The propertyThe property is situated in the heart of The North York Moors but just a short distance from the elegant seaside town of Scarborough. The property provides a superb private residence combined with a successful holiday letting business in the form of four luxury holiday cottages. The property and curtilage is Grade II listed and dates back to the 1830’s, it has been restored by the current owners to an exceedingly high standard with incredible attention to detail, making the most of the spectacular views and surrounding land providing an extensive recreation space for the owner’s and guests alike.
The main house is a Georgian farmhouse which has two south facing reception rooms with stunning aspects out over the garden and countryside beyond, both benefit from stone flooring and multi-fuel burning stoves. The kitchen features a Rangemaster cooker, granite work surfaces and a good range of floor and wall units as well as a centre island and wood burning stove. There is also a utility room and cloakroom and under floor heating features through-out the ground floor.
The first floor boasts the master bedroom which takes advantage of the stunning views, there are two further double bedrooms and a single bedroom as well as a house bathroom which features a freestanding bath and a separate hydromassage steam shower. On the second floor are two generous bedrooms with large under eaves storage and a separate shower room.
The CottagesThe main house is positioned in a courtyard setting of outbuildings that has had the granary, livestock barn and cart shed converted into four properties, all have the original beams exposed, underfloor heating throughout and have cleverly used the space to provide luxury 5* accommodation. They provide one five-bed cottage of which two are en-suite bedrooms and a house bathroom, there is a separate kitchen and a mezzanine open plan dining and sitting room; two two-bed cottages with a house bathroom and an open plan kitchen, diner, living area, one of these cottages has its own private patio and a generous one bed cottage with a bathroom, open plan kitchen, diner and living area and separate utility room.
LocationHarwood Dale is a village set between Broxa Forest and Harwood Dale Forest in an elevated position affording magnificent views of the surrounding countryside of the North York Moors National Park. For local amenities the village of Scalby approximately 4 miles away offers everyday amenities including public houses, restaurants and an independent supermarket, there are a number of public houses, tea rooms and restaurants in the surrounding villages and more extensive facilities can be found in Scarborough which is approximately 6 miles or Whitby which is approximately 15 miles. There are a good range of schools in the area both state and private. The train station at Scarborough has frequent services to the main line station at York which provides fast services to London Kings Cross, Newcastle upon Tyne and Edinburgh. The nearest airports are at Durham Tees Valley and Leeds Bradford International.
Gardens and groundsThirley Cotes Farm is approached from the road via a gravelled driveway with a large parking area and a car port that provides undercover parking for three cars as well as a secure bike store. To the front of the main house is a walled garden with a large level lawn, ideal for children as it can be made secure, the south facing garden enjoys glorious views over the rolling countryside towards Broxa forest and is ideal to entertain or simply enjoy the vista. A wooden gate leads from the walled garden to a paddock and beyond to a separate secure paddock that has an idyllic pond teeming with wildlife as well as barn owls nesting in the trees. There are two paddocks to the east of the property and a further paddock to the west of the property, a pretty stream flows along the boundary on the south side of the property and through the 4 acre private natural woodland which is a particular attraction of Thirley Cotes Farm, providing wonderful walks and a wildlife haven.
Between the main house and the cottages is a courtyard garden, laid to lawn and surrounded by the original stables and piggery and now provides eleven single storage rooms and three double storage rooms, these have the potential to be converted to further living accommodation or holiday cottages, subject to the usual consent.
The cottages share a secure gated garden with a level lawn, children’s play area and a purpose built barn that is a games room, there is also an outdoor hot tub to relax and enjoy the peace and tranquillity.
