– strong economy, expanding
employment opportunities,
outstanding cultural variety, countless
entertainment and leisure options,
improving infrastructure and

Indeed, these are among the key
attractions for the estimated 100,000
newcomers to the area every year.
This increasing population, then, is
the chief driver of housing demand in
the GTA – fi rst in rental housing, then
eventually home purchases.
This growth is great for existing
homeowners, who likely have
experienced value appreciation
of their homes. For prospective
homebuyers, on the other hand,
the net result is continually
escalating home prices, making
their entry into the market
challenging, to say the least.
Indeed, RBC Economics Research
is the latest to point out a “rapid
deterioration” in a� ordability.
Builders are doing all they can to
o� er increasing options of housing
types and price points. Interest rates,
too, are doing their part by remaining
at historical lows.
But with prices continuing to climb,
and interest rates to eventually rise as
well, buyers should be careful not to
overstep their bounds, and purchase
only what they can truly a� ord.

Vote for the GTA’s project of the year

EVERY YEAR, WE RECOGNIZE
innovation and excellence in the
land development and homebuilding
industry through our annual BILD
Awards program. In April we will
present 48 awards to members who
are raising the bar in the marketing,
designing, planning and building of
communities across the GTA.
Our awards program also has an
extra special accolade – the People’s
Choice Award. It recognizes the best
new home development project of
the year in the GTA and the winner
is chosen by the public through an
online voting process.
You can cast your vote at bildpca.
ca until April 6. The website features
the full list of fi nalists, project names
and locations, the builders, a short
description and images.
The eight projects vying for the
title were shortlisted from the BILD
Awards fi nalists in the Mid/High-Rise
Project of the Year and Low-Rise
Project of the Year categories.
Projects range from a townhouse
development in Toronto’s Queen
West neighbourhood that is appealing
to millennials, to a highrise building
with lobbies designed by a fashion
icon, to a premier four-season resort
on Lake Simcoe.
Competing for the title of
People’s Choice is the Art Shoppe
Lofts and Condos, a 28-storey
building by Freed Developments
and Capital Development with
lobbies designed by fashion icon
Karl Lagerfeld at Yonge Street and
Eglinton Avenue. Another finalist is
East United Condos by Signature
Communities, which will bring 289
new homes including townhomes
to King and Berkeley Streets. The
nine-storey J. Davis House by
Mattamy Homes and Biddington
pays homage to the history of
Davisville Village and the Lighthouse
Tower at Daniels Waterfront –
City of the Arts by The Daniels
Corporation is a 45-storey building
designed with unique artistic
aspects inside and out.
Also vying for the title are
35 Wabash, a new four-storey
building in Toronto’s Roncesvalles
community by Zinc Developments
and a townhome community by
Great Gulf Homes called Brockton
Commons that appeals to millennials
in the Queen West neighbourhood.
Simcoe County’s new four-season
resort Friday Harbour by Geranium
Corporation and Pemberton Group
is another fi nalist and so is Kennedy
Manors, a development including
132 town manor homes by Kylemore
Communities’ near Unionville’s
historical Main Street.
This is your chance to weigh in
on the best new development in the

Awards on April 28.

FULL DISCLOSURE: there aren’t really
37 startling facts about Toronto real
estate. But there is one very, very
startling number when it comes to
homebuying in Canada’s largest
housing market – 37.
That number is the average age for
fi rst-time homebuyers in Toronto.
Yes, thirty-seven.
Canada Mortgage and Housing
Corp. dropped this little tidbit at its
2016 Housing Outlook Conference in
Toronto recently.
And while it might be an
exaggeration to say the audience
gasped when hearing this new
fact, there was defi nitely an audible
reaction from the crowd of builders,
realtors, lenders and others in the
industry.
“I know, it’s a shock, right?” Dana
Senagama, principal market analyst
for the GTA at CMHC, told New
Home Guide.
She clarifi es that that fi gure applies
to the Toronto CMA, which does not
include Burlington or Oshawa.
“It’s a fairly mature age, but I don’t
think it should come as any great
surprise… mid-30s, by the time you’ve
gone to college, paid o� your debts
and gotten married and thinking
about settling, down… But, yeah, it’s
getting up there.”
Just how much it’s “getting up
there” is even more startling when
you compare it to the national
number – which, according to
various sources, comes in closer to
37 startling facts about Toronto real estate

29. One estimate suggests two-thirds
of fi rst-time buyers in Canada are
younger than 35, and almost half are
between 25 and 34.
What’s responsible for the disparity?
The tremendous price growth in
Toronto real estate.
According to the latest House Price
Survey from Royal LePage, the average
price of a home in Toronto in the
fourth quarter of 2015 was $624,923,
up 7.2 per cent from $583,023 in the
fourth quarter of 2014.
(In comparison, and to Senagama’s
point regarding Oshawa, the average
price in that market for the same
period was $361,825, up 7.8 per cent
from $335,571.)
Prices for new homes are even less
welcoming for fi rst-timers in Toronto.
The average price of new
townhomes, semi-detached and
detached homes in the GTA in
January was $822,926, according to
RealNet Canada Inc.
Highrises are clearly more in the
range for fi rst-time buyers. The
average price for new condos in
January 2016 was $449,199, o� just
one per cent from December 2015.
“Just because the prices are
high in Toronto, doesn’t mean
that choice doesn’t exist,” says
Senagama. “It just means that you
may have to compromise in your
location and the type of house you
want to purchase.
“If you’re thinking of downtown
Toronto, given the current house
prices, especially in lowrise, even
a town (home), prices may be out
of reach for the typical fi rst-time
buyer. But condos are out there, the
price point is signifi cantly lower than
lowrise. You do have choice.”
First-time buyers intent on buying
a lowrise home may want to look
outside the city, she says.
“Look in Peel region, in areas like
Milton and Halton, or in the Durham
region, particularly Whitby and
Oshawa and those areas.”

4,100 deaths. Men should talk to
their doctor about screening for
prostate cancer. A Prostate-Specific
Antigen (PSA) test is an early option
when assessing personal risk. The
PSA test is a simple blood test, taken
from your arm, which measures the
amount of prostate antigen in your
blood. PCC recommends men get
a PSA test in their 40s to establish
their baseline. Before taking the
test, as part of the shared and
informed decision making process,
men should discuss the potential
benefits and limitations of the test
with their primary care provider.

VICTORIA’S FAMILY CALLS THEMSELVES THE UNLUCKY, LUCKY ONES. After four-year-old Victoria fell down the stairs, she was lucky to have a successful surgery at The Hospital for Sick Children (SickKids) and incredible support from her family and SickKids staff by her side.
Prior to the incident, Victoria was a healthy child. She was happy with her daily routine - going to her grandparents’ house with her brother, Alexander, until her mom, Evelyn, came to pick her up from work.
One evening, Victoria suddenly collapsed out of her uncle’s arms and fell down the stairs at her grandparents’ house. After she started vomiting at her grandparents’ house, Evelyn called the paramedics to take her to SickKids. The emergency room ordered an immediate CT scan and an MRI the next morning for a closer look. The scans revealed a brain tumour, later diagnosed as a juvenile pilocytic astrocytoma (JPA), even though Victoria never experienced any symptoms prior to her fall. JPA’s are one of the most common childhood tumour, but are usually identified following symptoms like headaches, vomiting and difficulty with muscle coordination. Luckily, SickKids houses one of Canada’s largest paediatric neurosurgical units specializing in treating children affected by brain and spinal cord illnesses such as brain tumours. Two weeks after the incident, on February 25, 2014, Victoria had surgery to remove the tumour. During
the surgery, doctors found a cyst above the tumour, which they also successfully removed.
Although Evelyn and her husband, Peter’s journey at SickKids was scary, Victoria seems to associate the hospital with chocolate milk. While fasting on the morning of surgery, she asked her dad if she could have some, but he told her the chocolate milk cow was still sleeping. Only five hours later, Victoria woke up in the Intensive Care Unit and asked for the chocolate milk, her mind sharp as ever.
From when she fell until she went into surgery, Evelyn and Peter were concerned and had many unanswered questions about their daughter’s condition.
“The support system at SickKids was incredible. Sometimes the doctors would answer our sudden questions within minutes over email,” Evelyn said.
Since the surgery, Victoria visited SickKids six weeks later for a check-up. Since she has made a full recovery, she only needs to visit SickKids every six months for follow up appointments.
Evelyn describes Victoria’s fall as one of the scariest moments of her life. Although Victoria’s condition was bad luck for the family, the successful surgery and recovery along with the supportive staff at SickKids shows how lucky they really are.

It’s often the time when more people
are shopping for a home and when
banks start to o� er more competitive
mortgage rates. But if you already
own a home, how can you take
advantage of lower rates?
You can break your mortgage and
refi nance it at a lower rate, but there
are pros and cons of doing this.
Advantages
There are a number of benefi ts of
refi nancing your mortgage, including:
» Lower payments/interest costs: A
lower interest rate on your mortgage
could mean your payments will be
lower and you’ll also likely pay less
in total interest than had you kept
your current rate. Try ratehub.ca’s
mortgage refi nance calculator to
estimate what your savings could be.
» Pay o� your mortgage faster: If
you’re making more money than
when you bought your home, you
may decide you want to pay o�
your mortgage at a faster pace. You
could do that by shortening your
amortization period.
» Access home equity: If you’re
considering purchasing an investment
property or renovating part of your
home, you can access the equity
in your home (that’s the value of
your property minus your mortgage
balance) to help pay for either.
» Consolidate debt: If you have
any other debt, such as a credit
card balance, a car loan, or a line of

Disadvantages

aware that while there’s a potential
to save a lot of money, there are also
costs involved:
» Mortgage prepayment penalty: If
you have a variable-rate mortgage,
you’ll only have to pay three months’
interest. But if you have a fi xed-rate
mortgage, your prepayment penalty is
the greater of three months’ interest
or the interest rate di� erential (IRD).
To determine the IRD, lenders look at
the mortgage rate you have currently,
the number of months left in your
term, the rate they could charge
you for a new mortgage term similar
in length to the remainder of your
term. You can estimate the penalty
you’d have to pay using ratehub.ca’s
mortgage penalty calculator.
» Mortgage discharge fee: If you
decide to use a di� erent lender, you’ll
have to pay a fee to discharge your
mortgage from your current lender.
Lenders set their own fees, which
can vary by province. These fees are
typically in the $200 to $350 range.
» Mortgage registration fee: You
have to pay a mortgage registration
fee whether you’re staying with or
leaving your current lender. Your
lender removes the current mortgage
amount from the title on your home
and re-registers it with a new mortgage
amount. This fee is usually around $70.
» Legal fees: You’ll have to consult
with a real estate lawyer when
refi nancing your mortgage. He or
she will check your mortgage’s
terms and conditions, register your
new mortgage, and do a title search
to ensure there aren’t any liens
against your home. Legal fees for
refi nancing your mortgage can be
in the $700 to $1,000 range. But if
your mortgage balance is more than
$200,000 and you want to switch
lenders, your new lender may pay
these fees.
While large lenders may soon start
o� ering lower rates and you could
pay less if you break your mortgage,
it’s best to do some research to fi nd
out whether or not you’ll benefi t.

AS DAYS BECOME longer and the
warmth starts to thaw through the
winter ice and snow, trends in new
home design are starting to emerge.
Spring is a time of new hope, growth
and purpose, and that is also evident
in design. Right now, there are
brighter more vibrant colours, daring
art and accessories and a shift in the
“rules.” Natural elements still play as
large a role as they did in the autumn
and winter, but this time they are less
structured and more abstract.
This spring brings a large shift
from the traditional in terms of room
layout. We are seeing a blur in the
lines of each specific room in new
home designs. This also impacts the
tasks associated with that space that
generally predict how we design. For
example, wine fridges are popping
up all over the house. New this
season is a sleeker built-in design in
the bedroom and dining room. Mini
fridges have undergone a makeover
and their newer elegant form can
now be found in bedrooms or family
rooms to make access to a drink and
snack easier. Built-in coffee makers
are now seeking a home in the master
ensuite or bedroom.
Along with this movement,
there is a progression of mirrored
cabinets and vanities leaving the
bathroom. They have begun popping
up throughout the home as well.
These are great because in addition
to hidden storage space, they add
outlets too. The installation of in-

producing energy efficient and sustainable homes.
The Energy Star for New Homes Builder of the
Year - Large Volume award was given to Mattamy
Homes, Canada’s largest home builder, which
earned the achievement for the third time. Mattamy
Homes was one of the first builders to participate
in the Energy Star program, which has become
the most successful green building program in
Canada. Today, 32 per cent of all new homes built
in Ontario are Energy Star qualified.

TITLE INSURANCE provides
comprehensive insurance coverage
for title-related risks associated with
home buying, like zoning issues,
claims of mental incapacity, lack
of up-to-date survey, and the legal
services provided by your lawyer like
title certifi cation. It insures against
defects in title, which may occur
from confl icting ownership claims,
liens, undischarged mortgages and
consents. It will cover compliance
and access issues like work orders,
permit violations, fences, boundaries,
tenancies and rights of way. It is in
force so long as the purchaser or
his heirs own the property, and will
outlive the lawyers’ certifi cation,
whose insurance stops if they die or
cease practicing law.
So what happens when there’s
a problem with the purchase? The
insurer will pay out in accordance
with the policy or, if possible,
repair the defect. Title insurance
protects from vendors that won’t
re-adjust or misrepresent things like
real estate taxes paid, and again,
remains in e� ect as long as you own
the property. In addition, lawyers’
insurance is time-of-incident related,
which in plain English means if your
lawyer dies, retires or stops practice
and you subsequently make a claim,
you’re not covered.
We have all read and heard
about mortgage and title fraud,
where unscrupulous people put
fake mortgages on properties or

Another benefi t of title insurance
is it saves you money. Disbursements
– money paid to third parties for
items like building compliance letters,

an electronic registry system. Title
insurance has become the norm
and many of the transactions are
done by computer communications.
Make sure the lawyer you select
has taken title insurance courses,
is familiar with Terranet, and can
properly advise you. The Law Society
passed a rule that every lawyer on
a residential real estate deal must
advise the client of title insurance,
the di� erent companies o� ering it,
and how it works.
Every lawyer has an obligation
to make you aware of your title
insurance options, so you can choose
which way you want to go. Think
through your options carefully and
choose wisely.

TO MANY NEW-HOME BUYERS, the
opportunity to build a custom home
is the dream of a lifetime. You own
the land, choose the builder, and
have so much more fl exibility when
it comes to deciding the style, the
layout and the fi nishes. In fact, every
last detail can have your personal
stamp. If you are lucky enough to fi nd
yourself embarking on this dream,
start the journey with a written
contract. Never accept, settle or seal
the deal with just a handshake – make
sure you get o� to the right start by
protecting yourself properly from the
very beginning.
Like most new homes in Ontario,
contract homes are usually covered
under warranty. This warranty is
provided by your builder and backed
by Tarion. It includes fi nancial loss
of up to $40,000 if your builder
fails to substantially complete the
home, in addition to three separate
construction warranties after you
move into your home for defects
in workmanship, violations to the
Ontario Building Code and major
structural damage.
We recently dealt with a tragic story
of a woman who failed to secure a
written agreement and found herself
defrauded of money – after the
builder knocked down her old house.
So, please take this advice, before you
make any concrete decisions about
your new home or spend any money,
make sure that you’ve taken steps to
protect yourself, including:
1. Use a registered builder
New home builders in Ontario must
register with Tarion. We regularly
review their technical competence
and fi nancial viability to build homes.
So, before you choose your builder,
check the Ontario Builder Directory
at tarion.com to make sure they are
registered. If your builder is not listed
in this directory beware! They may by
building illegally!
2. Make sure your contract
is in writing
When the only agreement in place
between you and a new home builder
is a handshake, you have no way to
prove what was agreed upon if that
agreement every falls apart. Protect
yourself right from the start by making
sure your agreement is a proper written
contract, ideally created or at least
reviewed by a lawyer. The contract
should also be as specifi c as possible
about the work that will be done.
3. Include a schedule of payments
A good contract will include a
schedule of payments. The schedule
should outline when you are going
to provide funds to your builder, how
much, and what for. If your builder
does not fulfi ll the requirements
outlined in your contract, Tarion will
be able to determine how much you
should have paid for the stage your
home is currently in.
4. Hire a lawyer to review
your contract
As noted above, once you have
a verbal agreement with your
new home builder, take it to an
experienced real estate lawyer to be
written into a binding contract. At the
very least, have a lawyer review your
written agreement to ensure that it
protects you if the relationship with
your builder turns badly.
Building a custom home is very
exciting, especially if it is the dream
home you’ve been working, saving
and waiting so long for. To protect
yourself, don’t allow your emotions
to rush you blindly into a fl awed
agreement or worse, no agreement.
You may have many choices ahead
of you when it comes to realizing
the dream of a custom home, but a
solid contract is not one of them –
consider it a must, not a choice.
