EXPERT PERSPECTIVES ...11

FIELDGATE eXPert

PersPectiVes Get the inside scoop on current trends in new home and condominium markets from the minds

that helped to market some of the GTA's most successful projects.

QuestioNs:

q: In your experience, what is it that new home and condo buyers are looking for?

Location is always the top priority for homebuyers. If people can find a home that is close to great amenities, their workplaces, family and friends, they will often be more flexible in many of their other expectations. The second major consideration is home value in relation to its location —this includes a number of factors, ranging from resale value to pricing for similar homes in a neighbourhood they are interested in. Once these factors are considered, homebuyers are simply just looking for a place that meets their specific needs and desires. Keep in mind that these criteria don’t just apply to end users; investors often make the same considerations to ensure that they’re purchasing a truly marketable property.

q: What are builders doing today to help ensure that they’re keeping up with the changing tastes and demands of today’s customer?

The GTA’s leading builders are constantly trying to innovate with each new community they create. It is a competitive marketplace, so great builders are always on the lookout for new ideas to improve home designs and exceed the expectations of today’s homebuyer. Builders will often look at successful developments throughout North America and Europe to find great design innovations that set them apart from the competition. The end result is a great selection of highly desirable, more affordable homes for the consumer. As certain features have gained popularity, prices have come down, and now things like granite and other superior kitchen surfaces, freestanding soaker tubs and many other premium appointments are available standard in many

communities. Exteriors are also changing, with increased architectural diversity within communities and more contemporary design elements, creating some truly spectacular designs that simply were not available to the average homebuyer ten years ago.

q: How can homebuyers be sure that they’ve picked the right community and builder to purchase their new home or condo?

Naturally, it is key that buyers do their research on who the builder is and how long they’ve been in business, but it doesn’t stop there. It is really critical that buyers visit communities that the builder has created previously. How are the communities looking ten years down the line? If you visit a master planned community ten to fifteen years after its been completed and it looks like the kind of place you’d be happy to live, you can be pretty confident that you’ve found the right builder.

q: Is there an ideal time of year to shop for a new home or condominium?

In today’s market any time is a good time to buy a home. ultimately the best time is when the buyer is ready. If your finances are in order, and the mortgage rates are low and you find the right home at the right location, that is always the perfect time to buy a home. This is even true if you are an investor — the golden rule in Real Estate is always “buy when you can, then wait.”

meet the eXPert: Peter comyns Sales and Marketing Manager at PMA Brethour Realty

Peter Comyns is one of the leading voices at PMA Brethour Realty. His many years of experience in the real estate industry have given him a keen insight, which he’s used to help market some of the GTA’s most successful new home and condominium communities. One of Canada’s premier real estate firms, PMA Brethour Realty has become a leader in the sale of new homes across North America. PMA equals attitude, enthusiasm and teamwork. For 50 years the PMA family has embraced a simple yet powerful cornerstone: positive mental attitude makes all the difference.

and track and field facilities. There’s also mini-putt golf, gardens and a green house, paddleboats,

a petting zoo and barn, a splash pad and children’s playground and a BMX/skateboard park.

When driving along Chinguacousy Road in southwest Brampton, one gets the feeling that they're in the midst of a very special community. It’s a place where

the valleys of the Credit River offer a breathtaking outdoor playground of lush green parkland. It’s in the heart of this exquisite neighbourhood that Fieldgate Homes has created one of Brampton's finest family communities, Valleylands of the Credit River.

For most families, school is a top priority, so it’s nice to know Valleylands is ideally situated to take advantage of many of Brampton's wonderful educational facilities.

A new elementary school is under construction right in the Valleylands community, and queen Street elementary school and Sir William Gage middle school are just a short walk north of the community. There are also a number of public and Catholic primary and secondary schools within a short distance. And with post-secondary tuition costs on the rise, it’s nice to know that Valleylands is ideally situated to make the live-at-home college lifestyle a breeze. Well-regarded

institutions such as Sheridan College and Algoma university both have campuses that are just a short drive or bus ride away.

In addition to excellent proximity to schools, Valleylands is also in a great location to take advantage of a whole host of other lifestyle amenities. The Heartland Town Centre is only five minutes away, offering major retailers such as Best Buy, Home Depot and Costco. Nearby Erin Mills Town Centre, Trinity Common Mall and Bramalea City Centre also offer wonderful selections of shops and restaurants. It turns out money does grow on trees — according to moneysense.ca, mature trees can raise the average home’s value by more than $19,000 and save you more than $180 a year on home cooling costs. So plant a tree today for a natural way to grow value.
