Siouxland Retains Top Spot!
Ranks First in the Nation for Economic Development
For the sixth time in the last decade, the Siouxland Metro ranks
first in the nation for economic development by Site Selection
magazine. The region also earned top billing in 2007, 2008, 2012,
2013 and 2015. The Siouxland metro ranked second both in 2009
and 2014 and finished third in 2006. The region has ranked in the
top three nationally in its population category in a remarkable nine
of the last eleven years.

USS Sioux City
On June 23, 2012, the Secretary of the United States Navy, Ray
Mabus, traveled to Sioux City, Iowa to announce his decision to name
a ship after Sioux City. Secretary Mabus stated that he decided to
name a Littoral Combat Ship (LCS) "after a Midwestern city from
America's heartland, to honor the patriotic, hard-working citizens of
Sioux City, Iowa for their support of and contributions to the military."
The Littoral Combat Ship USS Sioux City is the first naval vessel to be
named in honor of Sioux City, Iowa.
The USS Sioux City will be the 11th of the new class of ships, designed
to sail nearer the coast—in the littoral zone—and into shallow waters.

• February 19, 2014 - Ceremonial “laying of the keel” at the
Marinette, WI shipyard
• September 2015 – The Captain of the USS Sioux City and
other crew members were guests at the Siouxland Chamber
of Commerce Annual Dinner where the crest of the USS Sioux
City was unveiled to the public
• January 2016 – “Christening” by the Ship’s Sponsor, Mrs.
Mary Winnefeld, and launch of the USS Sioux City
• Summer 2018 - “Commissioning” of the USS Sioux City at the
Naval Academy in Annapolis, MD
Floyd Valley Healthcare Le Mars, Iowa
Floyd Valley Healthcare’s north addition, a $23.5 million project, was
completed in Le Mars this past year. This project added over 23,000 sq. ft.
in the lower level, housing the family medicine clinic, business office and
registration. The nearly 18,000 sq. ft. upper level of the addition houses
the new Surgery Center and administrative offices. An additional $2.6
million capital campaign provided for a new MRI machine.
Le Mars Ethanol Transload Facility Le Mars, Iowa
The Le Mars Ethanol Transload Facility was completed in 2016. This
investment in the Le Mars Industrial Park, Third Addition, includes a multiple
track design, a 300,000-gallon storage tank as well as office space. This
facility provides access to various markets for Plymouth Energy, L.L.C.
McCormack Distributing Company Le Mars, Iowa
McCormack Distributing continues to expand their Food Service Equipment
and Product Lines in Le Mars, Iowa. They are nearing completion of a 6,000
sq. ft. addition to handle the additional volume. McCormack has been in
business since 1955 selling the top food service equipment brands such as
Taylor Ice Cream Machines and Broasters. Over the years, they have added
other leading manufacturers such as Flavor Burst, Hoshzaki and Lainox.
Currently under construction, Gold Circle will consist of 3-4
buildings and 5 acres with over 50,000 sq. ft. of Class A office space.
The Gold Circle development represents a $15 million investment
and will create over 150 professional jobs. One building is
completed with the second building expected to be completed in
the Summer of 2017.

Dakota Dunes, South Dakota
Nor-Am Cold Storage Le Mars, Iowa
Nor-Am Cold Storage, a top 25 Public Refrigerated Warehouse in North
America, opened a 120,000 sq. ft. warehouse addition in November 2016.
The $17.5 million addition added over 18,000 pallet spots as well as 13 jobs.
Nor-Am offers global export services, custom boxing, tempering, kitting and
pre-price services as well as domestic distribution for their customers.
ABS Storage LLC completed a new 8,450 square-foot building that will
house a financial services office and storage bays for commercial and
private lease. The new office added 1 new job with the potential for
more employment opportunities to the community and had an
estimated capital investment of $390,000.
Wells Enterprises Le Mars, Iowa
To allow for an increase in demand of packaged ice cream and
frozen novelties, Wells Enterprises added two production lines to
the South Ice Cream Plant, bringing the number of manufacturing
lines in this facility to 41. This expansion project also provided for
additional locker room space and renovated break rooms. Total
investment for this project was approximately $40 million and
created 80 jobs.

Five Sons LLC Apartments North Sioux City, South Dakota
Five Sons LLC completed construction on a new, 7-unit apartment
building, which will serve the community’s growing residential
population. Capital investment for the project was estimated at
around $300,000.
Outpost Optical Rabbitt Family Vision Center North Sioux City, South Dakota
Outpost Optical Rabbitt Family Vision Center, a long-time provider of
preventative health care services to area residents, began a remodel of the old
Tomicelli’s Pizza building for their new location. The company currently has 8
employees and hopes to add additional jobs once the remodel is complete.
The capital investment is estimated at $150,000 for the first phase.
Royal Canin USA North Sioux City, South Dakota
A $100 million investment, Royal Canin USA, a subsidiary of Mars,
Incorporated, announced the construction of a new, state-of-the art
manufacturing facility in North Sioux City, South Dakota. The new facility is
scheduled to begin production in April 2019 and is being built to meet
leading-edge environmental standards, and will pursue a LEED Gold
Certified designation upon completion.
Riverbend Townhomes Sergeant Bluff, Iowa
The City of Sergeant Bluff has collaborated with a developer to design a master site plan for a 256-unit townhouse apartment project. Lloyd Companies has platted and planned for this $15 million project and began construction on Phase 1A, a $3.5 million project, including 60-units consisting of 1, 2, and 3 bedroom units with internal garages. The project will add a clubhouse, playground and swimming pool in future phases.
Serenity Point First Addition Sergeant Bluff, Iowa
Sergeant Bluff’s single-family subdivisions have been a key economic development component over the last 20 years. Serenity Point has
been zoned and platted for 78 new single-family residential lots. Construction will take place during Spring 2017 with new lots
available in July. Infrastructure constructed in phase 2 will accommodate traffic and utilities for a small commercial area south of
the subdivision.
Sergeant Bluff Park Sergeant Bluff, Iowa
The City completed the construction of a 117.5 acres’ project for
shovel -ready development. The infrastructure project, estimated at $3
million, allows for a new farm to market route away from the Schools
campus and for a new light manufacturing development corridor for the
City. The zoning has accommodated for light manufacturing businesses
specializing in technology. The City is in the final stage of Certified Site
designation from the Iowa Economic Development Authority for the
property. This designation will allow for attention from site selectors
from across the country.
Sergeant Bluff Senior Center Sergeant Bluff, Iowa
The City of Sergeant Bluff, working through a private/public partnership with Kingsley State Bank (KSB), acquired and
renovated a 30’ x 60’ temporary bank building into a new community senior center. The new facility can provide services
to 50 people for weekly meals, coffee times, soup suppers, movie nights, computer classes, cards, and a growing number of
senior programs throughout the year.
Sioux City Named SBA Community of the Year & Awarded for Excellence in Entrepreneurship
Sioux City, Iowa
The Iowa District Office of the U.S. Small Business Administration named
Sioux City its 2016 SBA Small Business Community of the Year and Sioux
City Economic Development received the Silver Excellence in Economic
Development Award in the Category of Entrepreneurship from the
International Economic Development Council (IEDC).
American Natural Processors Sioux City, Iowa
Renovations continued on the 224,000 sq. ft. former Sioux Tools facility
on Floyd Blvd. The company is expanding its specialty organic and non-
genetically-modified protein manufacturing business.
Cloverleaf Cold Storage Sioux City, Iowa
Long-time cold storage company, Cloverleaf, announced plans to
expand its operations in Sioux City’s Bridgeport Industrial Park. The
company will add 8 new jobs and invest $18 million in new construction,
machinery and equipment.
Cone Park Sioux City, Iowa
Located in Morningside near Lewis & Clark Stadium and the IBP Ice
Center, Cone Park will include an outdoor ice skating rink, a tubing hill
with tow ropes, cross country ski trails and professional snowmaking
equipment. The park will also feature a splash pad, recreational trails
and green space for use during the non-winter months, along with a
day lodge to be used year-round for special events. A groundbreaking
was held in August 2016 and is anticipated to be open to the public in
December 2017.
Bruening Eye Clinic Sioux City, Iowa
The comprehensive medical and surgical eye care clinic announced
plans to expand its practice by constructing a new $1.6 million medical
and commercial office building in the Sunnybrook area.
Consumers Supply Distributing Sioux City, Iowa
The wholesale distributor of agricultural and animal nutrition products
completed a 51,000 sq. ft. expansion of their operations in Sioux City’s
Bridgeport Industrial Park.
Echo Electric Sioux City, Iowa
Wholesale electric company, Echo Electric Supply of Sioux City,
completed construction of a 45,000 sq. ft. warehouse and distribution
facility with a $2.79 million investment and creation of 13 new jobs.
I-29 Reconstruction Sioux City, Iowa
Work continued on the $400 million reconstruction project expanding the 13-
mile stretch through Sioux City to six lanes. Targeted completion is Fall 2020.
Pearl Street Park Sioux City, Iowa
Sioux City Parks & Recreation worked with students from the
University of Iowa, SmithGroupJJR and a local group of
stakeholders to develop concepts for the new greenspace at 620
Pearl Street. Located across the street from the new LaunchPAD
Children's Museum, the park received $500,000 from local
philanthropist Regina Roth and construction is slated for
summer 2017.
Grandview Park Disc Golf Course Sioux City, Iowa
Sioux City resident, Jordan Brummond, designed a nine-hole disc golf
course for Grandview Park and presented the concept to the Sioux City
Parks & Recreation Advisory Board. With the help of the Mayor's Youth
Commission they were able to raise $4,500 to construct the course with
a grand opening in October 2016.
Rocklin Manufacturing Sioux City, Iowa
The long-time Sioux City manufacturing company announced plans to
renovate an 1880’s two-story brick building and demolish its other two
buildings, an investment of $1.39 million.
Seaboard Triumph Foods Sioux City, Iowa
Construction continued on the new $264 million state-of-the-art
pork processing facility by Seaboard Triumph Foods in Bridgeport
West Industrial Park. A second shift was announced in early 2017
with employment anticipated around 2,000. Completion is
anticipated in summer 2017.
Summit at Sunnybrook Village Sioux City, Iowa
Construction continued on the $20 million, 225 market-rate
apartment complex in the fast-growing Sunnybrook retail area.
The new class “A” master-planned development held a ribbon
cutting and began leasing apartments in the fall. The project
consists of eight buildings on 13.5 acres and includes amenities
such as a resort-style swimming pool, clubhouse and fitness
center.
Time Management Systems (TMS) Sioux City, Iowa
TMS provides time and attendance hardware and software and door
access systems and has plans to construct a new 5,000 sq. ft. building.
The $600,000 project will allow continued growth for the company.
Tri Rinse Sioux City, Iowa
An environmental contractor serving commercial, industrial and
agricultural markets nationwide, Tri Rinse has opened a seed bin
wash operation and warehousing center in Sioux City. Their
146,000 sq. ft. location has 12 employees.
Virginia Square Sioux City, Iowa
Renovation continued on four, multi-story warehouse buildings to office
and commercial uses on the lower floors and loft apartments and
condominiums on the upper levels. The $24 million private
redevelopment project of Ho-Chunk, Inc. known as “Virginia Square” is
located along Virginia Street, positioned at the new primary entrance
into downtown following the reconstruction of I-29. The 100 Virginia
Square building, a former creamery, is now leasing one-bedroom and
two-bedroom apartments.
Westrock Sioux City, Iowa
Westrock, a leading multinational provider of paper and packaging
solutions with two existing corrugated manufacturing plants in Sioux
City, announced plans to invest $48 million to expand one of those
facilities and consolidate their manufacturing operations to the
newly expanded facility.
Beef Products, Inc. (BPI) South Sioux City, NE
Beef Products broke ground on a $20 million expansion for their
automated cold storage facility on the north end of their existing
production facility. The new facility will be approximately
90,000 sq. ft. and is expected to create 15 new jobs. The
positions will be a mix of traditional warehouse jobs, forklift
operators, and employees with extensive computer and
maintenance knowledge.
CHS Inc. South Sioux City, Nebraska
CHS Inc., a leading global agribusiness owned by farmers, ranchers,
and cooperatives across the United States, is planning a $1.5 million
expansion at their current location in the Roth Industrial Park.
Gerkin Windows and Doors South Sioux City, NE
Gerkin Windows and Doors continues to grow and expand at
their 5000 Rhino Road location in South Sioux City. This year the
company grew with 20+ employees as well as broke ground on a
70,000 sq. ft. expansion.
Great West Casualty Company South Sioux City, Nebraska
Great West Casualty Company started a major expansion at their 1100
West 29th street location in South Sioux City. This beautiful facility is
visible to traffic on Highway 77, and the $13 million expansion will allow
Great West to continue to grow. Construction is scheduled to be
completed in 2017.
Green Star Energy South Sioux City, Nebraska
Green Star Energy, a new company that was announced in 2016, is
looking to break ground this spring at their new location in Roth Industrial
Park. The $13 million facility is a premier U.S. renewable energy company
that will be headquartered in South Sioux City and specializes in the
designing, engineering, and manufacturing of modular and custom
biomass gasification systems, including tailored energy programs and
solutions.
Hot Water Products South Sioux City, Nebraska
Hot Water Products, a new business in South Sioux City at 3301 Daniels
Lane, has invested over $1 million in a one-stop shop for equipment
related to water heaters, hydronic boilers, steam boilers, heating
appliances, tanks, pumps, and a full range of accessories.
K & B Transportation South Sioux City, Nebraska
K & B Transportation invested $3.2 million in a 20,250 sq. ft. addition.
With the addition, K & B was able to add 50 trucks and drivers, as well as
15 non-driving staff members. The K & B expansion took place near their
4700 Dakota Avenue site.
AGP, Inc. Woodbury County, Iowa
AGP, Inc., the largest cooperative soybean processing company in the
world and a leading supplier of soybean meal and refined vegetable oils,
completed construction of its $90 million vegetable oil refinery in March
2017 and expects completion of the $38 million bio-diesel plant
expansion in July 2017. In total, the combined projects are expected to
create 23 new full-time jobs.
Char-Mac Assisted Living, City of Lawton Woodbury County, Iowa
Char-Mac Assisted Living, a privately-owned and top award winning
assisted living facility in the region, approved plans for a $4.675 million
investment to construct a new memory care facility and senior-living
apartment complex. The project is expected to create 20 new jobs.
GELITA USA, Inc. Woodbury County, Iowa
GELITA USA, Inc., the world’s leading supplier of collagen proteins,
announced a $22 million investment for the construction of a new
collagen peptide processing facility. The project is expected to create 21
new full-time jobs.
