From the Bingara Gorge Community Reference GroupLendlease 1800 lot case
As most are aware, the 1800 lot case is currently with the Land & Environment Court. The matter was heard again on 29 and 30 June, and 1 July 2016. After the hearing concludes it could take up to three to four months for the judge to deliver his decision.
Chris Neilsen – Legal & Contracts Chairperson
Assets & Facilities
The Assets & Facilities portfolio of the Bingara Gorge Community Reference Group (BGCRG), have been asked to source some new sun lounges to replace the older timber ones we had in our pool area, and to find some bench seating for our tennis courts. I am pleased to advise that we have some new light-weight stackable sun lounges for the swimming pool area, and some light-weight aluminium bench seating for the tennis courts. Both of these items I believe are welcome additions to our facilities and were purchased with longevity, portability and budget in mind. As you can appreciate these will need to be looked after by our residents, so we have them for ongoing use.
If new items are required, or if something is in disrepair and needs attention, please feel free to contact Lisa Bressington our Community Liaison Officer on 02 4630 8500 or email [email protected]. We will either get it repaired, or discuss it at our next BGCRG meeting.
Finally, if you’re interested in helping with the Assets & Facilities portfolio (or for any of the other portfolios in the BGCRG) you are more than welcome to join us.
Graham Field – Asset & Facilities Chairperson
Precinct Association Levy ContributionsThese are payable via two options – an annual lump sum, or quarterly instalments. Annual lump sum payments are due on 15 August 2016. Quarterly instalments are due on 15 August, 15 November 2016; 15 February and 15 May 2017.
Clublinks has commenced the recovery of unpaid levies, and owners are encouraged to pay immediately to avoid further service charges being added to their accounts. If you are experiencing difficulties with paying your Precinct Association Levies please contact Clublinks on 03 8320 5313 or email [email protected].
OWNERS PORTALClublinks community management software StrataMax, provides clients with an online owner’s portal. A User Account is required to access the Owners Portal. For residents that still require login details please email [email protected].
The owner’s portal provides access to view and request contact detail changes, and will be a valuable resource for information regarding the community – and become an initial ‘go to’ resource.
The owner’s portal also includes the following documents - Community Management Statement, Precinct Management Statement, development updates, meeting minutes, Q & A’s.
This will continue to be populated with more information in due course. To visit the owner’s portal, please go to www.stratamax.com.au.

Thank you to everyone who attended our Cheese & Wine night in June. It was lovely to sit down in a relaxed environment and get to know you all a little more - and importantly, mingle with this great community.
The Bingara Gorge Community and Bingara Gorge Golf joined forces to put on a ‘Picton Storm Relief’ family fundraiser on 18 June. Together an impressive $5,096.90 was raised in just one day, with all proceeds being donated to the Jai Rowell Storm Relief. A fantastic turnout for the charity competition saw 21 teams tee it up, and wet conditions in the morning didn’t dampen the scores with low scoring by all. Thankfully, the rain held off for most of the event and we welcomed a lot of families throughout the day.
We are currently working on our event calendar for the new financial year and look forward to distributing this to residents over the next month or two.
Stay tuned for more golf, more excitement and our upcoming events!

Top tennis tip: FOLLOWING THROUGH ON YOUR SHOTS
With your groundstrokes, be sure to have your racquet head finishing over your shoulders to make sure you finish the whole stroke when hitting either a forehand or a backhand. This stops you ‘poking’ at the ball.
For a right-handed forehand, your racquet should finish over your left shoulder (opposite for left-handed players). For your backhand, your racquet shoulder finish over your right shoulder (opposite for left-handed players).
You will immediately feel that you are finishing your shot better, and your shots should start to come off your racquet more smoothly.
Tennis Student of Term 2 Scott Parnell coached by OliviaScott’s technique is improving all the time and his ground strokes have become more consistent and accurate. Scott listens when he is asked to do something, is keen to please and never complains when requested to do anything challenging. Scott has beautiful on court etiquette, works hard and is an absolute delight to teach.

GOLF tip: CRISP CHIP SHOTSA basic chip shot stumps many amateurs. With this shot, simple things make a big difference.
Today, many courses are mowing their surrounds extra short and tight. Sometimes it feels like you’re chipping and pitching off the surface of a pool table. These lies make it easy to hit behind the ball (which creates heavy or chunky shots).
The key to making better contact on chip and pitch shots starts with the setup. Most people naturally setup their weight on the back foot, their spine angle leaning away from the hole, and their hands set behind the clubhead.
To improve your shot try these tips:
1. With a narrow stance, set up so your weight is 60% on your front foot.
2. Lean you spine angle slightly towards the target.
3. Set the ball halfway between the middle of your stance and your back foot, then make sure your hands are in line with the ball.
4. Keep your backswing and downswing a similar length and speed, and always keep your hands in front of the clubhead at impact.

This is a highlight of Peter’s game and we wish him well in acing future holes.
