Interest-OnlyMortgages

There are those who say that interest-onlymortgages are the main reason for the housingmarket's problems in recent years. Loans weregiven fast and loose, with many purchasers barelyqualifying for the interest portion, never mind theprincipal when it was added in.

Still, interest-only mortgage loans are still out there,and purchasers will sign up for them. On paper, aninterest-only mortgage looks enticing: The firstyears offer a significantly lower monthly payment,especially if you're only going to keep your homefor a few years.

But Freddie Mac might think there are clouds onthe horizon.

Freddie Mac (the Federal Home Loan MortgageCorporation) was charted by Congress in 1970 as ameans of providing stability in residential mortgagemarkets, especially for low- and moderate-income

buyers. It props up the market by providing capitalto lenders.

It can be taken as something of a warning thatFreddie Mac recently announced that later this year,in September, it will stop purchasing interest-onlymortgages. Not only will there be fewer choices inobtaining a mortgage, the message itself is rathergrim. Part of the decision, it seems, is that whileFreddie Mac saw an increase in defaulted anddelinquent mortgages during the past few years, thedecision to end those mortgages completely seemsto say that it doesn't see a light at the end of thetunnel -- and is bailing out completely.

That's not to say buyers won't be able to get aninterest-only loan, just that it will be tougher tofind. Getting a loan is likely to be difficult, but notimpossible, with borrowers needing to qualify atthe full (interest plus principal) mortgage amount.

There are other types of mortgages to consider:

Fixed-rate mortgage. These are the safestmortgages because your monthly payment will bestable for the life of the loan. The only things thatcould go up are the insurance and property-taxportions. With insurance, you have the opportunityto shop around.

Biweekly mortgages. You make half of yourmortgage payment every two weeks. At the end ofthe year, you will have made 13 months' of

payments instead of 12. The mortgage gets paid offearlier because of the extra payment each year.

PINE TREES (continued):• The state tree of Montana is the ponderosa pine.

Remember “Bonanza,” the long-runningtelevision series that gave viewers a feel of theAmerican West? The Cartwright family livedon the Ponderosa Ranch. “Bonanza” was thefirst television series filmed outdoors in color.The 430 episodes from September 12, 1959 toJanuary 16, 1973 were filmed in locations inArizona, Nevada and California.

• Nevada’s State Tree is the Great Basinbristlecone pine. Bristlecone pines do not looklike ordinary pine trees seen in most forests.There are three members of the bristleconegroup of pines; the Rocky Mountainbristlecone, the Great Basin bristlecone and theSierra Foxtail pine. The oldest, some of whichare 5,000 years old, are in the White Mountainsof eastern California. These trees start out withgreen, smooth bark, but as they age, the barkbecomes scaly and their shapes are verytwisted. Bristlecone pine needles remain on thetrees for 12 to 20 years. When the trees areabout 20, they begin producing small hard,reddish-brown cones.

• The Ancient Bristlecone Pine Forest in theWhite Mountains of California is located at anelevation of 10,000 to 11,000 feet (3,048 to3,353 meters). These trees are recognized as theoldest known continuously standing trees onearth! A walk through this forest is almostsurreal. The oldest tree, Methuselah (takenfrom the oldest man recorded in the Bible), isunmarked in the forest to protect it from acurious and adoring public.

2010 Census: Florida approaches its 2000 mail participation rate

As of Thursday, April 15, Florida is just two percentage points awayfrom matching the mail participation rate it achieved in the 2000Census, the U.S. Census Bureau announced today. New rates released todayshow that 67 percent of Floridians have mailed back their forms so far,compared with 69 percent in 2000. The nation as a whole - at 68 percent- is still four percentage points away from matching the mail responserate achieved in 2000 (72 percent).

“We’re asking all Floridians who’ve received a census form tofill it out and mail it back today,” said U.S. Census Bureau directorRobert Groves. “Your actions can save taxpayers a significant sum ofmoney because mailing the form back is much easier and less expensivethan having a census worker come to your door to complete the form withyou.”

The U.S. Census Bureau is emphasizing the Friday, April 16, maildeadline because forms put in the mail by tomorrow will likely bereceived and processed in time to delete those households from the listof addresses it will visit starting May 1. Households that normally pickup their mail from a post office box are already slated for follow-up inMay from census workers.

If successful, Florida can join North Carolina, South Carolina,Kentucky and Tennessee on the list of states that have met or surpassedtheir 2000 mail-back participation rate.

The rates for all states, counties, places, towns and townships areupdated at 4 p.m. each day through April 23 on the Take 10 Challenge Map(http://2010.census.gov/2010census/take10map/). A final rate will beannounced May 3.

The 2010 Census is a count of everyone living in the United States andis mandated by the U.S. Constitution. Census data are used to apportioncongressional seats to states, to distribute more than $400 billion infederal funds to tribal, state and local governments each year and tomake decisions about what community services to provide. The 2010 Censusform is one of the shortest in U.S. history, consisting of 10 questions,taking about 10 minutes to complete. Strict confidentiality laws protectthe respondents and the information they provide.

Knobby Finger Joints IndicateOsteoarthritis

DEAR DR. DONOHUE: I'm beginning to get littleknobs on my finger joints. I believe this is arthritis,and I have seen it in the advanced stages. What canI do to prevent it from getting worse? -- Anon.

ANSWER: The knobs on the finger joints belowthe fingernail are Heberden's nodes, named after anEnglish doctor who died at the start of the 19thcentury. Knobs on the middle finger joints areBouchard's nodes, named after a French doctorwho died in the early years of the 20th century.Both of these knobs are signs of osteoarthritis --the common kind of arthritis, the kind that mostseniors have at least a touch of. They're similar tobone spurs seen on backbones and other bones,another consequence of osteoarthritis.

Osteoarthritis comes from fraying of thecushioning cartilage inside joints. How extensiveor how incapacitating it will be is unpredictable.Most people manage to get along in spite of it.However, it can be a great burden to others.

There is no preventive medicine to stoposteoarthritis in its tracks. It has a predilection forthe fingers, hips, knees and spine. Should it strikelarger joints like hips, knees and backbones,muscle strengthening will serve you well. Strongmuscles protect joints. The exercise should not beso vigorous that it causes pain, but it should bevigorous enough to encourage strength building.Being overweight increases the stress on knees andhips, so you should strive to stay on the lean side.

Many people swear to the effectiveness ofchondroitin and glucosamine, both of which areavailable without a prescription, and often theycome in combination. Not a lot of evidence existsto endorse them wholeheartedly, but if you want togive them a try, they won't hurt you.

ANSWER: The rotator cuff is a band made up ofthe tendons of four back muscles. The tendonswrap around the topmost part of the upper armbone, the humerus, to keep the bone in the shouldersocket. Tears of the rotator cuff are a commonproblem and one of the principal causes ofshoulder pain. Small tears can heal on their own.Larger tears almost always require surgicalcorrection. All surgical procedures demand respect.Something can always go wrong. Most people whohave had surgery to correct a rotator cuff tear areglad they had it. By most, I mean more than 95percent. I would not hesitate to have this surgery.

PINE TREES (continued):• One pine species sought by lumbermen is thewestern white pine. Highly prized forproducing top quality lumber, large nativestands of this species in northern Idahoprovided the incentive for the Potlach LumberCompany to build the world’s largest mill (in

1906), the entire town of Potlach, Idaho, and the Washington, Idahoand Montana Railway. The railway was nicknamed the “White PineRoute.”

• While the western white pine is the state tree of Idaho, the “Pine TreeState” is Maine. Approximately 90 percent of Maine is covered withtrees, and even though there are many varieties of trees, the easternwhite pine is one of the most prevalent species. Early settlers used thetall pines in shipbuilding.

• The eastern white pine is also the state tree of Michigan and theprovincial tree of Ontario. Eastern white pines generally grow in theGreat Lake States, northeast U.S., Appalachian Mountains andsouthern Canada. Both eastern and western white pines grow tall andstraight and have needles that grow in bundles of five. In fact, theeastern white pine is the only conifer east of the Rocky Mountains thathas five needles in a bundle. Western white pines grow in themountains of the western U.S. and Canada and even at sea level insome areas in Washington and Oregon.

• White, yellow and, yes, there are red pines as well. The red pine is thestate tree of Minnesota. Commonly called the Norway pine, eventhough it didn’t originate in Norway, the red pine has a reddish-coloredbark from whence it gets its name. A lot of telephone poles are madefrom red pines.

Chocolate Fondue

Fondue is French for "melted," and this easy-to-make dessert will meltmany a chocolate lover's heart. It's fantastic with fruit, but try otherdunkables, too -- marshmallows or cubes of angel food or pound cake.

6 ounces semisweet chocolate, coarsely chopped

1/4 cup half-and-half or light cream

1 tablespoon flavored liqueur such as cherry, orange, coffee orraspberry, optional

1/2 teaspoon vanilla extract

Fruit such as whole strawberries or chunks of banana, pineapple orpear

1/2 cup almonds, toasted and finely chopped (optional)

In the naming of American states, there a quite afew that never quite made it. It's interesting tospeculate about the possibilities, though. Forinstance, if you currently reside in the state ofKentucky or parts of Tennessee, but for the

whimsy of fate you could be a Transylvanian.Some people once wanted to take parts of Texas

and Oklahoma to create the great state ofTexlahoma (perhaps displaying a slight lack ofimagination). When the Mormon church settledout west, Brigham Young petitioned to have the

state of Deseret created, and the land hesuggested make up the state included present-day Utah, almost all of Nevada and Arizona, a

sizable chunk of California and bits of five otherstates. Long Island, in New York, even had

designs on statehood at one time.
