Site Rental• Use of Vintage Ranch property

including the Oak Tree, Barn, and surrounding space

• The site is your’s for 4 full days, Thursday-Sunday, giving you and your vendors the flexibility and ease of set up and tear down.

• You have access to use anything in the barn or surrounding area for props or decor. Inquire about our selection.

• We offer onsite accommodation for the bride and groom.

Site Rental

Venue Includes:

• Guest house (day use and one night complimentary)

• Vineyard oak tree for ceremony

• The barn, and surrounding grounds

• Parking area

• Any of our furniture, props, or decor items

• Restrooms - Two portable restrooms with flush toilets and running water (*If your event is over 140 guests an additional two stall unit is required at the your cost)

• We are the blank slate for you to host your wedding reception or event.

up to 75 guests - $11,000 76-100 guests - $12,000 101-150 guests - $13,000 151-200 guests - $14,000 201-250 guests - $15,000

All inclusive includes: • Chairs - 2 sets, Natural wood, Dark Wood or

White with padding. (other options at additional fee) • Tables - Choice of 8’ Banquet, 60” Round, or 72”

Round (other options at additional fee) • Linens - Table drapes and coordinating napkins

(your choice of color) • Cutlery - Dinner fork, dinner knife, & dessert fork

(additional fee for speciality items) • Dishes - 10” dinner plate, 7.5” salad & 6” dessert

(additional fee for specialty items) • Glassware - Water, wine & champagne

(additional fee for speciality items) • 5’ Antique Wine Bar • Bistro Lighting (up to 800’) • Dance Floor - 16’ X 16’ • Heaters - 5 propane heaters • Trash - 2 yard dumpster (Excessive trash will

require an additional fee) and 8 galvanized metal trashcans

Food / catering services are not included. Tents and umbrellas are not included.

Catering - All caterers must be approved through Vintage Ranch. Before properly quoting the client for their catering services your caterer must schedule a site visit well before your event and go through our mandatory approval process. We require your chosen caterer to present to us, in person copies of business license and insurance.

Music / Entertainment - Acoustic or amplified music is welcome but remains the responsibility of the client. Due to a county ordinance all music must be turned off at 10:00 p.m. with no exceptions. We suggest you also schedule a site visit with your music vendor. Vendor must supply generator for electrical hook-up at the ceremony site.

Deposit - A $1500 deposit is required to secure the date of your event. 50% of the remaining balance is due six months prior to your event date. Final payment is due four weeks prior to your event date. Initial deposit payments are non-refundable with the cancellation of an event by the guest.

Insurance / Liability - The guest must obtain an additional insurance certificate assigned to “Vintage Ranch” for the dates of the events in the amount of $1,000,000. This certificate must cover alcohol and be presented two weeks prior to the scheduled event. This can be obtained as a rider on your homeowners /renters policy or contact http://www.wedsure.com.

Wedding Coordinator  - We require a day of wedding coordinator to help plan, manage and prepare for the event at Vintage Ranch. If you do not have one already in mind, a list of our preferred coordinators can be provided. Guests of the event are not authorized coordinators and will not be approved as such.  

Photo Permission - The client agrees to allow us to use images of the event (with proper permissions from copyright owners) as needed for marketing and advertising purposes. This includes but is not limited to social media posts, web site blog entries and printed marketing materials.

Cancellation Policy - In the event of a cancellation by the guest the following policy will apply: The deposit is non-refundable and holds your date upon return of this agreement and receipt of the deposit. 100% of the booking fee is due if cancellation occurs by client within 60 days of the scheduled event. 

In the event of a cancellation by the venue the following policy will apply: All monies will be refunded by Vintage Ranch.

We would be happy to supply you with our approved list of vendors for catering and music.
