Attention Kay’s Point Subdivision OwnersAmerenMO is upgrading its services in the Kay’s Point Subdivision area. In order to make these improvements, AmerenMO will need to move or remove some property owners’ improvements i.e. landscaping, trash enclosures, etc. that are located around pad mounted transformers. COMMUNICATIONS

Pools ClosingWe would like to offer a friendly reminder that the Regency Cove and Bittersweet swimming pools will close for the summer on Tuesday, September 6. The Grand Point and Swim and Tennis pools will close Monday, September 19. We hope that you have enjoyed the pools this summer. We are already looking forward to the 2017 season!

Watch for School Kids and BussesAugust is upon us and we all know what that means. Our local schools will be going back in session. Soon it will be early to bed and early to rise for all of our kids. Back to the routine of bus schedules, new teachers, classes and friends. Until then, enjoy all the swimming, boating, fishing and other great activities the lake has to offer. We can make this a safe and happy beginning of the school year by staying alert to kids waiting for busses. Allow a little extra time both in the morning and afternoon for the increase in traffic that occurs. Below is a list of local schools and the dates when classes will resume.

Qualifications: Any candidate for a Director’s position must be a member in good standing of the Association by;

a. Being current on all financial obligations to the Association.

b. Not being a party to any legal action in which the Association is in an adversarial position to the candidate.

c. Signing “Fiduciary Duties and Code of Conduct” statements that the candidate understands the responsibility and authority of a Director and to identify any possible conflicts of interest.

d. The appointed position for this Director position must be from Horseshoe Bend.

Board Directors must be able to commit the time necessary to responsibly fulfill their commitment to the organization. This includes: board training, analyzing financial statements, preparing budgets, being able to attend monthly work sessions and monthly meetings, participating in special meetings and working as a liaison for one or more volunteer committees. There is also a substantial amount of time invested in reviewing documents, visiting and reviewing on-site situations, attending social events and being prepared to assist in any other capacity required.Timeline: If you are interested in volunteering on the Board, please call Missouri Association Management at 573-552-8334 or e-mail [email protected] to obtain the “Fiduciary Duties and Code of Conduct” statements. Volunteer Appreciation Ice Cream SocialWho doesn’t like to be rewarded with a delicious ice cream cone or ice cream sundae? Four Seasons POA appreciates all those who volunteer in many ways to make Four Seasons a wonderful place to live. Whether you volunteer on the Board, committees, pick up trash along the roadways or numerous other volunteering efforts, we would like to cordially invite you to the Volunteer Appreciation Ice Cream Social, Thursday, August 11, 3:00 p.m. to 5:00 p.m. at the Four Seasons POA Community Center. We would also like to invite the rest of the community to unite with the Social Committee in showing our appreciation for these people. You too, help make this community a special place.

2016 Country Jamboree Block Party ReviewBoy-howdy! Did we have some knee slappin’ fun at the Country Jamboree! If you have not gone to the Four Seasons POA Facebook page to see all the pictures, you should. There was an amazing turn out of guests to participate in the contests, games and of course the consumption of the scrumptious smoked hog. We have some really talented “hog callers” in the POA. One particular little girl gave our emcee Sage McMiller (aka Jay Prince) a run for the money. She may be up for position of emcee next year. A big country thank you to all who responded and joined us for the fun - filled evening. Responding pays off doesn’t it? Those that called in ahead of time to sign up had their names entered for the door prize drawings. We also want to send a big thank you to the Camden County Sheriff ’s Department for joining us for the evening of down home country fun. We appreciate the service and protection you provide to the residents of the Four Seasons POA.

Blood Drive: SUCCESS!!!Not having ever hosted a blood drive before, we did not know what to expect. We have to say that our hearts were warmed by all those that showed up to save a life. The goal that was set by the representative from the American Red Cross was 19 units of blood. We gathered 24 units. We had 31 registered donors, 6 deferred and 4 unable to wait. We will definitely plan another blood drive in the future to continue this wonderful way of giving to those in need.

Odor Problems with Your Wastewater SystemOccasionally the Environmental Services Department receives calls from owners who have noticed a foul odor coming from their wastewater treatment system. Typically it is a “rotten egg” smell and is most unpleasant. There are a few causes for this pungent odor. First and by far the most common cause is the air intake being clogged. The air intake is a hollow shaft that is attached to the aerator motor. It spins and by doing so draws air into the system which builds up a population of beneficial microbes that help aid in the treatment of waste that enters the tank. Over time, sludge from the tank will make its way into the air intake and eventually clog it. When this happens, it prevents air from being drawn into the system, resulting in a bad odor. Many times the Environmental Services Department can unclog the air intake for you. However, if we are not able to, we can give you contact information for who to call to have it unclogged. The second possible reason for your wastewater treatment system to be giving off a bad odor is a non- functioning aerator motor. Much like the air intake being clogged, if the aerator motor is not running then no air is being drawn into the system and a foul odor is the result. The Environmental Services Department can check your system for you and in some cases take care of the issue. If we are unable to, then we will give you information on who you can call to have the problem fixed. The third possibility is that it may have been pumped recently. When your treatment tank has been pumped, you may notice a bad odor from it. This may last until the water in the tank is back up to its normal operating level. You can aid this process by being liberal with your water usage to help bring the water level up more quickly. In any case, if you notice a bad odor coming from your wastewater treatment tank, you should call the Environmental Services Department and we will check your system for you to determine the cause of the odor and how to remedy it. For any other questions about your wastewater treatment system and its operation, you may call the Environmental Services Department at (573)552-8334 and we will be happy to answer them.

Submersible Pumps Are Not PermittedMany Lakefront property owners use electric water pumps to irrigate lawns or for fish cleaning stations and water features. These lake water pumps can provide an economical solution to meeting such needs. However, the pumps that supply the water can present an unseen hazard if the electrical system providing the power is improperly installed.Moreover, certain types of pumps are not approved for open water bodies where swimming occurs. Currently, there are no submersible pumps that are rated for use when people are in the water. A submersible pump is defined as a pump with wires entering the water to supply electricity to the pump motor. In order to help ensure safety, Ameren Missouri will no longer permit submersible pumps at Lake of the Ozarks. The use of pumps that are mounted on a dock or the shoreline are still allowed, provided they are covered by a valid Ameren Missouri permit and the electrical system is properly installed—that is, if they include ground-fault circuit interrupter (GFCI) protection with proper grounding and bonding.

Decks, Patios, Sidewalks and Other Accessory StructuresIn 2007, Ameren Missouri received a new license from the Federal Energy Regulatory Commission (FERC) for the Osage Hydro Electric Project that includes the Lake of the Ozarks. During relicensing, Ameren Missouri developed and submitted the Shoreline Management Plan (SMP) that governs how the Lake’s shoreline can be developed. A key component of the SMP is the project boundary, which can be thought of as a continuous line around the Lake of the Ozarks. Any activities at or below this line must be in compliance with the SMP. During the shoreline plan review, it was discovered that many structures had been built within the project boundary without a permit or authorization. The first step in correcting this issue was to lower the project boundary to the absolute minimum area necessary for Ameren Missouri to adequately manage the Lake’s shoreline while meeting license obligations. Therefore the project boundary was lowered in 2012 to elevation 662 feet above mean sea level in most areas of the Lake. This step successfully removed many of

the homes and businesses that were within the project boundary. However, it did not remove the thousands of accessory structures such as sidewalks, patios, decks and gazebos that had been built near the shoreline. Our license does not permit new structures to be constructed below the project boundary.In order to ensure that the accessory structures within the project boundary were properly authorized, Ameren Missouri began documenting and requesting permits for those structures in 2012. This work is nearing completion and Ameren Missouri will be filing a report with the FERC by Sept. 30, 2016 that documents all of the structures found and the permits that have been issued. If you are a Lakefront property owner and are unsure if your structures are properly permitted, you should contact the Ameren Missouri Real Estate Representative that is responsible for your Lake mile. No discussion on this topic would be complete without reminding all Lakefront property owners that no new accessory structures may be built within the project boundary. Please contact the Shoreline Management Office at 573-365-9203 or the Lake Real Estate Representative assigned to your Lake mile if you have any questions about the project boundary at your location.
