Local Real Estate NewsVirginia Real Estate Broker Releases “Bucket List” Literary Novel With Central Virginia Local Color

Amazon.com released the publica-tion of a new title SEVEN DAYS IN CARRINGTON, Causes of Affection. The first volume in the upmarket se-ries by Rebecca Templeman is a story illustrating the power and strength of friendship and the human spirit.

A REALTOR® from 2004 - 2015 with the Charlottesville Area (CAAR) Real Estate Board, Templeman en-tered a short story contest three years running judged by best-selling author John Grisham. Although her submis-sions were not selected, the experience laid the foundation for her novel SEV-EN DAYS IN CARRINGTON. The ul-timate outcome was another ‘checked box’ on her avocational bucket list.

The debut novel is a 40-year epic tale about the ties that bind us, and the far-reaching effects of the 20th Centu-ry’s most divisive social and political issues—including foreign wars, mur-der, espionage, and a “trial of the Cen-tury” over the hotly contested Second Amendment of the U.S. Constitution. Set in Hamilton County in the quaint town of Carrington, just south of the Mason-Dixon Line, the narrative fol-lows the lives of Lise Engel, Anne Car-ter, Lacey Slater and Kate Armstrong—as they leave all they have ever known in search of adventure, love and indepen-dence. When life dispenses devastating reversals, the primary characters find

hope, healing and mystical harmony in Jackson Hole along the mundane road of life. Ultimately, all hearts will lead them back to the beloved Homefront.

With similitude and a beautifully honest tone, the 500-page story creates a realistic time and place with charac-ters so believable “you will feel like you have met them before,” Templeman said. The fictional “Lazy T Farm” was inspired by Liberty Hall, ca. 1770 in Paris, Virginia. The field stone house photographs on the book cover and interior are used with permission of Bob Narod Photography and Phillip S. Thomas, who was Templeman’s former broker in Middleburg, Virginia.

The 500-page literary work by Rebec-ca Templeman is also available in retail bookstores. ISBN-13: 9781519277664, ISBN-10: 1519277660. For further in-formation visit:•http://amazon.com/dp/1519277660•http://beckytempleman.wix.com/

What’s Happening Around Town?BGF Names First Female Board President

Building Goodness Foundation (BGF), a Charlottesville-based non-profit that connects skilled volunteers from the design and construction in-dustries with vulnerable communities at home and abroad, is pleased to in-troduce its first female board president, Diane Hillman. With a background in healthcare, strategic and program planning, Hillman will lead BGF into a new era over the next two years. She re-cently was elected to the spot by BGF’s Board of Directors.

“I’m ready to get to work and help make an impact,” explained Hillman. “I’m excited about BGF’s upcoming proj-ects. They address serious needs of com-munities locally and internationally.”

Hillman will help oversee an ambi-tious construction plan for 2016. Local-ly, BGF will make renovations to Camp Holiday Trails, Lighthouse Studio and Virginia Discovery Museum. Interna-tional projects include the construction of a school for orphans in Haiti, a center for at-risk young women in Guatemala and a women’s clinic in Liberia.

“Hillman’s planning background is exactly what we need for these projects because they are bigger in scope than most projects we have undertaken in the past.” said BGF executive director Kelly Eplee.

On Hillman’s election, Eplee add-ed, “We welcome diversity in our lead-ership at BGF. Hillman brings a new perspective in the male-dominated construction industry.”

Hillman has served on BGF’s board for three years. Her leadership will help the foundation find its identity as an in-ternational development organization.

“I am thrilled to work with such a talented and hardworking group of volunteers and staff,” said Hillman.

Dan Fagan will serve as BGF’s vice president. Mike Stoneking is the foun-dation’s secretary. Marijean Jaggers and Brian Koerner are new members who joined the board of directors. One of BGF’s founders, Jack Stoner, rejoined the board to help steer the or-ganization’s expansion efforts.

Charlottesville Symphony At The University Of Virginia Continues 2015-16 Season With Russian Pianist Gleb Ivanov

The Charlottesville Symphony at the University of Virginia continues its 2015-16 season on Saturday, February 20, 8:00 p.m., at Old Cabell Hall on UVA Grounds, and Sunday, February 21, 3:30 p.m., at Charlottesville High School’s Martin Luther King, Jr. Per-forming Arts Center.

Conducted by Music Director Kate Tamarkin, the Eastern European pro-gram opens with Anatoly Lyadov’s Po-lonaise. Other works include Sergei Prokofiev’s thrilling Piano Concerto No. 3 and Antonín Dvorák’s Sympho-ny No. 8 in G Major, sometimes re-ferred to as his “Pastoral” symphony.

Russian pianist Gleb Ivanov is the so-loist at both concerts. Following a per-formance at the Kennedy Center for the Performing Arts, the Washington Post wrote, “Eerily like the ghost of Horow-itz, Mr. Ivanov engulfed the keyboard, rattling the rafters and thrilling the au-dience. His talent is larger than life.”

The orchestra’s 2015-16 season, which celebrates Kate Tamarkin’s 10th anniversary as Music Director, is made possible in part by major gifts from Frances Massey Dulaney and the Jo-seph and Robert Cornell Memorial Foundation.

For those who want to “Know the Score,” a pre-concert lecture will be presented 45-minutes prior to the Saturday night concert at nearby Mi-nor Hall. Free of charge, this popular lecture by UVA Associate Professor of Music Richard Will, offers a lively and informative behind-the-scenes look at the program.

In-depth program notes are post-ed on the orchestra’s website, www.cvillesymphony.org two weeks prior to each masterworks concert.

Free parking is available in the UVA Central Grounds Parking Garage, lo-cated on Emmet Street, on Saturday nights and at Charlottesville High School on Sunday afternoons. The Charlottesville Free Trolley stops at McCormick Road near the UVA Am-phitheater, in close proximity to Old Cabell Hall. Both venues are wheel-chair accessible.

Pro-rated subscription tickets for the remainder of the 2015-16 season are still available. Subscribers get the best seats at the best prices plus VIP customer service, free lost ticket replacement and unlimited ticket ex-changes. To purchase a subscription by phone or to request a 2015-16 sea-son brochure, please call 434-924-3139. Subscription orders are also accepted in person at the orchestra’s office locat-ed at 801 West Main Street, Suite 201, Charlottesville, Monday-Friday, from 9:00 a.m. to 5:00pm.

Single tickets for all concerts are priced at $10-$45 for adults, and $10 for students. UVA students may re-quest one complimentary ticket in ad-vance. Single tickets may be purchased at The University of Virginia Arts Box Office, (434) 924-3376, 12:00-5:00 p.m. Monday through Friday in the lobby of the Drama Building at 109 Culbreth Road, or online at www.artsboxoffice.virginia.edu.

February 5th at 8:00 p.m. in Old Cabell Hall. This concert is free and open to the public.

This concert features a series of col-laborations developed at UVA between Visiting Scholar Fernando Rocha and members of the Music Department. The program includes the premiere of 3 pieces (2 in collaboration with Ph.D student Eli Stine and one with profes-sor Peter Bussigel). There will also be pieces by Mathew Burtner (chair of the Department), Portuguese composer João Pedro Oliveira (Fernando Rocha’s colleague at UFMG/Brazil), and Xe-nakis’ Rebonds, a classic of the percus-sion repertoire.

The program is part of a project called ‘The concert as a work of art: A holist approach to the creation and performance of a full length solo percussion concert.’ The project ap-proaches the concert as an integrated performance, one which includes indi-vidual pieces but which is conceived of

as a connected whole. With this idea in mind the choice of repertoire considers the trajectory of the concert as a whole.

Fernando Rocha is professor of per-cussion at the Federal University of Minas Gerais (UFMG), in Brazil. He is spendingthe2015/16academicyearatthe University of Virginia as a Visiting Scholar at the McIntire Department of Music, sponsored by Brazilian Agency CAPES.

Professor Rocha will work with the Percussion Ensemble composition fac-ulty and students during his time at the University.

Old Cabell Hall is located on the south end of UVA’s historic lawn, di-rectly opposite the Rotunda. Park-ing is available in the central grounds parking garage on Emmet Street, in the C1 parking lot off McCormick Rd, and in the parking lots at the UVA Cor-ner. Handicap parking is available in the small parking lot adjacent to Bryan Hall.

All programs are subject to change. For more information please call the McIntire Department of Music at 434.924.3052.

Looking for the perfect place to retire? How about a place with Blue Ridge Mountain beau-ty, college town sports and culture, and world-class health care? How

about an area flush with golf courses, ski slopes and early American history sites, with wineries, breweries and an exciting restaurant scene – an area with a growing community of energetic se-niors centered on a bustling and ex-panding Senior Center?

That’s right, “we have it all,” as Senior Real Estate Specialist Karen Kehoe puts it, adding “no pollution, fabulous housing and friendly people” to the list of reasons AARP, Kiplinger, Travel, Money, Black Enterprise, Golf Digest and Relocate America have all called the Charlottesville area one of country’s best places for senior living. “And it’s safe.”

Active Seniors, Active Senior Community

Seniors already make up 14 percent of the population in the Charlottesville area, and a University of Virginia study projects their numbers to more than double between 2005 and 2030. “New England, New York, New Jersey, North-

ern Virginia...retirees are coming from all over,” Kehoe, says, “and they’re com-ing with talents and skills and interests that enrich the community. They’re coming in at 50 and 55-years old, and they’re very active. They bring in cap-ital, and they don’t tax your schools, and they volunteer.”

“Active” is the word, all right. In a place like this, who’s retiring? Yes-terday’s “retirees” are today’s “active

adults,” done with the working part of life, and rarin’ for the rest of it. Central Virginia’s small-town feel plus big city amenities make it “a great place to age,” says Senior Center Executive Director, Peter Thompson. “Charlottesville is attractive to older adults because it’s a very engaged community. That means there are opportunities for paid em-ployment, which a lot of older adults want and need, and there are a ton of

opportunities for volunteer engage-ment. People in Charlottesville are also active and involved in the political process. You can have access to the de-cision makers in our community and that’s encouraged. It’s very deep-root-ed in our culture to give back. That’s particularly attractive to older adults as they wind down careers.”

A hub of activity for over 8,000 people a year throughout the region, the Center has numerous programs, most of which are open to members and non-members alike, and many of which welcome senior wannabe’s and seniors-in-training alongside the gen-uine articles. Lifelong Learning classes cover everything from technology to philosophy, folk dancing to foreign languages, and fitness to investing. Travel Buddy Networking offers day trips, plus longer excursions across the U.S. and abroad. Recreational clubs go fishing and bowling and line dancing, watch movies, and play bridge, chess and co-ed poker. The Old Dominion Lecture series features historians and public officials, and the Center’s musi-cal ensembles include the Barbershop

Belles & Beaux, the Still Sharp Singers, the First and the Second Wind Bands, and the Flashbacks jazz ensemble.

“Being physically active, either at the Center, or out in the community with age peers and instructors who like working with older adults, is a huge part of our programming,” Thompson says. “We have a wide variety of walking and hiking groups; we have a Retread Soft-ball Team; we have tai-chi and yoga. Lat-er this year we’re launching a program called Matter of Balance which helps people minimize the risk of falls, and be more independent and healthy.”

The chronic disease self-manage-ment program is just one of a growing list of evidence-based programs proven effective by academic and clinical re-search, and is a taste of things to come when the Center breaks ground, per-haps as early as 2018, on a new 60,000 square feet facility, tripling its present size. The new building “will build in the key components of what research shows are the keys to helping seniors stay healthy and well,” Thompson says. “We will have much better phys-ical wellness programs, and an acre of outdoor recreation and physical fitness space. We’ll have a gymnasium and track and fitness rooms and proper exercise rooms, significantly enhanced classroom and meeting space and a performing arts auditorium, and a bigger volunteer center to build our volunteer program which is critical to what we do.”

IndependenceSeniors today are increasingly drawn

to independent living communities, livelier alternatives to traditional re-tirement homes, but with many of the same amenities, including universal design features for the safety of active but not always agile occupants. Com-mon universal design features include “zero threshold” (no steps) entries, 3-foot wide hallways and doorways, and bathrooms with high toilet seats, walk-in showers, non-slip floors, grab bars and a 5-foot turning radius. Pot fillers over stoves eliminate the need to carry heavy pots of waters from sink to stove. Doors with lever handles and lights with rocker switches require less hand strength.

Along with these practical archi-tectural features, such developments advertise “maintenance free living,” in which all necessary work on a home’s exterior and grounds is paid for through home association dues. “Se-niors are looking for one level houses that are bright and open, with very little yards,” Kehoe says. “It’s really im-portant to them to have the exterior of the house and the yard taken care of.”

Redfields “The Courtyard Homes in Red-

fields in Charlottesville are extremely popular because of those amenities,” Kehoe says. ““A lot of these people are young – 50 to 55 – but they’re think-ing of the future. A lot of them are into getting healthy. They’re thinking, ‘If I have a medical issue, I want to be close to the hospital, to shopping, to downtown.’ Redfields has walking trails and a swimming pool. It’s seven minutes away from the hospital, sev-en minutes away from the Downtown Mall, near restaurants, near the com-ing Wegman’s, near the interstate.” While many families and single adults make Redfields home, the 105 single detached homes in the Courtyard sec-tion, with their first floor master bed-rooms, nine-foot high ceilings, large kitchens, and sunrooms, are especially appealing to older adults. Homeown-ers enjoy landscaping and lawn main-tenance, snow removal, and exterior house maintenance.

University Village Just down the road from the Uni-

versity of Virginia, University Vil-lage on Charlottesville’s Ivy Road in Charlottesville is a 94-unit condo com-munity designed for independent liv-ing. Large glassed-in atriums on either side of each of the two village buildings offer great views of the city and coun-tryside, and a perfect spot for parties.

The two-level Village Club features a bocce court, game room, library and arts and crafts studio, plus public and private dining rooms, kitchen facilities, and an outdoor patio. Dinner is served five nights a week. The lower level of the Club includes a 75-foot swimming pool, whirlpool, fitness center, show-ers, and another patio.

Village residents enjoy underground parking, chauffeur car service, and four well-appointed overnight guest rooms for friends and family. Most Villagers own their homes and participate in the management of the Village, electing a Board of Directors, which establishes policy and oversees the operation of the facility.

The Villages at Nahor Located just minutes from Lake

Monticello in Fluvanna County, The Villages at Nahor is an active adult community with single family and at-tached homes with Universal Design features and main level living designs well-suited for seniors. First floors contain master suites, sunrooms, bathrooms, and guest bedrooms, plus kitchens with custom cabinetry and eat-in bars. Each home comes with a large two-car, a paved driveway and

landscaped and irrigated front and back yards. Unfinished spaces upstairs can accommodate two more bedrooms, a bathroom, and storage. The village’s extensive grounds include sidewalks, a heated pool with a pool house, a fit-ness center with a quarter mile fitness tract, tennis and bocce courts, putting greens, a playground and Tot-Lot, community gardens, and a picnic pa-vilion with a fireplace.

Maintenance-free living at the Vil-lage means weekly lawn care, seasonal landscaping, snow removal, care for common areas, and trash removal. Res-idents are just minutes away from Lake Monticello, PGA golf courses, and shopping and dining facilities.

RoseWood Village at Wintergreen

RoseWood Village at Wintergreen in Nellysford bills itself as “a four-sea-son luxury resort in the Blue Ridge Mountains.” Its 16 villas sit next to the 27-hole Reese Jones Stoney Creek

Golf Course. Three existing units are currently available for sale or for lease, and more lots are available for building on. The Village hopes to break ground on an assisted living complex later this year.

RoseWood is “a self-sustaining vil-lage within the Stoney Creek commu-nity,” says Development Director Sha-reef Tahboub. “It’s a place where folks can age in place, have care services available to them, but really get out and enjoy all Wintergreen has to offer with very little home maintenance. The idea was to create a retirement commu-nity within Stoney Creek that meets some very specific needs at Winter-green and in Nelson County.” Villagers enjoy landscaped common areas, walk-ing and hiking paths, and are provided with lawn care, snow and trash remov-al, and building maintenance.

Four Seasons at Charlottesville in Greene County

Four Seasons at Charlottesville is a gated community with a resort-like life-style for active adults 55 and up, retired

or still working. Located 25 minutes from Charlottesville in Greene Coun-ty, where it offers wonderful views of the Blue Ridge Mountains, the devel-opment’s 120 detached homes feature first floor master suites and two-car garages. The Four Seasons Clubhouse has an indoor pool and fitness center, plus a cyber café, card tables, billiards room, library, sports TV area and ball-room. Outdoor amenities include boc-ce and croquet lawns, tennis courts, a putting green, and walking trails.

The Lodge at Old Trail in Crozet The Lodge at Old Trail in Crozet

is a senior living community with both condos and assisted living and memory care facilities. The Lodge sits at the heart of Old Trail Village, a planned community of over 400 fami-lies just 12 miles from Charlottesville in Crozet, with houses, townhomes and apartments surrounding a village center. Residents enjoy full-service sa-lon, well-equipped fitness room and

underground garage parking. Also within a short walk from The Lodge is the Village Center, with shops, restau-rants, healthcare providers and more. Within walking distance are a commu-nity pool, community garden, fitness center, soccer field, golf course, and 60 acres of parkland with six miles of walking trails.

The Lodge prides itself on support-ing the local arts scene, and its walls display the paintings and photographs of many community members, as well as that of regional artists such as Isa-belle Abbot, John Hulburt, Suzanne Tanner Chitwood, Helen Hilliard and Camilyn K. Leone.

CamelotAs more and more Boomers reach

their 60s, Kehoe says, “many from northern Virginia are moving here looking for a change.” As for her, she’s not going anywhere. “I can move any-where that I want to, but Charlottesville is Camelot for retirees. It’s Camelot for anyone. It has everything. It constantly gets better and better and better.” n

So you have an ex-tra room? Lucky you! Maybe it’s the bedroom of a now-out-in-the-world young person. Or an el-derly relative has

entered assisted living. Or you’ve relocated to a larger home. There are a number of choices you can make for that room, depending on your needs and interests.

Home Offices Popular“The most common use

for an extra bedroom is a home office,” says Todd McGee, a REALTOR® with Nest Realty. “If they have the space, most people have some sort of a home office, even if it’s just for paying bills or using the computer.”

“Home offices are so needed in today’s lifestyle,” agrees REALTOR® Lin-da Broadbent with Better Homes & Gardens Real Es-tate III. “That would be my first choice. Just make sure it has the ease of movement and the technology for a variety of uses.”

Some people design a home office that can double as a guest room by choosing dual-use furniture. For ex-ample, some desks can be complete-ly closed to conceal a computer and printer and some file cabinets can serve as attractive bedside tables. Those old Murphy installations that used to slide out from behind shellacked closet doors to serve as a very basic bed are now well-balanced units that, when folded up, show nothing but a decora-tive wall panel or painting.

There can even be tax benefits for a home office. There are many restric-tions, but items such as carpets, paint, furniture, and office equipment are usu-ally tax deductible. In some cases, a per-centage of home expenses such as mort-gage interest, homeowners insurance, and utilities may also be tax deductible.

The space must be your only office, used exclusively as an office, and the home office deduction cannot be used to create a tax loss, although the de-duction may often be carried forward. Read IRS regulations very carefully or consult with a tax professional to see if your home office qualifies.

Many Other Uses PossibleMcGee says if the extra room is more

of a bonus room, it’s most commonly used as an extra “hang out” or game room, especially if there’s no base-ment. “Everyone likes to have a space where you can get away,” he points out.

“More than likely the extra or bonus room is finished similarly to the rest of the house,” he continues, “so you may find built-in bookcases in the space, which could be multi-functional for a media room, office, game room, or bedroom.”

A newly free spare room offers a wonderful opportunity to recreate and decorate. Depending on your budget you might opt for new furniture, cut-ting-edge wall-coverings, or handsome new window treatments. Ideas abound in magazines and online.

On the other hand, you might opt to reuse, recycle, refinish, and repurpose furniture, shelving, or other “good-ies” from yard sales, craigslist, or the Habitat store. A fresh coat of paint can transform a room while a special light

fixture—from ornate an-tique to starkly modern—adds instant personality.

Some people choose to make a spare room into a true guest room so visiting family doesn’t have to sleep on the convertible sofa in the living room. In this case, it’s always wise to opt for twin beds or a trundle bed for persons who will share a room, but not a bed.

Others may opt for ex-ercise equipment such as a treadmill or elliptical train-er. There may be space for a weight rack or an area for a yoga mat. Often a full-length mirror is added for exercisers to check their form.

Another popular op-tion is a “project” room with ample shelving, good lighting, and a large work area. This provides space for crafts, sewing, artwork, or hobbies that can be pur-sued without having to put everything away when you’re finished for the day.

“Most consumers aren’t making major changes or alterations for specific uses,” says McGee. This is a smart decision, because creating un-usual applications can affect a house’s eventual sales appeal. “One home I went into,” McGee recalls, “the owner was using the extra bedroom as an art studio so it had a tile floor and a sink in the corner.” This was fine for the art-ist, but a barrier to marketability when she was trying to sell the house.

“Consider the use,” says Broadbent, who agrees that it’s sensible to be cau-tious about a major conversion. “If your needs change, the room should have the ability to change. For in-stance, when I built my home in Dun-lora Forest, I arranged it so I could have a home office, but should I ever need a third bedroom for a caregiver, I can easily convert the space.”

So if an extra room appears, take the time to check magazines, model homes, and online décor sites to find your best use. And enjoy! n

Marilyn Pribus and her husband live in Al-bemarle County near Charlottesville. When their older boy left home, she replaced the red-and-blue polyester plaid rug with neutral carpeting from a remnant store, repainted the bright blue walls with a quiet beige, and created a long-wished-for home office.

A Spare Room?

So Many ChoicesBY MARILYN PRIBUS

When it comes to financing your home, finding an expert is important. If you’re 62 or older you can qualify for a reverse mortgage, but where can you find an expert in such transactions? John O’Connor, the Reverse Mortgage Doctor, special-izes in this product, making him an expert in the field.

O’Connor opened this branch of American Na-tionwide Mortgage Company four years ago and specializes in reverse mortgages for senior citi-zens.

“With my 10 years’ experience in helping literally hundreds of people obtain a reverse mortgage, I felt it was important to concentrate on our core business, and specializing in something means to not get sidetracked by offering additional types of products that you are not an expert in servicing,” O’Connor says.

Reverse mortgages are a special type of federally insured loans that allow seniors to convert the eq-uity in their homes into cash, he notes. All pro-ceeds are tax free and do not affect Medicare or Social Security benefits, he adds. To qualify for a reverse mortgage, homeowners must be 62 years old or older, have equity in their homes and meet minimum financial qualifications.

Additionally, no payments are due on a reverse mortgage for as long as one of the homeowners is still living in the home, he says. “The reverse mortgage will be paid back after the home is sold whether that is in the homeowners’ lifetime

or upon their heirs settling the estate,’ O’Connor adds.

O’Connor helped his parents find the correct re-verse mortgage 17 years ago, researching the prod-ucts to find the right kind—even before he started in the industry. His mother still lives at home and enjoys the benefits of a reverse mortgage.

“At first, I was skeptical about the product, but after speaking to many people—and doing my due diligence—I found that the reverse mortgage is a viable product for seniors who want to keep up with expenses, pay off debts and increase their quality of life,” he says.

O’Connor says the number one misconception about reverse mortgages is that the lender takes the deed to the property, which is not the case. “The homeowner remains on the deed just like with a regular, conven-tional mortgage.”

American National Mortgage is a lender that funds, underwrites and closes in its own name. “We are not a broker or middleman in the transaction who has to know three or four different lender underwriting stan-dards, which makes the process simple for everyone,” he adds.

Clients deal with O’Connor from start to finish—ready to answer any questions that arise during the process. “I will take the time to meet with you in your home or at my office, review the appraisal and will even attend the closing with you,” he notes. “Most of my work is done in Central Virginia, although I’ve helped people from all over the country.”

But one thing he won’t do is pressure clients. O’Connor says he offers no-obligation meetings with clients. “I don’t come to the house with docu-ments to sign,” he says, “or pressure anyone with sales calls.”

“I am there with my clients from start to finish, meaning I will be there to go over information, take the application and answer all questions along the way,” he says. “People can feel secure in knowing that they will be dealing with a mort-gage professional who understands what it means to provide customer service.”
