said to have been released from hell for the month. Relatives pay their respects and appease them with gifts of food, with turtle cakes being the most popular off erings. The turtle symbolises longevity and by giving these cakes, the worshippers believe they will prolong their own lives. Its kitchen of fers a huge selection of Thai & international food . The food is tasty and the prices range from 60-90 baht for most dishes. In the evening, outdoors is the place sit to chill and listen to live music or watch the big screen TV. Deep-fried chicken with lemongrass is a great choice for kids. The signature Dairy Hut Burger is good too.

With a 360˚ view of Phuket's rainforest, Peang Prai serves traditional Thai and international food – at exceptional prices. The staff are sweet but, service can be a bit slow. The crab curry is the best! Cappuccino at 50 baht is good and the presentation is cute. Beer only 50 baht.

This is real restaurant with an extensive selection and good prices. A delicious pepper mushroom dish served with rice is highly recommended . Vegetarian Margherita Pizza at only 150 baht.

Simple place with a few plastic chairs, no air conditioner but packed every day. Off ers a great variety of fresh ice creams. Prices start at 28 baht for four scoops of your choice, ranging up to 40 baht. 'Special' highly recommended is the deep-fried ice cream.

How long have you been with DaVinci Yacht Charters? Three years ago I started as a captain to fi ll in some time. When we purchased our second yacht, I started full time as the founding Manager of DaVinci Yacht Charters.

What were you doing / where were you living & working before? Prior to coming to Phuket I was in Hong Kong and China for seven years, working in the marine industry as a captain and off shore sailing instructor and for two years as a project manager with a well known Asia-wide yacht broker.

Where are you from? I grew up in Morwell, the power generation hub of Victoria, Australia. I trained in electrical/mechanical engineering in the coal mining and power industry and went on to own and operate an electrical contracting businesses. At 43 I sold up and went sailing full time.

What’s special / diff erent about DaVinci Yacht Charters? We're very service oriented. Our primary considerations are that our guests are safe, that they're well taken care of and that they have a great time out on the water. We try to follow our well-knows Italian restaurant's motto, which is: "Great food and people you know".

Why would someone choose your service compared to your closest competition? We have a great reputation for beautiful well-maintained yachts and great service. From the hotel to the yacht, and return, our guests are well taken care of every step of the way

Tell us something about your role in the business? We're a young business, so I'm a bit of an all-rounder... from driving yachts and training staff to the booking offi ce, marketing and accounting. As we are growing many of these roles are moving to new staff positions.

What are the main challenges as they relate to your role? As we're experiencing quite rapid growth, managing the strategic increase in skilled staff , for both operations and administration, is challenging in a specialised service industry such as ours. Add to this the seasonal shifts in tourism and it becomes even more so.

…and what are the biggest diffi culties you have to overcome? Well, I've been studying the Thai Language for four years now; I can read and write Thai quite well, but my comprehension, vocabulary and spoken Thai progress much slower than I would have liked. I'm a fi rm believer that life in Thailand will be greatly enhanced for anyone who can communicate fl uently in Thai.

What is your main target market? We actively target several markets, from the traditional European and Australian markets to the now established yacht-loving Russian market and the emerging markets of Korea, China, India and the middle east. Each requires diff erent marketing approaches and diff erent product packaging.

Marketing is obviously important – what is your approach to marketing DaVinci Yacht Charters ? We use many marketing strategies to ensure good brand presence within the local tourism market. Both for our iconic Italian restaurant in Nai Harn and our yacht charter business also based in the south of Phuket. Radio, magazines, newsprint and billboards, as well as sponsorship of community events and yacht racing to develop brand awareness throughout the region. We use the internet extensively for marketing into the west and into China, for those planning holidays in advance.

What do you like most about what you do now? I have spent most of my life running my own businesses, The challenges required have always been attractive to me. I like the diversity of roles required in management.

And what do you like least…? Sitting long hours in the chair and the resulting lack of exercise.

What do you (and the business) hope / expect to achieve within the next 3-5 years? For the yacht charter business we're on track for over 100% growth this year and expect to see 50% each year for the next three years. Some of the emerging markets are very exciting; we hope to capitalise on our strong connections and experience in the Chinese market.

What do you see as your biggest successes to date? Back-to-back wins in Phuket Raceweek and our successful entry into the Korean and Chinese markets.

To what extent does the current global fi nancial mess aff ect your business? We entered the market, for the most part, after the mess, so it's there and things will be better as the European economy recovers – which it is now showing signs of doing.

Is the DaVinci group involved in any CSR (Corporate Social Responsibility) programmes? Yes, quite a lot, from charity fashion parades ('Black is Back') every year at Davinci Restaurant to the purchase of a kids sailing dinghy at Ao Yon , a fl oating pontoon for the Ao Chalong Yacht Club and annual sponsorship of Go Eco Phuket. Both our restaurant and our yacht charter business have given many prizes for charity event auctions. We're also a member of "Clean Up the World" and have several community activities in the pipeline.

Please give us an overview of your typical day ‘at work’. What tools (if any) do you use to schedule your time? Well the best thing about my job is that the work is extremely variable. Most days I start in my offi ce at the computer, where I spend many hours.

We get many inquiries from around the world and a lot of these come in overnight. Often I need to head out to the Ao Chalong or Ao Po pier to greet guests prior to their cruise. Once a week a visit to the various chandleries and twice a week yacht inspections. And, every now and then I get out on one of the yachts for a charter or some VIP entertainment.

How would you describe your leadership style? Open and inclusive. I believe in passing responsibility down the line and enjoy watching staff get a buzz from their eff orts.

What's your over-riding ambition at this stage in your life? To build a great family life, an exceptional vibrant and progressive business and develop healthy life style habits.

After a number of years off the racing circuit, Australian Peter Ahern, together with Scott Bailey and Fergus Wilmer, recently purchased the well-campaigned Team Premier and renamed her Oi!. Phuket Raceweek was their fi rst competitive event back on the circuit and with an international crew onboard, they won seven from eight races in IRC Racing I and were clear class winners.

IRC Racing II was dominated by fellow Australian Peter Sorensen and his crew on Fujin. Eight wins from eight races speaks for itself and as sailing star Steve McConaghy, who was racing onboard the former Ichi Ban, said, “you could sail this thing backwards and still win.”

After four days of racing and spectacular beachside parties, the 10th Anniversary award-winning Cape Panwa Hotel Phuket Raceweek was deemed a resounding success as it came to a close at a lavish Gala Dinner with a fi tting fi nale of fabulous fi reworks.

Good winds gusting up to 20 knots over the four days produced some exhilarating sailing for the 37-strong fl eet and, led by Principal Race Offi cer Simon James, the on-water race management team delivered a mix of challenging courses for all boats across the six classes.

Over recent years, Raceweek has attracted a growing number of charter boats and this year was no diff erent with both Sunsail and Asia Marine having chartered boats in the regatta, as well as a number of private boat charters.

“This year we have seen more charter enquiries than ever before and we had a good number of chartered boats taking part, with crews from as far afi eld as the UK, USA, New Zealand and even Chile,” said Jones.

Having travelled possibly the furthest to take part this year was the skipper of BeauX Esprits, Keith Garry, who fl ew in from Chile to join an all-Australian crew from Metung Yacht Club in Victoria, who had chartered the boat specially for the 10th Anniversary regatta.

“This is the fi rst time our club has competed in an international regatta, and we expect that this is the fi rst of many more regattas for the Club. Our crew is made up of enthusiastic middle aged-plus crew, and our experience is mainly with racing at club level. We don't have high expectations of success as we're here to be enthusiastic competitors and to have fun and enjoy the company of other crews,” said Terence Grundy.

Including a number of charter entries, IRC Cruising was the largest class with 11 entries this year. Up against the charter boats was a number of local stalwarts who were looking to use their local knowledge to give them an edge. It was one such boat, the Ao Chalong Yacht Club entry Windstar, skippered by Peter Wood and with a crew of local sailing veterans, that were undefeated winning all fi ve races in their series and taking away the class title.

The super-fast Firefl y 850 sport catamarans, all built in Phuket, thrived in the strong winds, putting on a exciting display of sailing and, in some cases, acrobatic-like maneuvers, for the spectators – with boats recording speeds in excess of 20 knots (37 km/h). Reading the conditions best and sailing consistently was Twin Sharks, skippered by Briton John Newnham, who didn't contend the last race having already won seven from seven making him the clear class winner.

The Multihull Racing class saw a remarkable comeback by Phuket sailor/ designer, Mark Pescott helming DaVinci, who after a slow start placed second and fi rst in the last races, to become the Multihull Racing class winner and defend their title by just one point.

The four classic yachts competing off the southeast coast of Phuket was a sight to behold. A rarity at any regatta in Asia, Phuket Raceweek has attracted a competitive Classic class every year since its inception and this year, after some early exchanges, it was Simon Morris' Sirius who took the win and successfully defended their 2012 title.

While a number of Australian crews took home a lot of silverware at this year's regatta, noticeable was the large number of top-performing local boats from Ao Chalong Yacht Club, an indication of the strength of Phuket's competitive sailing scene.

Patinyakorn “Ging” Buranromspoke with us via Skype from Waikiki, Hawaii, shortly after completing the TRANSPAC 2013 regatta, making history by becoming the fi rst Thai skipper to race this major international ocean sailing competition. Here, he reveals how his love of sailing was sparked as well as his eff orts to bring more of his fellow countrymen into the sport.

When and how did you get into sailing? I started sailing after moving to Phuket with my friend at the Ao Chalong Yacht Club. The fi rst time I sailed just for fun, but soon realised that I really loved it. There are so many things I enjoy about it: you can go around the world with the energy from nature. You get to see amazing places.

Where do you live in Phuket? I live on my boat, moored in Ao Chalong, when I stay in Phuket. I love it. I’m thinking of buying a house or land, but I might buy a bigger boat instead.

Tell us about your work. Do you have a business or job? I have a family farm in my home town. I had a business in Bangkok before and a business in Phuket, but I’ve sold them and I’m just sailing full time. I plan to start many businesses soon, however. I’d like to buy a sports team, probably a football club in my home town. I also want to make a hotel business, and maybe some kind of business involving yachts. I’m not sure yet but defi nitely something to do with boats.

Are you involved in any other sports? I play football. I was the captain of the football team at my university, King Mongkut Institute of Technology, where I graduated with a degree in engineering in 2007.

Tell us more about your family. My mum’s still living in my home town. She was a teacher but she’s been retired for many years. My father passed away many years ago. I have three older brothers, living in diff erent areas around Thailand.

What does your family think about your sailing adventures? My mother is quite happy about it. Since I was young my family tried to teach us to do what you love. My mother always says, “Do what you love to do, do what makes you happy and don’t make trouble for other people.” No one else in my family sails, but I’ve taken my brothers out on my boat many times.

What does the future hold for you? As I said, I hope to buy a football team and I want to buy another boat, maybe a catamaran, within a few years. I want to do more to help my local communities, especially in education and sports. I’m involved in a number of clubs and charities that provide educational and social support. In Phuket; I love to teach Thai people how to sail. Sometimes I’ll just take people out on the boat to let them get a taste of what it's like. Sailing is quite expensive for Thai people, so I like to give them a chance to try it. My boat is small, but everyone is welcome to come and sail with me.

Please tell us more about the TRANSPAC race. TRANSPAC is a 4,100-kilometre race across the Pacifi c Ocean that starts near Los Angeles and fi nishes in Honolulu, Hawaii. With co-skipper Michael Spies and our crew aboard the Sansiri, a Tripp 40 design, we placed third in division 7 with a time of 12 days, 14 hours and 30 minutes, sailing under the banner of the Ao Chalong Yacht Club. We started out fast with strong winds early on – I was hungry as we had no time to eat. But later on, because of a high pressure system called the Pacifi c High, there was no wind, which really slowed us down in the last few days.

How did you feel after completing the race? The race was great. Unforgettable. It felt very good to be the fi rst Thai skipper in an international ocean race.

Can you tell us more about your fellow crew members? I sailed with co-skipper Michael Spies, who is one of the top-ranked navigators of the world, as well as three crew – all professionals, who have won fi ve world championships between them. Everyone was working hard. Michael really wants to win a world championship, and he’d never raced the TRANSPAC, which is the oldest off shore ocean race in the world. He found the boat, we bought it, and then we found the crew. In Thailand we have many good sailors, so I was proud to have the opportunity to join this team. Richard Hudson is an excellent navigator, the top sailing navigator in the world. At the helm was Hugh Halliburton and Wayne Powell was at the mast. This was the fi rst race we sailed together.

This was quite a big race to do for the fi rst time. Did it pose any unexpected challenges for you? Sailing with one American and three Australians... they all speak English but everyone has a diff erent accent. So it was sometimes diffi cult for me to understand them.

What’s next for you in competitive sailing? For this year we plan to race in the Asian Yachting Circuit, maybe the China Coast Regatta, the Hong Kong to Vietnam Race, Singapore, Malaysia and maybe another ocean race. I think we’ll come back to Phuket for the King’s Cup Regatta too. I also race with an all-Thai crew on my boat, Sansiri Oh La La and will probably do more racing with them.

What’s your favourite Regatta in Asia? The best regatta for me is the Phuket King’s Cup, and I would be very proud to someday win this race. For Thai people, because the race is named after our King, who was a great sailor himself, it would be a great honour to win.

You’re living in Phuket now. When did you arrive here and where did you live before? I’ve lived in Phuket for fi ve years. I’m from Mahasarakham province in the Northeast, and I was living in Bangkok before moving to Phuket. I fi rst came here on holiday and decided I wanted to live here.

Ingredient 40g fi nely chopped fresh tuna

5g carrot

60g fresh tuna thinly sliced into circles

5g crispy nori

20g fi nely chopped fresh green mussels

10g wakame

10g sliced ginger

10g mussels

½ of 1 lime

Salt, ground black pepper and olive oil to garnish

Method Thinly slice the 60g tuna into 3 x 6cm circles. Chop the remain-ing 40g of tuna into a small dice. Add a drizzle of olive oil, salt, a squeeze of lime juice and leave it for a few seconds. Dice the mussels the same size as the tuna and cook them together. Add olive oil, salt, pepper, limeade and zest of lime to taste and mix thoroughly.

To serve Mold the the cooked chopped tuna and mussels into a circle. Layer it on pre-prepared fresh tuna. Dress with olive oil, lime squeeze, salt and pepper. Garnish with boiled carrot crush and crispy nori.

statues, and there are a few small shops behind the tables. There’s a wide variety of designs and colours, but often the amulet traders themselves are the most colourful sight in the market.

The small lane reverberates with laughter and chatter, with constant joking and haggling between the traders. Buyers can be seen giving the amulets a close inspection with mini magnifying glasses, checking for authenticity and quality of design.

Curious onlookers are welcome to come and take a look at the amulets, and most of the traders are happy to show off their collections and explain a bit about each item. Friendly and relaxed, there’s no hard sell or pushy behaviour here.

One trader, when asked about his peculiar -looking belt, quickly removed it from his ample waist and held it up, saying, “Save from the gun! Save from the bomb!” Dangling from his belt were several carved phallic shapes of various sizes, apparently packed with enough power to protect the man from bullets. (Let’s hope they’re never put to the test.)

The phallic symbol is one of the most striking images on display, sitting amongst all kinds of fi gures derived from Buddhist, Taoist, Hindu and animist traditions. Many Buddha and monk images rub shoulders with rabbits, monkeys, turtles, dragons and various gods and goddesses including Toranee, the long-haired Earth Goddess of Buddhist legend. One of the pricier amulets (1,900 baht) was a painted butterfl y pendant with gemstones, which the seller brought out and invited us to smell. Its scent was of sandalwood, similar to incense joss sticks at a temple.

Amulets and talismanic items are made with bronze, gold, silver, stone, bone, clay and other materials. Many are skilfully designed, but an amulet’s worth is based on much more than its artistic value.

AMULET MARKET

In Thailand, many put their trust into amulets and talismans: small, sometimes beautifully crafted items attached to necklaces or strategically placed in one’s home, workplace or vehicle. Amulets of all sorts may be found at Buddhist temples, and there’s a thriving trade outside the temples at street markets, magazines, even online. Finding the right amulet or collection of amulets is believed to bring about improvements in one’s life, as well as protection from harm.

Tucked away in the heart of the historic Old Town district in Phuket Town is a narrow, tin-roofed lane where the amulet trade is carried out daily with great panache. Amulet Alley, found on a tiny walking soi connecting Phang Nga Road and Rassada Road, is so nondescript that many walking around the Old Town streets will pass it by completely unaware. It’s known locally as Nam Nao for the canal (klong) that runs under it.

About a dozen tables are set up along the length of the lane, each displaying neat rows of amulets, talismans and

Getting there: Amulet Alley has two entrance points. One, on Rassada Road, is near Salvatore’s restaurant, about 30 metres east of the Suriyadej Traffi c Circle Fountain. The entrance from Phang Nga Road is directly opposite the Sang Tham (Serene Light) Shrine.

Given the intricacy of determining an item's value, as well as the ease with which copies may be made, it’s nearly impossible for non-expert buyers to know if the item is worth the price given. In any case, there are many at Amulet Alley that can be picked up for as little as 100 baht. Those searching for larger or higher-priced images may want to bring along a knowledgeable Thai friend or do some research to gain a better idea about an item’s current worth before negotiating a price.

One fi nal tip: when browsing for amulets and other items, be sure to handle them in a respectful manner since they are considered sacred items. Good luck!

Collectors and life-improvement seekers look not only at the object’s design but also its age, historic importance, and, especially for amulets, the blessing of an important monk. The stories behind the amulet: which temple it came from, which monk it was consecrated by, and whether it’s known to bring good luck to others all come into play when considering its value.

Beliefs in the potent power of amulets still remain strong in modern Thailand, most strikingly so with the recent craze over the Jatukam Ramathep amulet. Created by a temple in Nakhon Sri Thammarat province for many years, its popularity grew when a local police chief claimed that the amulet had helped him solve many crimes. The policeman’s death in 2007 then sparked a national frenzy over the amulet, with prices of original designs fetching millions of baht, plus millions more copies were sold around the country.

Lemongrass founder, Bobby Duchowny, studied aromatherapy – a healing art that promotes massage, when combined with specifi c herb and spice oils, as a method to reduce stress, boost energy and heal certain physical ailments – at the American Aromatherapy Association.

Some years ago while on holiday in Thailand, he visited an organic farm in Petchaboon province and became interested in the natural healing properties of Thai herbs and spices.

“I was particularly attracted to lemon grass as it was used in many popular Thai foods, as a medicine for stomach disorders and even as a repellent for mosquitoes,” he recalls.

Bobby used lemon grass as his signature herb to create a line of essential oils, face and body creams, shower gels and bath crystals, which he and his wife Palita sold at Bangkok’s world-famous Weekend Market.

What started, several years ago, as a modest enterprise has blossomed into a successful operation off ering over 90 oils and a wide range of body care products through many outlets, as well as supplying many of Thailand’s top resorts and spas with aromatherapy oils.

Chilled out by the soothing background music, my mind was fi lled with a peaceful wellbeing as I enjoyed the warm traditional welcome (again from Sukko culture) of the ‘Flower Floating Ritual’ – similar to ‘Loy Kratong’, where the idea is to fl oat away past stresses and wish for luck and joy from that moment on.

A variety of 40 spa treatments – prepared by Sukko's certifi ed Thai Herbalist and based on ancient Thai medical theory – is off ered at Sukko, in packages lasting from 2 to 4 hours. Each package has a specifi c purpose and can be selected to suit your lifestyle or the way you feel on the day. These herbal recipes and procedures have been handed down through generations and are totally free of petrochemicals, synthetic perfumes or colouring. Some of the herbs and spices are grown in Sukko’s own herb garden and picked just for your treatment, ensuring they are as fresh as can be.

I was pampered with the “Be Balanced” package; a 3-hour experience that left me feeling relaxed and refreshed. The Mandarava Resort and Spa Karon Beach opened on February 1st 2013. It’s a contemporary luxury haven boasting the charm and splendor of a tropical hillside resort, submerged in an environment of lavish greenery and natural waterfalls overlooking the magnifi cent Karon Beach. The Resort has 130 rooms nestled in 39 tropical villas, with three infi nity pools scattered on diff erent slopes around the 7.2 acre-large resort. The newly completed resort required marketing imagery. To achieve the best, Deputy Managing Director Chanin Kulvanich contacted Helicam for aerial imagery.

Helicam used the newest addition to its fl eet, a multi-rotor camera platform, which now only requires a single operator to fl y and also take the photography. The helicopter has onboard GPS satellite navigation that keeps it stable and on target while in the air. The pilot/cameraman launches the helicopter and positions it at diff erent locations above the resort allowing a large and varied selection of imagery. Once back in the offi ce the pictures are put in to the Helicam studio for color retouching and system worked before handing over the completed signature images to the resort.

Enforcing the Rules

Recently, legal professionals have seen an increasing number of enquiries in relation to the legal status of so-called “Rules and Regulations” or “House Rules” (“Rules and Regulations”), as they are often referred to by various real estate developments in Thailand. The legal standing of such Rules and Regulations, and their enforcement, can be a grey area in Thailand dependent on the type and legal structure of the development in which they are utilized, and also because there are few statutes incorporating them with real legal authority. As the number of completed developments continues to rise in Thailand, committees, property managers, and owners alike will naturally in the course of a development’s existence come across times when the Rules and Regulations must be referenced for resolution of a development dispute or key matter. This article is intended to explore basic considerations of so-called Rules and Regulations and how they can be legally implemented in real estate developments in Thailand.

Legal Standing of Rules and Regulations The legal status of Rules and Regulations has often been misunderstood by various actors within the Thai real estate community and industry. Often, completely overlooked, is whether the Rules and Regulations can be enforced where there is a violation, or whether they have any legal basis to begin with in order to be legally referred to for the purpose of guidance on a course of action in a development. The most common error made in developments is that a document is simply created by the Developer or an Owners Committee, listing a large number of behavioral rules (i.e. activity in and around the pool and other common areas), and then that document is declared to be an enforceable part of the Rules and Regulations without any real or apparent legal basis.

The legal reality is that a list of rules with penalties for violations created by a real estate community and written on paper does not automatically mean that such a list is enforceable or in compliance with the laws of Thailand. Rules and Regulations must be carefully crafted to not only be suitable for the type of development to which they relate, but also so they do not contravene basic principles of law in Thailand, especially where enforcement of a violation is sought.

The question therefore arises: How do owners in a completed development know whether the rules in such development are legally binding and operative against the community? The answer depends largely on how the rules were implemented, and on the legal structure of the particular development.

Making the Rules Binding on an Estate Generally, the most straightforward law dealing with Rules and Regulations falls under the Condominium Act of Thailand, which requires all Condominiums to submit to the Land Office at the time of registration the first Rules and Regulations of the Condominium which are then legally registered as part of the Condominium. Purchasers of Condominium Units are often provided a copy of the Condominium’s existing Rules and Regulations at the time of purchase of their unit, and informed that they are not only enforceable by statute, but also under the unit sale and purchase agreement. Given the statutory regulation, Condominium rules and regulations are enforceable against condominium unit owners. Furthermore, they can be modified and altered by resolution of the joint owners at a general meeting so long as the modification does not contravene certain provisions of the Condominium Act or general principles of law, and any proposed modification should be reviewed by a legal professional for compliance before registration at the Land Office.

Although the legal status of rules and regulations in Condominiums is quite clear, this is not always the case in apartment developments (as distinguished legally from Condominiums) or residential villa developments in which the legal ownership structure is often created to suit the type of development and the purchaser market to which the units are marketed and sold. Unless a residential development is created under a development statute providing for a statutory housing association with incorporated Rules and Regulations, the legal status of any Rules and Regulations in a apartment or villa development must be agreed by the Owners and enforceable under contract.

Naturally, the typical way to ensure that there is documentation in place to make the Rules and Regulations enforceable in an apartment and/or residential villa development is to have all purchasers sign on to them as part of a lease agreement, management agreement, or other sale and purchase agreement. Unfortunately, this is not always the case, and the Rules are often not properly included as part of the sale and purchase documentation. Many apartment and villa developments have neglected to have purchasers sign in agreement the Rules and Regulations or have not implemented the proper structural mechanisms to make them binding in force and effect. As a result, the issue of enforceability only arises as an afterthought, when they are legally challenged post-purchase and completion.

Fortunately this can be corrected, and one mechanism used to resolve the matter post-completion of the development is to have all the owners ratify an agreed set of Rules and Regulations enforceable against one another. Ratification technically only works properly, and legally, by contract, typically a shareholders agreement, whereby the agreed Rules and Regulations are annexed to, and penalties for violations are enforced through, dispute resolution procedures set out in the contract signed by all owners in the particular development. However, the corporate or collective legal ownership structure of the development must be constituted correctly to provide the owners a forum to establish, modify, and enforce a set of agreed Rules and Regulations, either through a properly formed ‘Committee,’ ‘Owners Group’ or resolution of owners. In developments that are completed, it is generally recommended that the ownership structure at a development is fully reviewed by a legal professional in order to determine necessary legal mechanisms to properly implement an enforceable set of Rules and Regulations, where there is no statutory regime in place (i.e Condominiums).

A new youth regatta, Junior Phuket Raceweek, was launched in July this year to much acclaim, and took place alongside its decade-old big brother, Cape Panwa Hotel Phuket Raceweek.

The brainchild of Media Business Services' Managing Director Byron Jones, the aim was to provide a competitive platform for youth sailing in Phuket.

“Being the fi rst year, our goal was to put on a competitive day of racing for young sailors, give them an opportunity to race in a professionally organised event, and judging by the smiles at the end of the day, everyone had a great time,” said Byron Jones, Managing Director of organisers Media Business Services (MBS).

Held off Panwa Beach Resort Phuket, youngsters aged 7-15 raced 14 Optimist and fi ve Toppers under the watchful eye of Principal Race Offi cer Royal Thai Navy Rear Admiral Prasart Sribhadung.

Nattapong "Max" Yoangngam, at just 11 years old, has competed in multiple Thailand National Optimist Championships, represented Phuket in the Phuket Youth Games, and has also represented Thailand at the Double Star Cup Regatta in Qingdao, China last year, and his experience showed as he ran away with the Optimist title.

In the Topper fl eet, fi ve budding sailors lined up for a day of top competition, and after some close racing, it was Salawutt "Ta" Kullaatt who pulled away from the rest to take the class with an four point winning margin.

Both winners were sailors from the Phuket Youth Sailing Club.

After a successful inaugural event, the organisers are now looking to the future.

“Our long term plan is to extend the format in terms of length and also number of classes. If there are other classes that wish to take part, then we're keen to accommodate. We look forward to feedback from the sailing community on this year's event and will let it grow organically,” added Jones.

Co-hosted by Regent Phuket Cape Panwa and Panwa Beach Resort Phuket, Junior Phuket Raceweek was supported by the Tourism Authority of Thailand, Sports Authority of Thailand, the Royal Thai Navy and the Yacht Racing Association of Thailand.
