Iattended our latest NationalAssociation of the RemodelingIndustry (NARI) monthly

meeting the other night whereone of the local county buildingcode officials was the featuredspeaker. The guy was just great.He made listening and learningabout new rules and regulationsdesigned to change our businesslives both informative and entertaining.

It got me thinking… about how wehumans organize ourselves and aboutthe same old potholes that we keepfalling into year after year. It seems thatat every company there are gaps betweenthe creative side and the practicalside…the dreamers and the doers… theoffice employees and the field workers…it’s essentially the left and right sides ofthe brain not being quite connectedproperly. This same disconnect can existbetween government officials and NARIremodelers. More regulation is on itsway. We are already experiencing theconfusion that the EnvironmentalProtection Agency’s (EPA) lead require-ments are having in the industry allacross the country. Over the next fewmonths new energy and wind bracinginitiatives will be adopted by a numberof states from the 2012 revised interna-tional code.

WHAT ARE WE GOING TO DO?One avenue that is open to all of us is

to Get Involved. Begin to take control ofthe issues that affect our business lives inour own industry. Join the NARINational or local Metro DC governmentaffairs committees. They can always use

energized volunteers who arepassionate about current issues.We can also talk with local codeofficials in your area and findout how they are thinking andshare your experiences fromwhere the rubber really meetsthe road. Remember, these folksmay be writing the next set ofrules and regulations and need

to understand what the conditions andconsequences are of a proposed guide-line on a real live working job site. It isalways easier to sit back, pop a top, andcomplain about “them”… hell, it’s evenfun and healthy sometimes… but what itwon’t do is get things changed! Industrylobbyists only represent, much too often,the economic interests of one or anothergroup without seeing the whole picture.They can tell some of the truth, but notall of it.

Helping to ensure that small childrendon’t suffer from lead poisoning is clearlya worthwhile endeavor. Remodelers canhelp… but let’s go to school on this expe-rience. Get certified, educate the public,and show them that NARI professionalcontractors are leaders in the homeimprovement industry. Then, let’s makealliances with the decision makers on thelocal and on the national levels and giveboth regulators and remodelers a chanceto walk a mile or so in each other’s shoes.

It will make for an easier journey for allof us. Believe in NARI.

Certified Remodeler (CR)Designed to recognize and identify full-service remodelers. Candidates musthave a minimum of five years experi-ence and be employed by or own afirm that derives 90 percent of its salesvolume from remodeling.

Certified Remodeler Associate (CRA)Recognizes individuals who activelysupport the remodeling industry, suchas architects, designers, educators,manufacturers, publishers, suppliersand consultants.

Certified Remodeler Specialist (CRS)Reserved for remodelers who specializein a particular area of the industry, suchas roofing or flooring, etc.

Master Certified Remodeler (MCR)This designation recognizes CertifiedRemodelers that have demonstratedcommitment to the remodeling industrythrough support of their local chapter,NARI National, and/or their local com-munity. The MCR identifies CertifiedRemodelers that have withstood the testof time and continue to be successfulwithin the industry. Candidates mustcomplete and submit this application forconsideration by the NARI CertificationBoard. In addition to completing andsubmitting an application to qualify forthe MCR certification, candidates mustbe a Certified Remodeler for a minimumof 10 consecutive years and holdanother NARI certification. Candidatesmust have been involved with their localNARI chapter or NARI National and/orinvolvement as a leader in the localcommunity. Candidates must submit aletter of recommendation from theirchapter executive or chapter presidentor three letters of recommendation fromrecent clients.

Universal Design Certified Remodeler (UDCR)This designation includes remodelerswith knowledge and skills in a broadrange of universal design and remodel-ing. Individuals with the UDCR designa-tion are recognized as experiencedremodelers with skills and knowledge inall aspects of universal design andremodeling. Candidates must completeand submit this application for consider-ation by the NARI Certification Board. Inaddition to completing and submitting anapplication, to qualify for the UDCR cer-tification exam, candidates must havebeen in the remodeling industry for a min-imum of 5 years. Candidates must alsohave completed a minimum of 8 hours ofuniversal design remodeling/buildingrelated education.

Certified Lead Carpenter (CLC)Designed for lead carpenters who areskilled and knowledgeable in the tech-nical, hands-on aspects of their work,but also have demonstrated skill andknowledge in project management,supervision and customer service.Candidates must have a minimum fiveyears experience with at least two ofthose years as a lead carpenter.Companies who believe in providing aquality product will make sure their leadcarpenters are trained and certified sothey can produce better jobs, be moreprofessional, run projects more efficient-ly, and interact more proactively withtheir customers.

Certified Kitchen & Bath Remodeler (CKBR)This designation allows homeownersto identify contractors who do exten-sive work in kitchen and bath remod-eling, and have gone the extra mile to improve themselves and their firm’s capabilities in these areas. TheCKBR certification addresses theunique aspects of kitchen & bathdesign and remodeling, includingtechnical expertise and new productknowledge.

EPA ADVISES HOMEOWNERSOF NEW LEAD RULEIf you live in a home built before

1978, chances are you may beexposed to lead. Common renova-

tion activities like sanding, drilling, anddemolition can distribute harmful leaddust and chips, creating a hazardousenvironment for homeowners.

To protect against this risk, the U.S.Environmental Protection Agency (EPA)has issued a rule requiring the use ofmore stringent lead-safe practices aimedat preventing lead poisoning.

Under the new rule, which began inApril 2010, contractors performing reno-vation, repair, and painting projects thatdisturb lead-based paint in homes, childcare facilities, and schools built before1978 must be certified and must followspecific work practices to prevent leadcontamination.

Lead is a toxic metal that was used formany years in products found in andaround our homes. Lead may cause a

range of health effects, from behavioralproblems and learning disabilities, toseizures and death. Children six years oldand under are most at risk.

The EPA has encouraged lead-safepractices for many years, but the new reg-ulations give remodelers and homeownersa higher standard to refer to. According tothe new rules, contractors working onhomes built before 1978 will have to havea certified lead remodeler on staff.Remodelers will get certified by the EPAby participating and passing a concentrat-ed eight-hour training course about thedangers of lead paint, how to set up workareas that will not expose residents, mini-mize dust, and leave the work area clean.Contractors will use a number of protec-tive measures, including: wearing appro-priate eyewear, clothing, and repertoryprotection on the job. Inside the workareas remodelers will remove furnitureand belongings during the project or cover

them with heavy plastic sheeting, closeand seal vents, and turn off forced air heatand air conditioning systems if necessary.

LEAD PAINT RULE COMMENT PERIOD EXTENDEDThe comment period for the EPA's pro-posal to add clearance testing to the leadrule has been extended to Aug. 6.Remodelers and other affected industryprofessionals are urged to take this extratime to submit comments against addinglead dust testing and meeting lead clear-ance for specific remodeling activities.

The National Association of HomeBuilders (NAHB) has called on the U.S.Environmental Protection Agency (EPA)to drop its plan to require remodelers toperform clearance testing after completingjobs in homes where they either replacedor worked around lead-painted surfaces.

It’s the latest move in NAHB’s ongoingattempts to bring common sense and cost-effectiveness to the Lead: Renovation,

Repair and Painting Rule, which becameeffective April 22.

Ironically, NAHB filed its commentson clearance testing just hours beforeEPA announced it would extend thedeadline to submit letters and petitionsregarding the new rule, which NAHBhad asked the agency to do to allow formore study on the impact of clearancetesting. NAHB members and others nowhave until Aug. 6 to submit comments.

Under the current rule, remodelersmust use a white paper cloth to clean theareas where they have been working andthen compare the color of the residue onthe cloth to an EPA-supplied card todetermine whether the lead paint dust hasbeen removed from any painted surfaces.

Under the clearance testing rule pro-posed by EPA, the remodeler would be

required to send samples of surfaces bothin the work area and immediately outsideit to testing labs or hire a certified testingspecialist to examine the home.

The new rule adds significant liabilityto the remodeling firm as it makes theremodeler responsible for lead exposureissues existing in the home before anywork is performed, as well as outside thearea in which the renovation work hastaken place. The added expenses of test-ing—and accompanying liability insur-ance—will be passed on to the home-owner, making the certified remodeler’swork more expensive.

That’s not just a problem for remodel-ers’ bottom lines, but for consumer safety,NAHB said. “NAHB has consistently rec-ognized that having remodeling activitiesperformed by a professional remodelermakes homes safer, yet this proposal willfurther incentivize consumers to do thework themselves, hire uncertified contrac-tors, or worse—do nothing at all.”

NAHB also questioned EPA’s legalauthority to codify the proposed require-ments. “The proposal is another 180-degree shift from the agency’s 2008 FinalRenovation, Repair and Painting rule, [yet]EPA has not provided any additional dataor evidence to justify dust wipe testing orclearance, and its Dust Study reaffirms thereliability of the cleaning verification workpractice as sufficient for reducing lead dustlevels below the current lead hazard stan-dard,” the comments said.

The comments also questioned theimpact of the proposed rule on the ener-gy-efficiency tax credit and other incen-tive programs, pointing out that themoney consumers receive for insulatingtheir homes or buying more efficientheating and cooling equipment will beeaten up in the additional costs requiredby clearance testing.

those of us who are optimistic and forthose of us who want to be in charge ofour lives, it is time to stop waiting, andmove forward with our lives and plans.Now that you have decided not to putyour life on hold and move forward withimproving your home it is important thatyou make your remodeling experience apositive one. The process starts with thedecision to improve your home. Next it iscritical that you choose the right profes-sionals to work with.

WHO SHOULD YOU WORK WITH?Choosing the right professionals is morethan just finding the remodeler or decora-

tor with the lowest price. It is even moreimportant that the company you chooseto work with is the right company for you.

There have been a number of articleswritten and various publications that tellyou how to choose a remodeler. In thisarticle the focus will be on choosing theremodeler who is right for you so thatyou, your family, and your home willhave a positive experience. Yes, I said“your home.” Depending on the projectyou plan, the life, health, and safety ofyour home may be one of the mostimportant considerations in choosing aprofessional remodeler.

The following discussion is not meantto replace the basics in choosing aremodeler, but to help you go beyond thebasics in your selection process.

LICENSED AND INSUREDObviously you want a contractor who islicensed and insured. In addition to thesecriteria, there are other requirements that contractors must adhere to. Therecently enacted national EnvironmentalProtection Agency (EPA) law on lead hasbeen put in place to ensure the health ofthose who have potential lead issues intheir homes. Be sure to ask if your poten-tial remodeler has been trained in leadabatement and is EPA certified. In addi-tion to checking for licensing and EPAcertification, finding a contractor who isa member of a professional associationsuch as the National Association of theRemodeling Industry (NARI) tells youthat this contractor has gone beyond thebasics and has joined a professional asso-ciation that upholds a code of ethics andsupports continuing education.

It is important that you are fully awareof the differences between contractors.Unfortunately there are still those whoignore the rules because it is easier andcheaper to do so. People tend to thinkthat nothing can happen so why worry.But the big question is what if somethingdoes go wrong. The other question to askyourself is if the contractor is ignoringthe law what else might they be ignoring.It is important that you realize you havevery little protection if you do hire anunlicensed or uninsured contractor.

I often ask myself why someone wouldrisk their most important investment byhiring the cheapest contractor. I will go sofar as to say selecting the right remodelermay actually be a matter of life and death,the life and death of your home that is.Following are two examples of what canhappen when something goes wrong.

WHEN THINGS GO WRONGIn a recent conversation with a client Iwas reminded of a home remodelingtragedy I heard about two decades ago.At that time, the story was shocking. Infact it is still shocking—what is worse isthis type of thing still happens.

The original tragedy involved a familyin upstate New York who decided toremodel their home by first enlargingtheir basement. To make the basementusable, it was determined that two feet

needed to be dug out. To gain access tothe basement, the contractor needed tolift and move the house. Unfortunately,in the process of moving the house, theydropped it. Yes, you read right. Theydropped the house. If this doesn’t soundbad enough, it gets worse. The contractorwas not insured. Fortunately for this fam-ily of five, they were part of a churchcommunity which helped them find tem-porary housing, while their house wasput back together. It took over a year toput the house back together.

This recent tragedy was reported to meby a client from the Midwest. He hadbeen disappointed that he had not beenchosen for a particular project. Thehomeowners wanted to save somemoney, so they chose the low bidder.Recently my client was in the area anddecided to drive by to see how the projectwas going. He was shocked and quite dis-mayed to see that the house had col-lapsed. Although he doesn’t know thedetails of what happened, he was told bytheir architect that the couple had tomove to an apartment.

As I was thinking about these two situ-ations, I had to ask myself, why wouldanyone want to leave such an importantdecision and valuable asset to chance?You are probably thinking that wouldnever happen to you; let’s hope it doesn’t,but let’s also take an ounce of prevention.

PREVENTION IS KEYYou may be thinking that your project issmall and there is no way you could endup with a collapsed house. The worst thatcan happen is probably proportionate tothe size of the project. While this may betrue, remember you may have to look ata poorly done renovation for years oruntil you decide to have the job redone. Ihave had clients tell me that they aredoing a bathroom or a kitchen for some-one who had the same project done with-in the last few years. I’m sure that youwould rather do your project right thefirst time, instead of having to do it twice.

Keep in mind that a professionalremodeler will also use professional sub-contractors for electrical and plumbingwork. Obviously, you want a safe electri-cal installation. You also don’t want a

plumbing mess to handle, especially waterdamage to your newly renovated home.

Now that we have looked at some ofthe basics in pre-screening contractors,let’s look at the finer considerations inchoosing the remodeler who is the rightremodeler for you.

ALWAYS CHECK REFERENCESIt is always beneficial for you to speakwith references. I would not considerworking with someone who can’t providereferences. When you speak with thesereferences ask about how the projectwent. Also ask what they liked most andwhat they liked least. Although they mayhave loved the contractor, there is usuallysomething that they liked least.

Another part of your decision inchoosing a contractor is to gaugewhether the contractor has experience inthe type of project you are interested in.For example, if you want to renovateyour kitchen you would want to choosesomeone who specializes in kitchens.Even beyond that there are many differ-ences. Some contractors have moreexpertise in different areas of construc-tion. Some specialize in doing simple,straightforward work, while others spe-cialize in designing the project aroundyour needs. It is important for you to

determine who will best suit your specif-ic needs. A professional contractor isconfident in explaining his services andexperience. He will gladly provide youwith multiple examples of previous proj-ects similar to the one you have in mind.

COMMUNICATION IS CRITICALNow that you have done the preliminarysteps in selecting the remodeling profes-sional you want to work with it is timefor your next step. The initial meetingwith the potential contractor can tell youa lot about what the future holds if youdecide to choose this remodeler.

A key aspect in choosing your contrac-tor is communication. Depending on thesize of your project you could be dealingwith your contractor for an extendedperiod of time. Therefore it is critical thathe is willing to listen and communicate.For you, that means that he pays atten-tion and appreciates your needs and isable to clearly explain all aspects of theproject. Listening to and understandingyour needs can make or break your proj-ect. You want to work with someonewho listens, is open to your ideas, butwho can also recommend solutions tosatisfy your dreams for the project. Bothyou and your contractor must realize thatthis is your home and your project.

Communication is critical to a success-ful outcome, whether your project is asmall enhancement or a major homeimprovement. It starts with the profes-sional remodeler asking the right ques-tions and listening to your answers. Itincludes his ability to understand yourneeds, wants, and goals. It also includeshis ability to rapidly assess the projectand create a proposal that is understand-able without being over complicated.

BE HONESTThese abilities encompass a sense of car-ing and honesty and the willingness to dowhat it takes to satisfy you. Just as youwant to work with a contractor who iswilling to communicate to you, it isequally important that you communicateopenly and honestly to him. With goodcommunication you will end up with asuccessful project, a project that satisfiesyour hopes and dreams, and a projectthat your contractor will be proud of.

Rather than focusing on price negotia-tions, I suggest that you and your con-tractor focus on creating your dream for

your home. Keep in mind that this reno-vation, whether small or large is some-thing that you may be living with foryears to come. You certainly don’t wantto have any regrets or wish that you haddone it differently. The small amount thatyou save now may not be worth it in thelong run. By communicating with yourprospective remodeler, together you willbe able to make your dream a reality.

BE CLEAR ON YOUR BUDGETTo establish a good working relationshipwith your contractor honesty is neededon all sides. It is best to share not onlyyour needs and wants for your renova-tion, but your restrictions as well.Unfortunately I often hear about thebroken relationships caused by lack ofinformation from the beginning. Inorder for a professional to create asound, realistic plan for your project, itis important that they have some type ofidea of your budget. I know that manyof you will resist this, however I want topoint out that it is next to impossible foranyone to create a project plan and pro-

posal unless they have some idea ofyour financial limits.

It doesn’t have to be the exact amountof money you can afford, but you need togive some parameters to the remodelingprofessional. This will guide them indeveloping the project and selecting mate-rials. A good remodeler will be able to giveyou various ranges and you can choosethe range that will be most comfortable foryou. Otherwise the prospective contractoris hampered in determining which way togo. If the project is too low-end you willbe disappointed because it doesn’t have allthose things in which you want included.On the other hand if it is too high-end youstand the chance of falling in love withsomething that is just not affordable. Ineither case you both lose.

WHAT ARE FREE ESTIMATES?Another area to address is that of freeestimates. We all see ads for free esti-mates, but most of us don’t know whatthat means. What it should mean is thatthe potential contractor will meet withyou to get an idea of what home improve-ments you are interested in. Once thescope of the project is loosely defined, thecontractor can give some ball park ranges.A free estimate does not mean that thecontractor will create a design, or do adesign analysis and feasibility study. Thatis beyond the scope of a free estimate.Professional contractors deserve to becompensated for designs or anything thatrequires significant analysis.

By selecting a contractor that will do aprofessional analysis up front, you willultimately save time, money, and aggra-vation. By getting all the questionsanswered up front there will be fewer sur-prises and fewer change orders.

I suggest you and your contractorfocus on buying your dream, rather thanjust negotiating price.

Selecting the right contractor foryour remodeling project is one ofthe most important parts of a suc-

cessful remodeling project. The processof choosing the right firm can be labori-ous, but a thorough vetting here will savea lot of heartache later on.

Checking licenses and insurance are amust and, starting this past spring, check-ing whether or not the firm you are inter-ested in working with has been certifiedby the Environmental Protection Agency(EPA), to comply with the newRenovation, Repair, and Painting (RRP)rules, if your house was built before1978, and the work involved meets cer-tain criteria.

CHECK REFERENCESEqually important is contacting your con-tractor’s references, and seeing some of thework; preferably some that has been com-pleted and some that is under way. Youmight think “Hey, OF COURSE thisfirm’s references will say good things aboutthem!” While that’s certainly true, talkingwith your potential remodeler’s past clientsis a great opportunity to ask them ques-tions about things that are important toyou. If you go crazy at the thought of dust,you might want to ask how that was han-dled. If timely communications are impor-tant to you, you might ask how the firmdid in that area. Did the contractor give hisor her clients a schedule and, if so, howwell was that schedule followed? The pointis that references, if asked the questionsthat are important to you, are a wealth ofunvarnished information.

Having done your due diligence, youmust now evaluate your candidatesfinancially. How much are they chargingfor the work you want done?

Arriving at that point happens in oneof two ways: either you have selectedyour contractor early in the designprocess and worked together along theway to refine the costing; or the projecthas been designed and put out to bid bythe designer or architect.

DETERMINING YOUR BUDGETWhen working with a design-build firm,the budget has generally been established

at the outset, so final numbers are rarelya complete surprise, assuming the scopeof work has remained unchanged. Whenworking with an outside architect andsubmitting the plans for multiple bids,there can often be surprises, as the differ-ent contractors are not necessarily toldwhat your budget is.

Whether you go the route of progres-sively working with your contractor, orusing competitive bidding, it is impor-tant that your budget be made clear toboth the architect/designer, and to thecontractors pricing the work. Sharingthis information freely requires trust andthe view that your project is not anadversarial relationship between threeparties, but rather like a three-leggedstool, where each leg is important. Thefruits of this trust are designs that arebuildable, and a relationship with yourcontractor in which he or she feels free togive you the benefit of their hard-earnedexpertise, and one in which they canearn a profit as well.

THE WAY IT WORKSOnce the numbers come in, contractorsgenerally work in one of two ways. Onprojects where the scope of work is fullydefined, the plans are thorough andcomplete and all products and finisheshave been selected, your contractormight give you a fixed price to build theproject. As the client, you have the com-fort of knowing that, unless you deviatefrom the scope of work, or unforeseen

conditions are encountered, the pricewill remain unchanged.

The other side of the coin is that thecontractor, because the price is fixed,will probably want to account for someworst-case scenarios, which would drivethe cost of the project higher. IfMurphy’s Law doesn’t come into play,your contractor will pocket the savings,but will also be covered in the event thatit does.

On projects where there are morevariables, or where the design has notbeen completed before starting con-struction, your contractor might preferto work on what is known as a “costplus a fee” or “time and materials”basis. Under this arrangement, yourcontractor will generally be able to giveyou a rough idea of the final cost, butwill bill you directly for the work that isdone. Typically you and your contrac-tor would agree on what hourly ratewould be used in billing for their per-sonnel, whether project management is

included etc., and what markup wouldbe applied to direct costs, such as mate-rials or subcontractors.

Depending on the size and scope ofthe project, your contractor might chargea set fee, which would not change unlessthe scope of work changed, or he/shemight leave their fee open ended. Also,depending on how well defined the workis, your contractor might agree that thefinal cost will not exceed a certain total—perhaps 10 percent to 15 percent morethan what a fixed price might be. In thisarrangement, if Murphy’s Law doesn’tcome into play, it is you who pockets thesavings. If costs run over, however, it isalso you who assumes more risk.

Either method of working with yourcontractor will work fine, as long as youunderstand whose interests are at stake ineach. For example, if you have selectedyour contractor using competitive bid-ding, you need to know that, the priceyou receive represents that contractor’sinterpretation of the plans and specifica-

tions they were given. Which is to saythat, if something you want didn’t end upon the plans, it will not likely be fur-nished for free later on, since the contrac-tor, in order to be awarded the job, needsto keep costs as low as possible. Likewise,if you are working on a “cost plus a fee”basis, you will need to be vigilant as thejob progresses, in keeping your scope ofwork in mind, as failing to do so can leadto costs spiraling higher than you’d like.

TRUST IS KEYWhichever method you and your con-tractor agree on, trust is vital. With it,either way will work fine. Without it, nei-ther will.

When Chris Liss and husband Frank decided toremodel their kitchen, the main priority was a fami-ly and environmentally friendly design with plenty

of space to accommodate her passion for cooking and enter-taining. As a former partner in a restaurant, Chris knew shewanted the remodel to incorporate specific features.

“I love to cook; I knew that I wanted a restaurant-qualitykitchen with high-end appliances,” she said. Those featuresinclude open cabinets for easy access, cleaning, and plenty ofwide-open countertop space for prep work and family time.“We live in our kitchen; the kids do their homework there, andthey like to hang out when I cook.”

Their existing floor plan didn’t work for them. The diningroom was separated from the kitchen and there was no way tosee guests while cooking or preparing food. “It wasn’t great forentertaining and we wanted to open up our existing dining roomand have a bigger area to congregate,” Chris said. To accomplishthis, walls were removed and reconfigured and an 18' two-levelisland was installed.

FINDING THE RIGHT REMODELING COMPANYSynergy D&C of Reston, VA, provided the design services for the Liss family kitchen re-design and recommendedKirkpatrick’s Construction LLC of Clifton, VA, for the con-struction services necessary to bring the design to life. “Synergyhad successfully worked with Kirkpatrick’s Construction onmany other projects and recommended we contact them for ourremodeling project,” Chris said.

After meeting with Owner Jason Kirkpatrick, the Liss’ wereimpressed. They liked Jason’s forthright, hands-on-approachand the quality of construction and attention to detail evidentin the projects they previewed. “We met with Jason and his staffand discussed plans for what we wanted in our new kitchen,”Chris said. “They were very professional, open, optimistic, andapproachable. They really are a perfect team to work with.”

ENVIRONMENTALLY FRIENDLY“A huge priority for me was that our project be as green as pos-sible,” Chris said. “I wanted to use as many natural and envi-ronmentally safe products as feasible. Jason is thoroughlyknowledgeable and was able to suggest what products we coulduse to help this goal become a reality.”

The Liss’ sons have severe allergies and special needs, andthe Kirkpatrick’s team was extremely effective at isolating thearea of renovation to protect the rest of the home from thedust and debris of construction. One of the extras they pro-vide is a hepa-filter dust machine that keeps the air circulatingwhile cleaning the air and thus minimizing dust. “They werefantastic about keeping the mess at a minimum,” Chris said.“They were so sensitive to our needs as a family and we reallyappreciated that.”

It was very important to the family thatthey use no volatile organic compounds(VOC) paint. Paints and finishes releaselow-level toxic emissions into the air foryears after application. The source ofthese toxins is a variety of VOCs, which,until recently, were essential to the per-formance of the paint.

New environmental regulations, andconsumer demand, have led to thedevelopment of low-VOC and zero-VOC paints and finishes. Most paintmanufacturers now produce one ormore non-VOC variety of paint. Thesenew paints are durable, cost-effectiveand less harmful to human and environ-mental health.

In addition to using no VOC paint, thecouple chose Marmoleum flooringthroughout their kitchen. Marmoleum isa new floor choice for homeowners inter-ested in green building materials becauseit’s sturdy and made from renewablematerials. “I love the flooring. It’s easy tokeep clean and it actually gets moredurable over time,” Chris said.

CHEF-FRIENDLY KITCHENThe Liss’ chose stainless steel appliancesand included stainless steel shelving toreflect a chef-style kitchen. “It reallymakes cooking easier and I love the wayeverything turned out,” she said. Everydetail of the kitchen is laid out to suit the

family’s needs. The microwave forinstance is built under the counter, whichprovides easy access for the kids.

“Jason and the Kirkpatrick’s team dida great job,” Chris said. “I highly recom-mend them to anyone doing a remodel-ing project. We cannot wait to have theKirkpatrick/Synergy team back to designand remodel our master bath.”

When Paul Argy and hisfiancée’, Kelly, were searchingfor a home in 2009, they came

across a home they weren’t very interest-ed in—until they saw the same house ina different location and realized it wasn’tthat they didn’t like the layout of thehome, it just wasn’t decorated or renovat-ed to what they wanted.

They went ahead and purchased the10,000-square-foot home and decided torenovate most of the home and make itwhat they wanted. Paul, who lived inthe home for most of the renovations,was working with Barbara Hawthorn,an interior designer, and he tasked hisadministrative assistant to search outarea remodeling companies.

FINDING THE RIGHT REMODELERShe came up with about six area compa-nies and Paul interviewed all of them. Hebasically narrowed his search down tofour and then down to the final two—oneof which was Vass Construction, Inc. inGreat Falls, VA.

Michael Vass, Owner of VassConstruction, met with Paul and ulti-mately Paul decided to work with him.“After I met with Michael, I felt I couldcommunicate with him better than theother candidate and he had some greatideas. With the project being so exten-sive, I felt that I could work with him thebest,” Paul said. “The prices of eachcompany were basically the same, and Ijust really got along with Michael.”

EXTENSIVE WORK THROUGHOUTThe five-bedroom, four-full bathroom,and two half-bathroom home includes aswimming pool, a pool house, a walkoutbasement, and is situated on two and ahalf acres of land.

According to Michael, the plansincluded adding a new second-floor bed-room and bath, they completely reno-vated the basement area, removed a wallon the main first level including an exist-ing fireplace and added a brick chimney(to match the brick on the outside of thehouse) and two stone fireplaces inside—

one on the main level and one in thelower-level basement. They reorganizedall of the lighting throughout the homeand replaced the flooring throughout.The renovation project included thepainting and wall papering elementsthroughout the home as well.

THE FIRST LEVELA wall was removed on the first level alongwith an existing gas fireplace and replacedwith a custom stacked-stone fireplace.All of the flooring was removed and theyinstalled hand-sculpted hardwood floorsthroughout the main level. Most of thelighting was reorganized and installed.

In the kitchen/dining area, the existingcounter only had enough room to fit twopeople on stools. They extended a granitecounter where four bar stools are placedaround it but there is actually room for five.“It really makes for a nice gathering areaand where you can casually eat,” Paul said.

The entire builder grade railing wasremoved. New metal balusters and proper floor treatments complement the

views. Removing a simple travertinefloor in the foyer and installing newmarble flooring throughout the foyerand into the main hall elevates the hometo spectacular.

THE LOWER LEVELThe newly renovated lower level nowincludes a full bar with a beer tap, dish-washer, and refrigerator. They replacedan existing unfinished video room withan exercise room, where one wall is allmirror. Michael outlined the mirrorwith the same wood that is used in themain level of the home. “It all flowsvery nicely,” Paul said.

Since there used to be nowhere tochange into pool attire and the basementleads out to the pool area, VassConstruction put in a spa bathroomretreat. The bathroom includes a spashower system, a changing area, and twosinks creating another full bathroom.

They also created a custom-built score-board to conceal the electrical panels for

the pool table area with all recessed light-ing throughout. They coffered the ceil-ing in the basement and installed a cus-tom-stacked granite fireplace. The low-grade carpet flooring was replaced withradiant heated marble flooring through-out, then for the lower level foyer areathey custom-cut a new marble floor intoa beautiful herringbone pattern borderedwith hardwood flooring matching thefloors above.

CIRCULAR DRIVEWAYVass Construction even re-did the drive-way leading up to the home. Paul, whohad found a detailed picture in a maga-zine of what he wanted, asked Michael if he could do anything like what he saw.Michael and his team replaced the exist-ing asphalt driveway with a beautifulstone circular driveway up to the home.They replaced the existing brick monu-ments and replaced them with custom-built stone ones, which greatly enhancedthe entrance to the house.

THE UPPER LEVELLastly, Paul moved out for a week andstayed at his home in Florida while theytransformed the master bedroom andthen later added a bedroom and bath tofill in a wide open loft area upstairs, thusconverting the home into a six-bedroomhome now boasting six full bathroomsas well.

“I really am pleased with the way itturned out,” Paul said. “There were a lotof changes, and it looks like a complete-ly brand new house. Michael had manygreat ideas and he did a great job on com-ing up with solutions and ideas for theproject while it was in motion. VassConstruction did an outstanding job andI would definitely recommend them.”

Over the 31 years that the Maklanfamily has lived in this four-bed-room, two-and one-half bath-

room brick colonial home, they have doneseveral remodeling projects, including anew kitchen in 1979, bathroom updates,and numerous cosmetic improvementsthroughout the house. This time, theywanted to open things up a bit and makethe home’s square footage more useful.

On the back of the house there wasan existing screened-in porch, whichcouldn’t be used year round and which,due to inconvenient access and difficul-ty keeping clean, was used little even infair weather. The owners wanted tomake this room inviting and comfort-able all year round. In particular, theywanted to connect it directly to thekitchen, which was also at the back ofthe house.

RESEARCHING AREA REMODELERSContemplating a remodeling project,they attended an area home show.There, they met Jonas Carnemark, CR,CKD, Owner of CARNEMARK, inBethesda, MD. Jonas was doing a presentation on remodeling and whathomeowners should expect whenembarking on a home remodeling project. After his presentation, the

Maklans met with him and made plansto meet at their house so Jonas and histeam could look at it and come up withsome options.

“We called several of CARNEMARK’sreferences and went to see a variety ofcompleted projects,” Claire said. “Becausewe liked what we saw and what we heardabout working with CARNEMARK, wedecided to proceed with them.”

According to Jonas, the clients wantedto create a multipurpose, year-round sun-room that would enable them to enjoyviews of their garden. The existing porchwas not heated or air conditioned andhad inconvenient access through the liv-ing room. In fact, the awkward flow ofthe home’s layout resulted in them notusing the space much at all.

“The clients wanted to integrate thesunroom into the rest of the house,update their existing kitchen, expand therear entrance with a mudroom, andimprove the master suite by makingroom for a larger closet and luxury bath-room,” Jonas said.

According to Claire, the home had typi-cal, small “1930s closets and bathrooms.”

OVERCOMING CHALLENGESOne of the biggest challenges centered on the garden. “Adding significant expan-sion to the back of the house would havedisturbed its mature plantings,” Jonassaid. Instead, an interior breezeway withfloor-to-ceiling glazing now connects thekitchen, sunroom, and rear foyer withample storage. This was made possible bybuilding over the exterior stairwell andextending the foundation just a few feet.The sensitive design solution remainslargely within the original footprint.

Another challenge was to ensure thatthe remodeled back of the first floorwould integrate well with the rooms inthe front of the house. A beautiful large-format porcelain tile floor—that simu-lates corten steel—coordinates perfectlywith the dark hardwood floors in theother rooms and creates a coherent lookas you go from one room to the next.

WARM AND INVITINGThe organic feel of the sunroom andbreezeway carries into the kitchen whereclunky, exposed soffits gave way to newflush steel I-beams for a smooth ceiling.

In the kitchen, wood, volcanic, andSilestone counters combine with beechand glass cabinetry and earth tones tocreate a warm, natural palette.

MASTER SUITESimilar materials find their way upstairsinto the master bathroom, where lime-stone, tile, a heated floor, glass, and neu-tral paint tones lend a spa-like atmos-phere that works with the more tradition-al bedroom.

The spacious new walk-in closet andample yet cozy bedroom complete theupdated master suite.

PRACTICAL SOLUTIONS USED THROUGHOUTDesign details create practical solutionsand visual connections throughout thisseamless whole-house renovation.

On the first floor, the existing powderroom used to open from the kitchen. “Inaddition to the awkward access, this tinyroom had bulky old fixtures and reallyneeded an update. CARNEMARK reori-ented the room for improved privacy andhelped us come up with a new look that
