When you’re buying a home, particularly your � rst home, you will need the advice of
several professionals: builder, lawyer, mortgage broker or banker, � nancial advisor and so on. But none of them has the personal stake in the deal that you do. Indeed, it is your transaction, your future and, ultimately, your money.
� is is why it’s essential to ask questions. Don’t understand something? Ask. Don’t get a satisfactory answer? Ask again.
Take this scenario brought to our attention by Alyssa Richard, CEO of ratehub.ca. First-time buyers who are looking to buy together with a buyer who is not a � rst-timer, can still use the Home Buyers’ Plan to withdraw $25,000 from their RRSP, tax-free, for a down payment. But they cannot
claim the First-Time Home Buyers’ Tax Credit of $750.
“Another surprise had to do with land transfer tax rebates. In Toronto, qualifying � rst-time homebuyers can claim a total rebate of up to $5,725 for both the Ontario and Toronto land transfer tax. If you’re buying with someone who is not a � rst-time homebuyer, many � rst-time buyers assume they can’t claim those rebates. But you can – 50 per cent is yours to claim.” Instead of being able to claim the full rebate of $5,725, you could claim $2,862.50, which of course is better than nothing.”

Whether you’re relocating from one coast to the other or moving to your
� rst place out of your parents’ home, moving can be hectic, exciting and certainly stressful. But, relax. You can eliminate all of the anxiety associated with moving by taking control of the situation with con� dence.
If you decide to move yourself, book a moving truck well in advance from a reliable company that can help with some tips on moving as well as advice regarding the size of vehicle you will need.
If you decide to go with a pro, ask your friends and family to recommend a mover. Call at least three companies to ask about their services and then decide.
Professional movers can do everything for you if you wish, from packing and unpacking, to disconnecting appliances and electronics, but of course there’s extra cost involved.
Make sure you understand the terms of your agreement no matter what you decide, as well as any additional costs such as insurance and mileage fees, so you can budget accordingly.

Understanding your home’s structure
You sleep there, you eat there and you entertain there. It’s your home and you want it to be safe and comfortable. One of the most important aspects contributing to the comfort of your home is the building envelope and just like a car, the building envelope requires regular maintenance to keep it in tip top shape.
You may be wondering, what is the building envelope? It’s a technical term for three barriers – weather, air and thermal – that stand between what’s inside your house and what’s outside. When all three work properly, your home is more energy efficient, safe and comfortable.
In any building, the top three most important part of the building envelope are the foundation, the exterior walls (including doors and windows) and the roof. There are key systems that work within that envelope – think heating, cooling, plumbing, electrical – and they perform best when maintained.
So how can you tell if there’s a problem? The most common symptoms of a problem with the building envelope are water stains on the inside walls or ceilings, windows that are wet on the inside, mould and increased air flow due to missing sealants such as caulking.
The most important thing to do is don’t ignore it. You can do some research and learn if the problem is
too big to solve yourself. If it is, we have a database of professional renovators and trade contractors on the RenoMark website, renomark.ca. RenoMark renovators and trade contractors can provide some expertise. They are BILD members and abide by a Code of Conduct, which includes providing a detailed, written contract, carrying a minimum of $2 million in liability insurance and offering a two-year warranty on all work.
If you live in a multi-family dwelling, such as a condominium building, you can take comfort in the fact that our industry follows strict building codes, provincial standards and municipal policies, plans and guidelines when building homes, as well as employment centres. If there is a condominium board, you can find out if there is an inspection program in place and a schedule for building envelope maintenance. Some upkeep can be done in the individual homes, but most are likely building-wide and big jobs.

What type of home should you buy? Whether you’re a f irst-time buyer, moving up to a larger home or downsiz-ing to a smaller one, the answer to this question is a very individual one. It short, it really depends on your situation – everything from the amount of your down payment to where you work to whether you have kids to other personal circumstances.
Of course, most of us would love a large house on an expansive property on a quiet cul-de-sac in the best neighbourhood. But that’s not always possible.

After all, those are the qualities potential buyers look for when searching for a home; the more of them your house has when you go to sell, the more it will be attractive to a greater number of people.
While experts suggest you take a long-term view when buying a home, it’s also important to not look too far down the road.
Let’s be honest, your � rst home may not be your dream home, and your needs and desires are bound to change throughout the various stages of home ownership. You might not be able to a ord the home of your dreams right o the bat, but once you’re in the market, it’s easier to move up.
So, while the answer to the question – What type of home should you buy? – is speci� c to circumstances, there are also some common guidelines you can follow.
HOW MUCH CAN YOU AFFORD?Experts agree it is never a good idea to make yourself house-poor, and it is a very common mistake, particularly of � rst-time buyers, to buy more home than you can really a ord. Meeting with a mortgage broker or your banker will help determine your full � nancial picture, assessing everything from your credit rating to how much you have saved for a down payment. And with tougher mortgage rules recently taking e ect, buyers should “stress-test” their plans
– seeing how well you could cope with higher mortgage payments brought on by rising interest rates.
HOW MUCH WILL IT REALLY COST?Another common homebuyer mistake is not being prepared for all the closing costs involved: lawyer fees, land transfer taxes, utilities, insurance, and home inspection and appraisal fees and insurance. All of these costs add up, and ultimately should factor into your overall home-shopping budget.
WHERE DO YOU WANT TO LIVE?� is question is becoming more important for a number of reasons, though in� uenced primarily by where you work, how much of a commute you want and whether your transportation options include mass transit or only driving. Indeed, especially with gas prices on the rise, proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or small town.
WHAT TYPE OF HOME DO YOU WANT?Once you have determined your options for cost and location, you can then assess what types of homes are available in your price range and desired neighbourhood: Single-family detached, semi-detached, townhome or duplex?

What the Bank of Canada’s rate drop means forHOMEBUYERS AND HOMEOWNERS
On Jan. 21, Governor Stephen Poloz announced that the Bank of Canada (BoC) was dropping its overnight rate by 0.25 per cent, from one per cent to 0.75 per cent. It was the first time the rate had been changed in nearly 4.5 years.
First, if you read the news or happen to follow even a few personal finance experts on Twitter, you probably got the sense that it came as a surprise – and it did. Until a few months ago, everyone expected Canada’s economy to finally pick up in 2015, and for interest rates to go up along with it.
Unfortunately, as you’ve probably noticed by the cheap gas prices you see around your city now, falling oil prices have already hurt our economy. Profits are down, people are losing jobs… and the BoC’s decision to cut its rate was meant to do one thing: encourage banks to drop their Prime rates, so Canadians who were feeling the negative impacts of what’s been happening in the oil industry could keep up with their existing debt commitments.
Conversely, at first, the banks chose to ignore the BoC’s rate cut and refused to lower their Prime rates. Stating concerns that dropping interest rates further would actually cause Canadians to take on more debt they couldn’t afford to
repay, versus help those who were feeling the itch, the banks didn’t want to budge. Finally, one week after the overnight rate was dropped, the big banks all lowered their Prime rates – but only by 0.15 per cent, not the full 0.25 per cent. There’s no telling how long this will last, or if the banks will drop their Prime rates further, but here’s what it means for you.
If you’re a homeowner with a variable mortgage rate, your bank’s decision to drop its Prime rate will result in a smaller monthly mortgage payment. A 0.15-per-cent decrease won’t save you much – maybe $40 per month on a $400,000 mortgage – but it’s still something. And if you are carrying extra debt or want to make a lump sum payment on your mortgage later this year, use this savings to help you do so.
If you’re thinking about buying a home this year, don’t let these lower interest rates make you think you can afford an extra-large mortgage. There’s a lot of uncertainty surrounding this rate cut, and we don’t know how long it will last. It’s really important to buy a home that is below your maximum price limit and to stress test your mortgage; that means tacking on two per cent to the current interest rate and seeing if you could still afford the payment, if interest rates went up.
The banks are right to be concerned about Canadians taking on more debt; that’s what happens in low interest rate environments. Take this rate cut for what it’s really worth: a chance to pay down your current debt sooner.

Mattamy National Cycling Centre IN MILTON READY TO ROLL
Not long ago it was just a dream of a few cycling enthusiasts. Now, the Mattamy National Cycling Centre in Milton is not only a reality, it will soon host a major international competition – the track cycling events of the 2015 Pan American Games.
Three years in the making, the world-class velodrome recently hosted its first two weekend events, welcoming more than 6,700 spectators, athletes and coaches from across Canada and around the world.
The Town of Milton recently hosted a private donor and sponsor recognition celebration to honour those whose support helped bring the facility to fruition.
Among the attendees were leaders from all three levels of government, including Lisa Raitt, MP, Halton and federal Minister of Transport, Indira Naidoo-Harris, MPP, Halton and Milton Mayor Gord Krantz, along with members of Town council.
“The Mattamy National Cycling Centre represents so many important partnerships and I’m thrilled to have had the opportunity to recognize the relationships that were built through our shared mission,” says Krantz.
Also in attendance were representatives from the many businesses and organizations that supported the project, as well as individual donors and sponsors. Among them was Howard Chang, who led the Make-it-Happen campaign that raised funds for the building of the velodrome.
In keeping with the vision of the velodrome as a high-performance cycling centre and a community recreation facility, the fundraising
campaign encouraged everyone in the area to get involved. From sponsoring a $25 virtual track plank, to purchasing a $250 seat, the campaign offered a number of opportunities for Miltonians.
The campaign received a major boost from Peter Gilgan, founder and CEO of Mattamy Homes and member of the Make-it-Happen committee. Gilgan shared the dream of creating a home for Canadian cycling in Milton early on, and was quick to mobilize the cycling community and encouraged their involvement through events such as Mattamy’s Tour de Bleu, the Paris to Ancaster Bike Race and the Ride Across America.
“We are so pleased to have been a part of this wonderful initiative and proud that the Mattamy name will be associated with cycling excellence for years to come,” says Gilgan. “We’re looking forward to Milton becoming a destination for the world’s best cycling athletes and competitions. When you add to that the benefits to the local community from this world-class centre, it really is going to be a new era for sports and recreation in the region.”
During the Pan Am Games (July 10-26) and Parapan Am Games (July 7-15), the Mattamy National Cycling Centre will be known as the Cisco Milton Pan Am/Parapan Am Velodrome.
This isn’t the first time Gilgan has supported amateur athletics in the GTA. In 2011, he donated $15 million to Ryerson University in Toronto for a new athletic complex on the site of the former Maple Leaf Gardens. The facility was renamed the Mattamy Athletic Centre at the Gardens, while ice rink, located on the third level, is called Mattamy Home Ice.

A Generally, private school tuition is not tax deductible. An attempt was made several years past to deduct private
school tuition; however it was politically unpopular and was reversed the following year.
Fees to education institutions may be deductible as childcare and claimed by the lower income spouse. A receipt must be provided by the school for the portion of the fees that are considered “childcare.” Additionally, depending if there is some religious a� liation, part of the fees may be allocated as a charitable donation. Again, the institution must provide receipts and qualify for charitable status.

Before you go new-home shopping, visit your bank, trust company or other financial institution to see what amount of mortgage you qualify for.
Take your significant other, if you have one, because everyone’s income and assets help. Once you know how much you can borrow, secure the best rate you can and lock it in for as long a period as possible. Don’t be afraid to negotiate – the banks want and need your business. Don’t be afraid to shop around for rates and lock-in periods.
You should also visit the condo sales centre armed with your knowledge and check what mortgage rate and term the builder is offering. Take note that the builder may have brought the rate down to make his package more attractive or forced his bank as part of his deal with them to offer special rates. Remember, if your bank’s offered rate and terms are close, you may be able to negotiate a better deal with the builder. If you do not take the builder’s mortgage you may
be able to get some leverage in your overall negotiations as the builder may save money by not having to pay his bank for the better rate. Question this and make sure you understand all of the financing details. Regardless of where you go to get financing, get your commitment in writing!

A tragedy waiting to happen occurs when you sign an unconditional offer, give your hard-earned, harder-saved deposit to the builder and later find out you do not qualify for the mortgage. In other words, don’t buy the home unless you have a mortgage commitment or a conditional deal. This leads us into the next part of the discussion – what happens if your financing goes wrong?
An Agreement of Purchase and Sale for the purchase of land is a legal contract, and once it is signed it binds both parties to certain obligations. If either party does not hold up to their end of the arrangement, they can be held liable to the other party for either specific performance or damages. Firstly, if the purchasers default, they will likely lose their deposit. The builder will then have the option of suing to force them to close the deal and pay all legal fees related thereto, or sue them for any damages the builder might suffer before he resells the condo (for items such as interest, changes and price differential) and legal fees. Sometimes, in a booming market, kindhearted builders will release purchasers who have made a mistake or encountered personal tragedies. But don’t count on it!
The moral of the story is to make sure you have financing, or that the offer is conditional for a few days on both financing and review by a lawyer. It is critical you get the right advice, and only a lawyer can provide legal advice. That is the law. When you select a lawyer, find one who cares about you and a long-term relationship.

Luxury homes are selling like hotcakes in Canada’s major markets, according to Sotheby’s International Realty Canada’s latest Top-Tier Real Estate Report. That upward trend is expected to continue well into 2015, with historically low mortgage lending rates, a solid Canadian economy and an ongoing flow of immigration, migration and foreign investment into Vancouver, Calgary, the Greater Toronto Area and Montreal.
The report examined properties sold in the $1-million-plus range between Jan. 1 and Dec. 31, 2014, analyzing sales volume, the number of days on market, and the percentage of homes that sold over asking price.
Canada’s big four all saw double-digit gains in the sale of luxury homes. The GTA led the pack with a 38-per-cent increase over 2013 – head and shoulders above Canada’s priciest market of Vancouver, which saw gains of 25 per cent, and Montreal’s 21 per cent. Calgary’s more modest increase of 16 per cent is attributed to fluctuations in the oil market, which introduced uncertainty to the luxury market.
With demand up and inventory down, luxury homes favored sellers in 2014, showing a drop in days on market and a rise in the number of homes sold over asking price in the GTA and Vancouver. The steady rise in the benchmark price of a typical, detached single-family home (now well
beyond the $1 million mark in what are considered “conventional” neighbourhoods) has propelled the price of luxury homes upward in these cities as well.
According to Sotheby’s International Realty Canada president and CEO Ross McCredie, “2014 was another benchmark year for high-end real estate in Canada, as demand continued to be fueled by historically low lending rates, a strong economy and steady immigration and migration into Canada’s major cities. We expect the market to remain strong in the GTA and Vancouver well into 2015, and for demand to outweigh available inventory, especially when it comes to detached single-family homes. The outlook for Montreal and Calgary is positive, but more conservative – both cities are heading into the year positioned to maintain balance.”

With a move, it’s all in the timing
Timing is everything, and when it comes to ensuring a successful move, that statement is pretty much true.
Even if it’s not “everything,” using some careful planning and forethought helps “everything” happen efficiently. The point is, as soon as you decide to move, start your thinking process, explore your options and take action.
First, are you going to move yourself, or will you hire movers?
It’s best to book the truck or the moving company at least a month ahead, and preferably more. Keep in mind that because of more cooperative weather, late spring, early summer and early fall are the most popular times of the year for moves. If you wait too long to book, you may have trouble getting someone during those seasons.
And don’t forget, June 30 is the busiest moving day of the year!
Next, are you going to pack or take advantage of professional packing services? If you are thinking DIY, start collecting/buying boxes and packing material. Remember that professional movers usually sell standard-size boxes that are sturdy and easy to stack, as well as paper that can protect your items without leaving newsprint behind.
Last, but not least, what do you want/need to move? Now is the time to purge all of those unnecessary items that have been at the back of closets and basement corners for months, and often years. The less “stuff” you move, the easier and less expensive the transfer. Following is a handy reference for what to do when.
A MONTH BEFORE THE MOVE …› De-clutter, sort, pitch, give away, donate to charity, host a
yard sale – whatever – but pare down your goods.› Obtain and change-of-address cards from your local
post office.› Notify magazines, insurance companies, banks, credit card
companies, schools and employers of your change of address.› Start using up food and perishables to minimize what you
throw out on moving day.› If you are moving to a new home or condo that includes
appliances, ask for the owner’s manuals ahead of time.
2 WEEKS TO 1 WEEK IN ADVANCE…› Make a “survival closet” of items you will need to clean
the place once furniture is moved (broom, dustpan, cleansers), and even snacks that you can grab quickly during the process.
› Either start packing or make sure your mover begins. Label boxes as you pack with both the contents and which room each will go into at your new digs. Write the destination room on the top and sides of each box.
› Schedule disconnects for utilities and phone, but make sure you still have the use of your phone line on moving day. At the same time, arrange for hook-ups at the other end.
› Cancel newspapers, cable TV, security system monitoring and any companies you use for services such as cleaning and lawn maintenance.
› Send out change-of-address cards.
THE DAY BEFORE THE MOVE…› Clean out, defrost and dry the fridge and freezer.› Get to a bank or bank machine and take out enough cash to
tide you over.› Pack a last-minute essentials bag/box. › Arrange for children and pets to be looked after elsewhere
on moving day.
ON MOVING DAY…› Double and triple check rooms, closets, the garage and
basement to ensure that you have all of your things and the areas are left clean.

Strong new-home sales fuel job growthSales of new homes and condominiums in the GTA reached nearly 40,000 last year, creating thousands of new jobs and paving the way for job retention for years to come, according to the Building Industry and Land Development Association (BILD).
“Sales of homes today translate into the jobs of tomorrow,” says BILD president and CEO Bryan Tuckey, emphasizing that job creation and wage generation are two benefits of a strong sales year.
The GTA saw 39,736 new home transactions in 2014, according to a report by RealNet Canada Inc., BILD’s official source for new-home market intelligence. The new-home sales tally is 41 per cent higher than the 2013 total.
“The building and development industry is a major economic engine in our economy, creating approximately 200,000 well-paying jobs in
construction and related fields every year, “ Tuckey adds. “For example, each construction crane you see is responsible for the creation of up to 500 jobs. The wages earned from these jobs later show up as purchases across the GTA, further contributing to our growing economy.”
He explained that 2014 sales fall within the range necessary to accommodate the GTA’s rising population growth. “Our region is increasing by up to 100,000 people each year, and it is important that our industry creates between 35,000 and 40,000 new homes annually to accommodate this growth.”
Highrise completions set a new record in 2014 with 25,571 new homes built – the result of strong condominium sales in 2010 and 2011. The lowrise sector also had a record-breaking year, with the average price for a ground-related home in the GTA exceeding $700,000 for the first time.
The RealNet New Home Price Index shows average prices in the lowrise sector up eight per cent at the end of 2014, reaching a new record high of $705,813. The highrise market saw a more moderate increase of four per cent, reaching a year-end average price of $454,476.

Now that a new year is upon us, many of us like to regroup and think about how we can make changes to maximize storage and rid ourselves of unneeded items. Nothing could be more important as you move into your new home! As a first-time homeowner, it’s sometimes tempting to move everything with you for those “just in case” moments. Starting fresh has its advantages when it comes to making the most of storage options to max out their usefulness.
No matter if you are moving into a new house or condo, no one ever says they have enough closet space, so making the most of what you have is critical. Investing in closet organizers in the bedroom that provide shelves, both short and long, hanging as well as drawers and shoe storage will be invaluable. You will be happy you took the time to do this as you move in and create a new life and new routines. Leaving a closet undone will simply waste space in the end.
Another area to make sure you maximize space is in the front hall closet. Being Canadian means we have a lot of different seasonal coats and footwear and this needs to go somewhere! Think about adding shelves, drawers and hooks to this closet as well. Make sure the doors to the closet are swing doors if possible and not sliders, as sliders can make closet access difficult.

Another place to create useful organization is the linen closet. Be sure to update this space with lots of shelving prior to using it. A tip that will help maximize your storage within your linen closet is to tightly fold each sheet set and then place them inside the corresponding pillowcase. This will help you stay organized, allow you to see all of the linen sets and will keep everything together.
Store unused items in bins that fit under a bed or purchase a new bed with built-in drawer storage under the mattress as this is a big area so make sure gets used, particularly in a condo! This is a good place to store out-of-season items, as they will be out of sight and mind until they are needed.
If you have the height and budget, build upwards! Create a wall unit that goes to the ceiling so you not only elevate the visual height, you take advantage of this extra storage space. In the area, you

can store items such as CDs, DVDs, books and photo albums. These items can take up lots of space if not stored efficiently, so make sure to buy storage solutions specifically created for these items.
If you are building new, you can request to have additional outlets placed in easy-to-access places to cut-down on the clutter of power cords. Consider adding extra receptacles under the cabinets in kitchens to maximize counter space and a few extra in the bed and bathroom, so that you have enough space for chargers, blow dryers and shavers.
And never forget, there are great accessories that can be added within kitchen cabinets and under sinks for better organization and easier access.
Good organization may take a little more time and money in the beginning but it will definitely be worth the effort in the end.
