Our highly experienced team is based in Blackpool and works closely with banks, building societies and many other lending institutions that manage property portfolios. We also manage property sales from the commercial sector, housing organisations, hedge funds, solicitors, local authorities, property developers and new build schemes etc.

Each client benefits from a dedicated Client Account Manager who is responsible for managing all aspects of the relationship and tasked with driving overall performance. The Client Account Manager will

work closely with the client to ensure that an agreed process for the management of their work is implemented and then reviewed and improved on utilising regular reviews.

We are here to fully satisfy your business requirements providing a UK, Republic Of Ireland and Spanish service using a combination of Spicerhaarts own estate agencies and select partner agencies. In all cases, we employ the most suitable agent to market and sell the property.

RefreshAutomatic, tailored support for aged stock properties

If a property in possession hasn’t sold within a defined timeframe, our Refresh scheme immediately comes into force – it’s an innovative strategy designed to achieve a sale while mitigating your risk.

At the 90-day mark (or alternative period agreed with you), any unsold property automatically transfers to our Refresh team. They take over the management of the case and create a new proposal for you within five working days.

During this period, the property remains with the current agent at the same asking price, ensuring there is no gap in marketing. However, the Refresh team get to work and:

— Ask the current agent for a new market appraisal

— Obtain a fresh market appraisal from an alternative agent, assessed as being most suitable based upon our agent selection criteria

— Obtain a Local Market Report (LMR) on the property

— Examine other options for the property, and investigate why it remains unsold

— Send a Field Agent (if required) to get an independent view of the property

— Create a detailed report with proposals for an exit strategy and most appropriate agent

RefreshAutomatic, tailored support for aged stock properties

Proven strategies for aged properties

The number of Accounts per Employee (APE) assigned to Refresh case handlers is much lower than in normal asset management teams, giving them much more time to concentrate on aged stock properties to create a bespoke exit strategy.

They do it by drawing on the experience of the whole team, from Team Leaders and Field Agents, through to the Client Account Managers and Managing Director.

They also take a 360º view of your property, considering aspects such as whether:

— Would any refurbishment benefit the property which wasn’t deemed appropriate at the outset

— The costs of required work are outweighed by a projected increase in asset value

— There is a market to rent, with a view to a future sale

— Additional bespoke marketing might effect a sale

— There is an investor market for the property

— The property is suited to auction, and what its likely sale price might be

If you have a sizeable interest-only portfolio due to mature in the next few years, we can assess the extent of your exposure and identify any likely shortfalls in your borrowers’ repayment plans.

This unique, fully outsourced service combines an assessment of each property with a detailed review of each borrower’s financial circumstances. This makes it simpler for you and the borrower to make informed decisions and agree an appropriate course of action.

The service works in the following way:

1. Establish extent and value of repayment vehicles We (or an appointed agent) write to borrowers outlining the information we require, arranging a fact-finding visit within seven days. We establish evidence of any repayment vehicle and how far it will cover the debt.

2. Establish current loan-to-value ratios We appraise the property using an Automated Valuation Model. If the projected value isn’t within your required parameters, we can conduct a fly-by appraisal, drive-by appraisal or market appraisal to establish the most accurate loan-to-value ratio.

3. Provide management information and individual mortgage reports We use our in-house management system to monitor any expected shortfalls in mortgage balances across your portfolio, providing you with reports in the format and at the frequency you require. We also provide reports at individual property level, with details of any expected shortfall and summaries of potential exit strategies.

4. Provide borrowers with access to financial advice We provide borrowers with access to advice to establish their options for repayment, including re-mortgaging and equity release schemes.

5. Offer a managed sale process If borrowers don’t have adequate repayment vehicles or alternative strategies, we provide you with our managed sales process or Assisted Voluntary Sale service, aiming to achieve the best possible price for the property in the shortest timescale.

We also ensure we treat customers fairly by offering support to borrowers, including downsizing services and help with removals, conveyancing and providing a property move checklist.

Spicerhaart has a dedicated team handling commercial asset management and with over 10 years’ experience, we’re market leaders in managing commercial properties and the risks associated with them.

Our specialist team brings their expertise to each individual property, using their findings to create a bespoke exit strategy which considers all aspects of the property and also potential risks with managing the asset.

Every property is different, so our best method of disposal reports detail a wide range of factors to help formulate an appropriate exit strategy prior to instruction. Where our clients request one of these reports it would include a minimum of the following:

— Whether opportunity exists to pay arrears

— Copies of occupier’s business plans

— Estimated value of business and goodwill

— Liabilities if the business stops trading – including business rates, potential vandalism

— Overview of the local area including location, demand and scope for sustainability of the business/premises

— A recommended exit strategy for the client to consider.

These clear, concise reports are essential for finding the right, cost-effective solution for disposing of your asset – whether it’s a high street business, supermarket, stables or any other enterprise.

Our bespoke exit strategies are designed to maximise your asset’s value, and you can rest assured that you will work with a team that deals solely with developed and part-developed commercial properties – ranging in value from £15,000 to over £30 million.

The current financial climate has prompted mortgage lenders into exploring alternatives to repossession.

The Assisted Voluntary Sale scheme offers an independent and transparent scheme for borrowers to use as an alternative to repossession. Spicerhaart is offering a complete end-to-end management process for Assisted Voluntary Sale where repossession is avoided and the borrower remains in control of the property.

Spicerhaart’s Asset Management experience means we are able to ascertain the property’s true value from the outset and market the property in conjunction with the borrowers through to completion. Using this method, fire sale tactics via auction/private treaty are avoided thus benefiting both the lender and the borrower whilst at the same time achieving the best possible price for the owner occupied property.

Spicerhaart will also provide a bespoke suite of Management Information to deliver patterns and trend analysis on the Assisted Voluntary Sale cases to its client base. Spicerhaart’s unique selling point on its Assisted Voluntary Sale scheme is the ongoing management of the case by one of our appointed representatives with personal visits to the borrower in their homes.

The representative will discuss in detail an in-depth marketing strategy with the borrower along with any cosmetic enhancements that may aid the sale. There will be an ongoing dialogue on a face to face basis (a minimum of once per month) to keep the borrower and client fully up to date with and viewer feedback.

A scheme for borrowers to use as an alternative to repossession.

Assisted Voluntary Sale (AVS) is a Mortgage Arrears Resolution Process (MARP) in accordance with Code of Conduct on Mortgage Arrears. This resolution is designed to offer customer’s assistance in selling their property.

The AVS scheme is aimed at customers who are experiencing financial hardship and offers an alternative solution to court proceedings & eviction.

We already work with a number of clients in this arena both large and small including a number of the leading brands which are house hold names. We are able to tailor our services to your specific needs be it

simply providing drive - bys, market appraisals and summaries or a complete end to end solution.

Our dedicated Quick Purchase team are trained to deal directly with clients potential sellers at an early stage when required arranging for the best placed agents to visit at the earliest opportunity. A comprehensive summary including two separate agent appraisals, a full suite of photographs, comparables and recommendations will then be produced and submitted for consideration.

We are able to arrange RICS reports at competitive rates via a number of surveying networks and will ensure that these are carried out to pre agreed timescales. We are also able to arrange a full contractor service including items such as drain downs, security, utility readings, clearance, photographs and garden maintenance.

When instructed with a resale, we will provide an EPC where required and instruct the most appropriate estate agent(s) based on our agent selection software and market intelligence.

We take responsibility for managing the sale process and will ensure our chosen estate agents are advertising your property on major portals and promoting it at every opportunity. Our marketing team will work closely with the appointed agents to ascertain the level of interest and obtain specific feedback from viewers. We will discuss with you any recommendations for price reductions or other actions when appropriate. A detailed weekly report can be produced for all of the available portfolio.

We will advise on and qualify any offers received and progress agreed sales through to satisfactory completion taking into account any specific deadlines agreed. We will discuss with you the level and content of reporting required for your sold subject to contract pipeline and work closely with you and your solicitors to ensure we add value to your business.
