’s his Clos d’Oranje 2005 Syrah that is the standout wine on the table. From a handful of vines in Oranjezicht, it’s a wine that often tops the star ratings and awards in local wine guides. Over Kloof Nek, a tiny vineyard in Camps Bay provides just enough grapes for a barrel or so of Mourvèdre each year. The grapes from both vineyards are harvested by hand, then sorted, crushed and fermented in the hallways of Heritage Square. Stop in for a tasting with JV, or winemaker Laurence Buthelezi, and you’ll fi nd the press, fermentation tanks and barrels piled in one corner.

JV also sources grapes from further afi eld, snapping up small batches of Grenache Noir, Carignan and Cinsault. Made in an austere Old World style his wines may be a shock to the palate of those used to ripe and ready “fruit bombs”, but are well worth discovering. Open for tastings throughout the week, it’s only a cynical soul that won’t be charmed by Cape Town’s original – well, for a century or two at least – urban winery.

When I think of Constantia I think of its fantastic wines, impressive properties and

the lush greenery. There’s nothing too extreme about it – at least that’s the impression I was under until I was strapped into a harness, given a safety brief while a rabbit hopped across the lawn, and then ushered into a Jeep that began climbing the mountains that loom over Silvermist Mountain Lodge and Wine Estate.

NervesTo say I was mildly terrifi ed is an understatement. Every few minutes a nervous giggle would escape from my mouth as we hiked the short distance to our destination. I kept thinking about how unprepared I was and how I defi nitely shouldn’t have worn skinny jeans. The anticipation was killing me. I was about to zip-line from the main platform through the treetops and be suspended more than 100m above the ground.

was an excellent distraction. But it was now impossible to back out. I was strapped in and fi rst in line to fl y as the upbeat instructors psyched us up. I fl ew through the air so fast that tears streamed down my face. I wasn’t crying, it was the wind, I told the instructor.

AdrenalineThis is one of Africa’s longest zip-line tours – about 2,3km. There are seven cables in total. Each one is longer than the last, but surprisingly more exhilarating. I actually started to enjoy myself and found myself laughing as I zipped through the air, taking in the beauty that is the Constantia valley. Unfortunately we ran out of time and could only complete fi ve of the zip lines because we had to get back to work. We returned to the o� ce with sore muscles and adrenaline pumping in our veins – the perfect way to end the week. Next time I plan on doing all seven.

The Consumer Electronics Show is one of the key forums for tech brands to show o� their latest

products. Held annually in Las Vegas, it’s increasingly becoming an important reference point for home innovations too as the worlds of technology and living spaces become more entwined.

Aside from the expected developments in smart home technology and connected appliances, one of the key themes that stood out was the emergence of a new approach to technology, one that tries to make itself as invisible as possible.

The key thing for big tech brands now, it seems, is to make the device less of a focal point and look more at the experience it creates. It’s no longer good enough to have something that’s technically advanced when it doesn’t integrate easily

with the way people actually live their lives. That’s why standout items included things like wireless speakers hidden in light bulbs and electronic candles and displays that only appear when in use.

A major player here was Sony, with its Life Space UX concept. Among other things, this suite of devices includes projectors that turn walls, ceilings and tables into screens, but remains inconspicuous when they’re not being used.

This approach is increasingly important as technology becomes more prevalent in our homes. As the number of devices increases, people want each individual device to be less noticeable. We don’t want our homes to look like electronics showrooms, but rather just want functionality on hand when we need it.

The photo contest was the second phase of the Cape Town’s Best View campaign that Chas

Everitt has been running since March 2015. The fi rst phase involved fi ve top landscape shots of Cape Town that were recreated in art format by fi ve local artists: Carol Mangiagalli, Lucie de Moyencourt, Atang Tshikare, Patricia Fraser and Andrew Sutherland. Four of these artworks were then awarded to the most engaging Facebook fans at an exhibition in September 2015.

The fi ve winners were invited to receive their prizes and celebrate with the Chas Everitt Cape Town team at the African Pride 15 on Orange Hotel’s beautiful Murano Bar on 19 February. First prize was a night for two at the 12 Apostles Hotel and Spa, with a helicopter fl ip to or from the

know what they like and who understand the value of ethical meat. The large-basket spenders are the business- and homeowners in the immediate vicinity. Students buy biltong/droëwors and maybe one steak. We get about 100 people in and out of the shop on Saturdays and less on weekdays.

A: Our bone-in ribeye and sirloin, and certified Karoo-meat-of-origin free-range lamb with full traceability. And our half or whole Karoo lamb specials at stupidly competitive prices. We sold 15 lambs last weekend.

Q: Howdidyoufindyourpremises?A: They found me. Am I Collective

approached artisan producers who would add value to the community. We supply top restaurants, so it was word of mouth. We’ve operated at our Paarl distribution centre for three years and were looking for a retail opportunity. We want this to be a place where artisans show off produce with a permanent footprint. A: Stellenbosch is a very old town with lots of rugby players, farmers and generally large men – Afrikaans men in particular are often associated with eating a lot of meat. We butcher in an old-school way using ethically farmed meat, much of it local. We’re trying to bring class and authenticity back to butchery.

On investing in property

H ome to some of the oldest and stateliest Victorian and Edwardian houses in Durban,

the Berea also boasts a diverse selection of art deco and modern freehold homes, sectional title estates, and flats.

With the excellent schools, easy commute to the city and the proximity of the University of KwaZulu-Natal, Berea appeals to a wide target market. This means Berea attracts a steady stream of buyers in various price brackets, which has ensured steady growth over the years.

“Property prices in the Berea have always been on the rise,” says Mahomed Jooma, sales agent, Rawson Property Group’s Berea franchise.

L ightstone has indentified the top 10 highest-valued suburbs, and they’re all in Cape Town, except

no.10, which is in Westcliff, Johannesburg.

“Even now, with interest rate increases and other economic pressures affecting consumers’ buying power, demand is higher than supply, and properties are still experiencing growth.”

Jooma says the most sought-after properties in the Berea are lock-up-and-go flats, with buy-to-let investors particularly active in the under-R750,000 range (below the transfer duty threshold). “Property investment can be a good hedge against the devaluation of financial assets, which makes buy-to-let a very attractive option, especially if you can get away without having to pay transfer duty.”

That said, capital growth in the Berea – and across the country – is unlikely to be as high as it was in 2015, says Jooma.

Lightstone notes that the highest-valued suburbs were chosen by considering the median value (the middle value in a sample). The median value is preferred over the mean value (the average) as it eliminates extreme values which can influence the mean of a suburb.

With South African real estate agents generally earning 7% commission per sale, how do they justify their cut of a property seller’s money?

R ecent statistics reveal that the average commission paid to South African residential

sales agents last year ranged between R60,000 and R210,000, with the highest amount earned comfortably in the millions. While plenty of sellers resent paying these commissions, many don’t understand the fee breakdown sufficiently, according to Jill Corfield of Corfield School of Real Estate. Along with some other real estate professionals, Corfield identified some key concerns around commission.

Q: Why is commission paid as a percentage of the selling price and not a fixed amount?

A: Corfield says it’s very simple. “The more money the seller receives, the more commission the agent receives. While the less the seller receives, the less the agent receives too, meaning that the agent has a built-in incentive to get the highest price possible. If agents were paid a fixed rate, there would not be the same incentive.

“Remember, too, that agents only get paid on results, not on the amount of time, effort or money spent. When an agent sells a property to the first client who views it, sellers often feel that they are paying for nothing. Conversely the agent who spends six months working on a home, holds six show days, places 12 adverts and brings 96 buyers (four per week) to see the home but does not manage to sell it, earns absolutely nothing.”

Q: Is there an average percentage commission in SA and is it regulated?

A: “The industry standard is 7%, although the norm is usually around 5%,” says Ted Frazer, national marketing manager, Seeff. “This

does depend on the price of the property, though, as with luxury sales the commission percentage is often lower (about 4%). There is currently no regulation on this and sometimes agents negotiate higher commissions, up to 8% or even more in some cases.”

Grant Gavin, broker/owner, RE/MAX Panache, says, “Unless you’re dealing with an independent operator who runs his own business, the agent will be sharing the commission with the agency. The percentage split depends on the agency and the productivity of the agent, but will generally range from 50% to 90%. Agents who keep a higher percentage of their commission will be paying their own costs of business and will therefore have financially invested in the transaction, whereas agents taking a lower split will have their operating costs subsidised by their agencies.”

Q: What can you do if it feels like you’re not getting your money’s worth?

A: Richard Gray, CEO, Harcourts SA suggests meeting with the principal of the agency that is marketing your property. “They should be able to show you proof that they are delivering on their promises. This is where there are benefits to using an agent from an established brand that backs up its promises with the appropriate technology, skills development for its agents and marketing plans,” he says. “Depending on your contract – sole mandates are legally binding – an unhappy seller can also simply move on,” adds Dina Soukop, CEO, Soukop Property Group.

WHAT SHOULD YOU GET FROM AN AGENT FOR YOUR MONEY?

“In short, an agent aims to get

the best price for a home in the

quickest possible time with the least

inconvenience caused,” Soukop says.

This involves a comprehensive

marketing strategy and includes:

• Presenting the seller with a

thorough comparative market

analysis on the property and

neighbouring homes in the area.

• Preparing a detailed portfolio

of the property, including facts,

figures and photographs that are

listed on local and international

sites.

• Erecting boards, preparing and

planning advertising and editorial

campaigns in relevant newspapers

and media, and organising open

days and show houses.

• Qualifying potential purchasers

and assisting them with finance

matters.

• Arranging after-sale service,

liaising with attorneys and keeping

all parties informed on the

progress of a sale.

• Instructing and attending to

electrical, fumigation, electric

fence and gas certificates.

“An agent should also provide a

realistic timeframe for the sale,

presenting stats that support these

claims,” Frazer adds.

“The agent should always be a pro-

fessional with area knowledge that

enables them to market a property to

a targeted set of buyers,” says Gray.

“Agents should also help with ne go-

tiations between the buyer and seller.”

At its Cabinet meeting on 17 February, the government made a decision to suspend

the introduction of retirement reforms that was meant to happen on 1 March. Due to concerns expressed, primarily by Cosatu, the executive decided to delay things until 2018 so that more consultation could take place.

This is a real pity, not only because the industry has already spent billions preparing for the changes, but because the amendments are important. For many people, they also wouldn’t make much obvious difference. Pension funds and retirement annuities would continue to work in the same way, although you would be able to contribute a higher percentage of your income into them.

The big changes were planned for provident funds, as these structures would effectively no longer be available. Any money currently in a provident fund wouldn’t be affected, but all new contributions were to be treated in the same way as

Why this all matters is because one of the real problems that South Africa faces is that we don’t save enough. At a country level, this impacts our ability to fund our own economic growth, and makes us reliant on international investment.

At a personal level, it means that most of us won’t have enough money to retire comfortably. As BDO South Africa recently pointed out, a general rule of thumb is that for every R5,000 a month you need in retirement, you need to have saved R1m. And given this reality, most South Africans don’t have enough to replace their current incomes after they finish working.

Any changes that encourage people to save more are therefore important. But perhaps even more critical is that reforms also have to encourage people not to dip into their savings before they reach retirement age.

The single biggest mistake South African savers make is to take out and spend their retirement savings when they change jobs. The second biggest is to take too much of their retirement benefit as a lump sum and not secure an income for themselves.

The impact that this has is significant, because many people end up dependent on the state or their families because they simply don’t have enough money to generate a decent income.

These reforms should have been the first steps in addressing these issues. There is still a long way to go, particularly in educating people about their choices, but we should celebrate moves that will ultimately be to everyone’s benefit, not keep on delaying them.

About the area

Sea Point is in the midst of a renaissance: from a once seedy Main Road strip running through

a decaying suburb, to a thriving area with upgraded amenities, beautiful views and rejuvenated sectional title living today. From joggers flashing their washboard abs on the promenade, to parents enjoying the well-maintained playgrounds, and long-time residents frequenting their favourite delis and restaurants, Sea Point has something for everyone.

But it’s not all just about the ocean views and enviable outdoorsy lifestyle. Sea Point also has all the convenience a main street offers, so you can stock up on groceries, buy a birthday gift or pick up that tool you need to finish your DIY project. From doctors’ rooms to hairdressers, you can complete all your chores at the shops in the area before heading down to enjoy an ice cream and a seaside stroll. Or, if you’re looking to head further afield, the V&A Waterfront and city centre are both just a short drive away, which further adds to Sea Point’s appeal.

And what about the properties themselves? While there are plenty of high-rise luxury apartments and new townhouses on offer, there’s also a wealth of refurbished old-school sectional titles being snapped up. These refurbished properties offer expansive balconies, high ceilings and other historic features that newer builds don’t necessarily feature, so demand for them is high.

Also, compared to Sea Point’s often exorbitantly priced neighbouring suburbs, properties here still offer relative value for money, with some apartments still selling between the R1,5m and R2,5m mark. However, apartments on the beachfront itself can now command anything between a hefty R15m to R20m.

Whatever draws you to invest in a Sea Point property, it’s clear that this suburb on the Atlantic Seaboard is a much sought-after place to live or visit on holiday − so your return on investment is likely to be a sound one.
