DESCRIPTIONThe Old Granary is a truly exceptional village home that combines historic character and charm with stunning contemporary style and high end design. Quietly located on the edge of Empingham the house has lovely views across open rolling countryside and yet is within a few minutes walk of the village. The original Grade II Listed barn dates from the mid 18th Century and the pretty façade retains its architectural character with walls built of mellow coloured local stone, wooden lintels and a steeply pitched roof with historic character. The property has recently been entirely renovated and updated with a stunning contemporary interior design and a layout that enhances the original structure of the barn with its lofty vaulted ceiling and impressive timberwork. The property now combines period charm with unique contemporary style, creating a unique home with an easy flow and open plan rooms to maximize the feeling of space and light and making this a modern, practical and useable home. At the heart of the house is a stunning three level living space with mezzanine level snug and living rooms, overlooking the kitchen which opens out to the terrace and garden beyond. The house has been finished to the highest specifications with a sleek high gloss kitchen, luxurious bathrooms by Porcelanosa, natural stone tiling and granite sills and is presented in immaculate order. With its unique design, striking features, flexible living spaces and pretty gardens to front and back, The Old Granary is a desirable, luxurious country home in an excellent Rutland location.

ApproachSet in a small group of properties, The Old Granary is approached from the lane by a shared driveway and on through iron gates opening to gravelled parking set below the house with the garage to the side. Wide steps lead to the terrace and door.

“The original barn dates back to the 18th Century,” says Chris, “and I believe that it was converted into a house around 17 years ago. At that time they

went for a very old fashioned feel throughout,

and in my opinion the layout was not ideal.”

“We altered the layout on the ground floor quite dramatically,” continues Chris, “and I’d say the biggest change happened in the kitchen. We knocked down walls

and created a really nice open plan kitchen, dining and living

space. It has double doors that lead out onto the rear terrace, so

we can really bring the outside in.”

“Shortly after purchasing it we embarked upon a huge project of renovation, during which we basically stripped everything out and started again.

It’s now hugely characterful on the outside, but ultra modern on the inside, although

we have retained some features such as the exposed beams and vaulted ceilings.”

“Just above the kitchen area is the main living room, which has the most fantastic views of the open countryside, and that’s also a really nice part of the house. We actually raised the floor slightly to make the ceiling in the kitchen higher, but

it’s still a very spacious room because it has the beautiful old vaulted ceiling.”

“We’ve also done extensive work to the front and back gardens,” continues Chris. “We’ve done a great deal of planting, put in a lovely terrace that’s ideal for BBQs, and we also have a summerhouse and children’s play area. It’s extremely peaceful and completely enclosed.”
