Article X of the Declaration of Covenants, Conditions and Restrictions FOR WESTSIDE AT BUTTERCUP CREEK SECTION 23. TREES Each month a section of this Article will be reviewed to help homeowners be better informed. e complete set of Bylaws and CCR’s were given to you when you closed on your house, but can also be found at the HOA website which is www.westsidehoa.org. Section 23. Trees. Prior to the occupancy of the Living Unit on each Lot, and on or before the time each Lot is planted with grass or shrubbery, if there is not located on the Lot at least two native trees of two inch (2”) diameter or more measured 3’ above the ground level in the front yard (three such trees in the case of a corner lot) and one tree of such diameter in the back yard, then the owner of each Lot shall plant live trees of such number and size. Such trees shall be of a type and in a location approved by the New Construction Committee on a Lot-by-Lot basis. Elms, oaks and native fruit trees shall be permitted and use of such trees is encouraged. Planting of ash, tallow and cottonwood trees is discouraged and such trees shall not fulfill the foregoing requirement. If coniferous trees are planted, group planting may be required. is requirement (as supplemented by specific restrictions contained in Supplemental Declarations for the Neighborhoods) includes each Lot or partial Lot upon which no dwelling or structure is erected but which is conveyed at any time to the Owner of an adjoining Lot upon which a Living Unit or other permitted structure has been erected. Trees which are planted in satisfaction of the requirements of this paragraph and which tree or trees subsequently die or are uprooted for any reason, must be replaced within sixty (60) days. Enforcement of this paragraph may be in accordance with the provisions of Section 17 hereinabove. COMMENT: is section talks about the minimum number of trees that should be on each lot, but don’t let that stop you from planting even more. Pick some areas in both your front and back yards where trees would work well and add some more trees. One thing that we don’t like to think about is a time where a tree may die. If you only have the minimum number of trees on your lot that could really have an impact on your yard, whereas if you have several trees, the impact won’t be so great.

Article X of the Declaration of Covenants, Conditions and Restrictions

FOR WESTSIDE AT BUTTERCUP CREEKSECTION 23. TREES

Each month a section of this Article will be reviewed to help homeowners be better informed. The complete set of Bylaws and CCR’s were given to you when you closed on your house, but can also be found at the HOA website which is www.westsidehoa.org.

Section 23. Trees. Call for ArticlesDid you know that you can submit an article to be in the newsletter

on just about any topic (it should have something to do with the HOA). You can submit an article once, or even every month if you would like. Now is your chance to be famous. Now is your chance to make the newsletter more interesting.

You can write about a current event, local politics, the weather, landscaping or anything else that applies to the HOA. Write about things that you do professionally that might be interesting or even help other people. Remember though that this is not for advertising. However, your area of expertise could be very helpful. If you are a painter, you could write a little article on painting tips. If you are a computer expert, an article on how to fix simple problems would be great. A doctor could write a monthly health article that we could all use.

Articles must be emailed to [email protected] by the 13th of the month to be published in the following month’s newsletter. So, if you would like to have an article in the July newsletter, it must be submitted by June 13th. Let’s see some articles!

RESERVATIONS:Available on a first come/first serve basis to the residents of

Westside of Buttercup Creek HOA. All reservations need 7-day advance notice. Contact Lifeguard4hire at [email protected] for reservations. Office (512)267-3155.

Reservations do not include exclusive use of the pool. Upon arrival you must check in with the lifeguards. All parties are limited to 12 guests and due to overcrowding parties cannot be booked for Fridays, Saturdays or Sundays.

ELIGIBILITY:Owners must be current in all assessments and monies owed

the association before use of the area is permitted.DEPOSIT:

A refundable deposit of $100 payable to Westside of Buttercup Creek HOA Association is required. Mail to Lifeguard4hire, 12908 Trails End Rd. Ste. A, Leander, TX 78641. The resident reserving the cabana/pool is responsible for any damage or missing items and must pay the full amount to repair or replace the same. No cash accepted. Checks must be made out to

Westside of Buttercup Creek HOA. Damages and cleaning fees will be deducted from your deposit and additional fees may be charged to your HOA account if the deposit does not cover this. Maximum number of guests for reserved parties at either pool is 12. Deposit checks will be destroyed or returned if there are no damages or cleaning charges. Damages and cleaning

charges will be deducted from the deposit and any additional charges may be charged to the homeowner account.

CHECK IN:The party host and all guests must check in with the lifeguards

upon arrival for the party. The party host must remain with the guests at all times during the party.

CLOSING & LIFEGUARD HOURS:Usage coincides with the hours the pools are opened. The

party must end when the pool closes. Residents are responsible

for hiring additional lifeguards during the reservation if needed and must hire from Lifeguard4Hire. If your party is during nonlifeguard

hours, you must hire two (2) lifeguards. Please contact – Lauren Davis at [email protected].

Lifeguard4hire will bill the resident directly for the additional lifeguards – We do not bill the HOA.

CLEAN-UP:- All trash must be picked up and placed in the trashcans

for pickup.- All tables are to be cleaned.- All chairs and tables returned to their original positions.- All personally owned decorations removed.

POOL HOURS & DATES:Are posted at the entry gate of each pool and will also be

noted in the newsletters.NOTE:

Residents may lose the privilege of reserving and using the area for any of the following reasons:

- Noise and disturbances that carries outside the area to the point that other residents are disturbed.

- Abusive or obnoxious behavior.- The area has been found not to meet the standards of

cleaning or not to have been cleaned by the specified time.- Failure to leave area at designated time.

SWIMMING POOL LOST AND FOUND:Don’t forget about the Lost and Found shelves located at

each pool.  The lifeguards will gather items left at the end of each day and put them on the shelves.  Please look and see if anything belongs to you.

By Howard GarrettKilling weeds is big business. Weed problems are also

the most common questions I get. Weeds bother people more than any other pest. As the late Charles Walters said, “weeds affect our psyche”. Ironically, weeds have great value. Nature doesn’t like bare soil and uses weeds to fill in the spaces. Therefore, the primary control of weeds is to eliminate the conditions which create the need for weeds.

Severely noxious weeds rarely invade a high-quality lawn. All the money in the world can be spent on weed-controlling products and techniques, but if the lawn is not maintained properly, the weeds will return.

Commonly available weed controls are divided into two groups - those that kill the weed seed as it germinates (pre-emergent herbicides) and those that kill the weed after it germinates (post-emergent herbicides).

PRE-EMERGENT WEED CONTROLWith pre-emergent weed controls, a product is applied

evenly over the lawn and forms a barrier at the soil surface. 

ICT Gluten-8 liquid corn gluten meal  is a relatively new product that holds great promise.

POST-EMERGENT WEED CONTROLPost-emergent  products are used to kill weeds after they

come up. These weeds are divided into two groups – grasses and broadleaf. Control choices include 10% pickling vinegar, Avenger Weed Killer, Matran EC, Scythe, essential oils and fatty acids. Remember that I don’t recommend vinegar products stronger than 10%.

SELECTIVE GRASSY & BROADLEAF WEED CONTROL

One o f the f ew s e l e c t o rgan i c weed con t ro l s i s the  Garden Weasel Crabgrass Killer. It is a potassium bicarbonate and cinnamon product that works well when applied per label instructions. It is effective on crabgrass, basket grass, chickweed, clover and other weeds.
