When it comes to financing your home, finding an expert is important. If you’re 62 or older you can qualify for a reverse mortgage, but where can you find an expert in such transactions? John O’Connor, the Reverse Mortgage Doctor, specializes in this product, making him an expert in the field.

O’Connor opened this branch of American Nationwide Mortgage Company five years ago and specializes in reverse mortgages for senior citizens.

“With over 10 years experience in helping literally hundreds of people obtain a reverse mortgage, I felt it was important to concentrate on our core business, and specializing in something means to not get sidetracked by offering additional types of products that you are not an expert in servicing,” O’Connor says.

Reverse mortgages are a special type of federally insured loans that allow seniors to convert the equity in their homes into cash, he notes. All proceeds are tax free and do not affect Medicare or Social Security benefits, he adds. To qualify for a reverse mortgage, homeowners must be 62 years old or older,

have equity in their homes and meet minimum financial qualifications.

Additionally, no payments are due on a reverse mortgage for as long as one of the homeowners is still living in the home, he says. “The reverse mortgage will be paid back after the home is sold whether that is in the homeowners’ lifetime or upon their heirs settling the estate,’ O’Connor adds.

O’Connor helped his parents find the correct reverse mortgage 17 years ago, researching the products to find the right kind—even before he started in the industry. His mother still lives at home and enjoys the benefits of a reverse mortgage.

“At first, I was skeptical about the product, but after speaking to many people—and doing my due diligence—I found that the reverse mortgage is a viable product for seniors who want to keep up with expenses, pay off debts and increase their quality of life,” he says.

O’Connor says the number one misconception about reverse mortgages is that the lender takes the deed to the property, which is not the case. “The homeowner remains on the deed just like with a regular, conventional mortgage.”

American National Mortgage is a lender that funds, underwrites and closes in its own name. “We are not a broker or middleman in the transaction who has to know three or four different lender underwriting standards, which makes the process simple for everyone,” he adds.

Clients deal with O’Connor from start to finish—ready to answer any questions that arise during the process. “I will take the time to meet with you in your home or at my office, review the appraisal and will even attend the closing with you,” he notes. “Most of my work is done in Central Virginia, although I’ve helped people from all over the country.”

Charlottesville, VA — The Charlottesville Area Association of REALTORS® has announced the in-duction of 51 REALTORS® into the 2015 CAAR Professional Honor Soci-ety during a ceremony on Thursday, March 3rd at the Farmington Country Club. This prestigious accolade has been a long-standing award program at the state level and was instituted by CAAR in 1996 to recognize standards of industry excellence. Traditional Irish and Appalachian Music and Dance Comes to Charlottesville

The Blue Ridge Irish Music School will welcome fiddler Cleek Schrey and percussive dancer Nic Gare-iss to Charlottesville for a performance at The Haven at 8:00 p.m. on March 17th. A little girl clutch-es books, blocks, and teddy bears, and her bemused father writes a gentle critique

of materialism. A blues fan combs through old newspapers, oral his-tories and property deeds to tell the story of a legendary Memphis neigh-borhood, and a novelist imagines the death of ‘America’s Dad,’ the better to separate the sitcom hero from the real-life rapist who played him. History and values, adoration and disillusionment – here in Central Virginia we’re always writing about something, except when we’re read-ing about it, or except when we’re lis-tening to our favorite authors at the Virginia Festival of the Book.

Our 2016 celebration of all things literary takes place March 16-20 in Charlottesville, with an expected at-tendance of more than 20,000 readers and over 400 writers, illustrators and publishing professionals. Virginia Secretary of Education Anne Holton will be on hand for the Opening Cer-emony, noon Wednesday, March 16 at the Jefferson-Madison Regional Library, where The Virginia Center of the Book will honor the winning students in the state’s Letters About Literature contest.

This year’s teen and young read-ers programs are spread out over all five days, and Charlottesville author Marc Boston will take part in several events. Boston’s picture book “The Girl Who Carried Too Much Stuff” was inspired by his young daughter Delaney’s habit of bringing as many

of her possessions as she could when-ever she left home. “On the surface, the story gently touches on the issue of overconsumption and materialism that is widespread in our culture to-day,” Boston says. “Underneath, the story is also a metaphor for all the as-sorted ‘baggage’ that we carry with us through life from the past, and how we could attempt to let that ‘stuff’ go as well.” Boston will lead story times exploring the theme of sharing on Thursday, March 17 at 10:00 a.m. at Congregation Beth Israel and at 2:00 p.m. in the Jefferson School Af-rican American Heritage Center. He will appear with fellow authors Phil Bildner (“Marvelous Cornelius”) and Sue Fliess (“Calling All Cars”) Satur-day March 19 at 4:00 p.m. at Village School, and will sign books Sunday, March 20 at 3:00 p.m. at Alakazam Toys and Gifts.

University of Richmond profes-sor Bert Ashe is not afraid of a little life-altering research in service of lit-erature. Ashe grew his hair out for his much talked about book, “Twisted: My Dreadlock Chronicles,” an amusing exploration of the historical and cul-tural meanings of a striking hairstyle. Now total strangers stop him for con-versation on the street. “For the last twenty-five years I’ve intently observed the impact black hair has had on Afri-can-American culture and the world,” Ashe says. “I finally dove headlong into black hair culture myself when I de-cided to pay intimately close attention to the process of growing dreadlocks, as well as to the reaction of family, friends, colleagues and strangers to my wearing of the hair style.” Ashe will be joined by three other hair-struck au-thors, Elizabeth Benedict and Marita Golden (“Me, My Hair, and I”), and

In Farizan’s “Tell Me Again How a Crush Should Feel,” a high school junior

finds she’s attracted to a female class-mate. In Giles’ “Endangered,” a muck-raking photo blogger realizes she’s gone too far. In Meg Medina’s “Burn Baby Burn,” a 17-year old girl comes of age in the infamous New York summer of 1977. In Wendy Shang’s “The Way Home Looks Now,” a 12-year-old boy and his family find healing after a trag-edy through their love of baseball. The program is free but tickets are required.

Nelson County author Frank Lau-terbach graduated from UVa in 2003 and took off for Memphis, where he fell in love with the city’s musical his-tory – from the blues of W.C. Handy and B.B. King and the big band jazz of Jimmy Lunceford, through the

soulful sounds of Al Green and Otis Redding – a history centered on Beale Street, effectively Main Street for the city’s African-American community during segregation. That history led him back to the late 19th century and to a wider story of public vice and civic virtue centered on former slave owner Robert Church, who built a business

empire and became a political power-house, funding crusading journalist Ida B. Wells, founding the city’s first African-American bank, and creating a park for that community more beauti-ful than the ones it was excluded from.

Lauterbach’s “Beale Street Dynasty: Sex, Song, And The Struggle For The Soul Of Memphis” chronicles Church’s

rise, and the subsequent career of his son Bob, Jr. Working in the same small office building on Beale Street, Laut-erbach says, “Handy was composing legendary songs like “Mr. Crump,” “St. Louis Blues” and “Beale Street Blues,” while [the younger] Church was a cou-ple doors down revolutionizing black politics.” Lauterbach will discuss his book at Champion Brewing Compa-ny in Charlottesville on Friday, March 18 at 9:00 p.m. Local record collector Chris King will spin old 78 records of great 20s and 30s artists like Furry Lewis and Memphis Minnie. Grits and Gravy will play soul, funk, and R&B.

Two Festival programs will celebrate the 100th awarding of the annual Pu-litzer Prizes with six past winners. “We’re really excited to get them on the stage in conversation with one an-other and find out more of how they do their work,” says Festival program associate Sarah Lawson, “but also how the Pulitzer has helped or in some cas-es even hindered – how it’s changed how they’ve been able to write about the world.”

Now in its 22nd year, the Virginia Festival of the Book is a true commu-nity undertaking, and just one sign of how much the locals value good writ-ing and good writers. “We really rely on our generous volunteers and their time to help to make everything happen,” Lawson says. “We operate with a ton of support.”

“One of the reasons we moved to Charlottesville, a little over two years ago, is because I heard that this was such a writer-friendly community,” Boston says. “It has certainly lived up to that billing. As a result of im-mersing myself in the writer’s lifestyle that this community fosters, I’ve been inspired to write many other stories that I envision becoming books in the near future.” And we all look forward to that. n

“Barrier-free homes have a real marketing edge,” declares Linda Broad-bent, a REALTOR®

with Better Homes and Garden/Real Estate III. The public, she says, is in-creasingly seeking accessibility op-tions, whether buying a new home or remodeling an existing dwelling. Ac-cessibility, she notes, includes features such as zero-step entries, roll-in show-ers, and wider doorways. Multi-story residences need an elevator or chair lift.

While anyone can live in a barri-er-free dwelling, many people can live only in such a place and for them the market is regrettably limited, Broad-bent continues. She recalls great dif-ficulty in finding a suitable house for a client with disabilities and laments that multiple sales listings often ne-glect to mention whether an offered property is accessible.

This is significant because bar-rier-free features are essential for the almost 50 million Americans with mobility challenges including wounded war veterans, accident vic-tims, and persons with chronic medi-cal challenges.

In addition, persons with tempo-rary disabilities such a recovery from surgery or an accident landing a per-son in a large cast or a wheelchair would also benefit from a barrier-free dwelling. Such features could also benefit visitors or house guests with mobility issues.

Taking a longer view, lack of bar-riers in a home may enable people to “age in place” which is a particular de-sirable feature these days as the first Baby Boomers turn 70. Removing shower sills, widening doorways, and installing accessible handles on doors and faucets allow owners to remain in their homes longer. It also increas-es the value of the home since more and more the public is seeing the ad-vantages of a barrier-free, accessible home.

In fact, our commonwealth believes accessibility is so important it has es-tablished a tax credit of up to $5000 in many cases of retrofitting and new home construction. For more infor-mation, search the Internet for “Vir-ginia livable homes tax credit” and “EasyLiving Homes.”

Including Accessibility Features In New Construction Or Remodeling

Incorporating accessibility features is a no-brainer in new home construc-tion because it’s easier when planned for from the start. A voluntary certi-fication program guides contractors

as they build what is known as an EasyLiving Home. Such dwellings can be single-family homes, duplexes, or triplexes and include specific designing and building requirements to earn this certification.

EasyLiving Includes Three Key Features:•Easy Access with a step-free en-

trance from a driveway, sidewalk, or garage and a firm route into the cen-tral living area. There should be no steps within the home such as a step-down living room.

•Easy Passage because the exteri-or door and every interior passage door on the main level (including bathrooms) provides 32 inches of clear passage space.

•Easy Use because the main floor in-cludes a kitchen, an entertainment area, a bedroom, and at least one full bathroom with sufficient ma-neuvering space for a person to pro-vide physical assistance to another individual or for a person to maneu-ver a wheelchair or walker. In fact, bathrooms are a main focus,

first because they are essential and sec-ond because many accidents happen in bathrooms. Features to provide bath-room stability and safety include no-step roll-in showers, non-slip flooring, good lighting, and sturdy grab bars in showers and by commodes.

Today’s grab bars come in designs that are attractive as well as function-al. Materials include teak wood which is waterproof, various metallic finish-es from gleaming to matte, and even glow-in-the-dark acrylic. One interest-ing application has built-in LED light-ing which creates an all-in-one night light/grab handle.

A sturdy built-in seat of tile or teak is another nice feature. (While move-able seats may be used, they have a “hospital” look to them, while a per-manent seat look more like a spa.) In addition, technology has made some intriguing advances in user-friendly fixtures. Some faucets will go on and off with the wave of a hand. A hand-held shower option is a worthwhile investment and there are single-handle mixers offering easier control over flow and temperature. For technophiles, there are even touchscreen-operated showers.

Kitchens should have slip-resistant flooring, adequate open space, and good lighting. Safety and accessibility features might include front controls on the cooktop so the user doesn’t have to reach over hot burners, a bot-tom freezer on the refrigerator, pull-out shelves to provide lower counter space to work on, and fully extendable drawers for good access.

Both bathroom and kitchen count-ers can be designed with plumbing re-routed to leave open-space knee room for a person using a wheelchair. The space can be used for storage unless or until it is needed.

Finally, REALTOR® Broadbent points out that the EasyLiving acces-sibility features can be incorporated in a new-build home and easily employed when remodeling. It makes little differ-ence in the cost of a remodel, but can be a valuable factor increasing the mar-ketability of a property.

Whether people are considering new construction or remodeling, it always makes good financial sense to incorporate barrier-free accessibility features. n

When it comes to financing your home, finding an expert is important. If you’re 62 or older you can qualify for a reverse mortgage, but where can you find an expert in such transactions? John O’Connor, the Reverse Mortgage Doctor, specializes in this product, making him an expert in the field.

O’Connor opened this branch of American Nationwide Mortgage Company five years ago and specializes in reverse mortgages for senior citizens.

“With over 10 years experience in helping literally hundreds of people obtain a reverse mortgage, I felt it was important to concentrate on our core business, and specializing in something means to not get sidetracked by offering additional types of products that you are not an expert in servicing,” O’Connor says.

Reverse mortgages are a special type of federally insured loans that allow seniors to convert the equity in their homes into cash, he notes. All proceeds are tax free and do not affect Medicare or Social Security benefits, he adds. To qualify for a reverse mortgage, homeowners must be 62 years old or older,

have equity in their homes and meet minimum financial qualifications.

Additionally, no payments are due on a reverse mortgage for as long as one of the homeowners is still living in the home, he says. “The reverse mortgage will be paid back after the home is sold whether that is in the homeowners’ lifetime or upon their heirs settling the estate,’ O’Connor adds.

O’Connor helped his parents find the correct reverse mortgage 17 years ago, researching the products to find the right kind—even before he started in the industry. His mother still lives at home and enjoys the benefits of a reverse mortgage.

“At first, I was skeptical about the product, but after speaking to many people—and doing my due diligence—I found that the reverse mortgage is a viable product for seniors who want to keep up with expenses, pay off debts and increase their quality of life,” he says.

O’Connor says the number one misconception about reverse mortgages is that the lender takes the deed to the property, which is not the case. “The homeowner remains on the deed just like with a regular, conventional mortgage.”

American National Mortgage is a lender that funds, underwrites and closes in its own name. “We are not a broker or middleman in the transaction who has to know three or four different lender underwriting standards, which makes the process simple for everyone,” he adds.

“With my experience in helping literally hundreds of people obtain a reverse mortgage, I felt it was important to concentrate on our core business, and specializing in something means to not get sidetracked by offering additional types of products that you are not an expert in servicing,” O’Connor says.

Reverse mortgages are a special type of federally insured loan that allows seniors to convert the equity in their homes into cash, he notes. All proceeds are tax free and do not affect Medicare or Social Security benefits, he adds. To qualify for a reverse mortgage a homeowner must be 62 years old or older and have equity in their home. Credit scores are not looked at, and job and income verifications are not necessary, he adds.

Additionally, no payments are due on a reverse mortgage for as long as one of the homeowners

is still living in the home, he says. “The reverse mortgage will be paid back after the home is sold whether that is in the homeowners’ lifetime or upon their heirs settling the estate,” O’Connor adds.

O’Connor helped his parents find the correct reverse mortgage about 15 years ago, researching the products to find the right kind—even before he started in this industry.

“At first, I was skeptical about the product, but after speaking to many people—and doing my due diligence—I found that the reverse mortgage is a viable product for seniors who want to keep up with expenses, pay off debts and increase their quality of life,” he says.

O’Connor says the number one misconception about reverse mortgages is that the lender takes the deed to the property, which is not the case. “The borrower remains on the deed just like with a regular, conventional mortgage.”
