• Residential Portfolio: Artist Loft ( for a landscape artist)

• Project Requirements: Space planning, FF & E layout, and material selection for the Loft.

• Project Constraints: Layout had to factor for limited natural light in the loft, with only two arched windows. Two bathrooms required, of which one had to be handicap-accessible. Plumbing could only placed only along the walls.

Design Keys• The inspiration for this space, comes from Katsura, an imperial garden in Japan. Famous for its

views, it is distinctive in that there is a change of view at every turn. For this loft, I have used the river view as my focal point, and designed the loft to take full advantage of the two windows in this space that capture the view outside

• Entrance/Hallway: Door opens to the gallery space, with the intent to visually engage the guest as they walk through it. Designed to have the view progressively revealed, one side of the hallway is a gallery, with the other side taken up by a stairway leading to the attic

• Living/Dining: The centerpiece of the loft, this is designed to entertain, with spatial openness as the key element of the design. The river can be seen from anywhere in this space

• Guest Bedroom: This room is a flexible space that opens into the living and dining space during daytime, thereby creating a single large space. This room is connected to the living space through sliding etch glass or stain finished doors. These are double duty doors that act as a barrier while at the same time allowing for light to filter through

• Artist’s studio: The landing in the attic has been converted to studio space, and designed to be easily re-configured depending on the need. The space features an industrial table, a drafting table and a book shelf with significant free space. Different textures have been mixed to give this a interesting mix.

• Master Bedroom: This room is adjacent to the studio, and it provides for a view of the river and plenty of light through satin-finished etched glass doors
