On Friday, the Barmore’s farm was put out for public vote against other homes from around the world, which are on the market, to determine the Wall Street Journal’s house of the week. The private Shenandoah Valley Farm, with its antique log home and beau-tiful mountain views, beat out some amazing properties. The competition was tough and consisted of a triplex with a rooftop terrace overlooking Paris, a three bedroom architecturally designed townhome in Manhattan and a retreat overlooking the Pacific Ocean in New Zealand.

When asked if this surprised the Barmores, Bob replied, “Absolutely not, this is the reason we left New York City 20 years ago. Still Ridge is its own world.” Laura added, “The mountains have always made me think about the scenes in the movie, The Sound of Music and being midway between Lex-ington and Staunton, we can partake

in all the culture of a big city and then retreat to the farm for the peace, quiet and ‘real’ stars.”

According to smartasset.com, borrow-ing directly from youself is a great way to leverage a 401(k) plan for a home down payment. When you take out a loan against your 401(k), you are pay-ing back the principal and interest on the loan directly to yourself, instead of a third-party or bank. For individuals looking to purchase a home within five years, market based investments (like an S&P 500 index fund) might be worth considering.

However, “if the goal is less than three years, you probably don’t want to be investing in market based accounts,” says Barrett-Johnson. “You wouldn’t want to pull money out of your invest-ments at a time when the investment is taking a down turn, but five years is far out enough that it could make sense to invest in a mix of stocks and bonds, especially if you are dollar cost averaging.” In other words, you are sys-tematically investing the same amount of a particular investment on a regular schedule.

For example, if you had a month-ly car payment of $400 and you are used to having that money going out of your cash flow each month, you could put those funds in an invest-ment account with the goal of using it as your nest egg for a down payment on a home. Barrett-Johnson says that because you are dollar cost averaging, there will be some market fluctuation over that five-year time period. How-ever, because of this five-year time fac-tor, you could benefit from volatility. Basically, you purchase more shares when the prices are cheaper, and few-er shares are bought when prices are high. Essentially, when shares are go-ing up and down this simply means that your average cost per shares is less than the average price per shares. And, if you are good at making money, this is a great way to take advantage of the natural volatility that the stock market has—buy more when it’s cheaper and less when it’s ex-pensive.

Market based invest-ments can be a great approach to building a financial nest egg, if you have the time and patience. However, Bar-rett-Johnson advises that when you get with-in two years of your five-year goal, start consider-ing whether it’s a good time to get out and move your money into something safer.

Practical Ways to Save for a Down Payment

When determining exactly how you plan to approach your house saving journey, go through your budget and identify some low hanging fruits—things that you could live without in-definitely or perhaps for just a short period of time while you are saving for this very important goal of homeown-ership. Instead of blowing your money on a lavish vacation, why not consider a staycation or day trip as alternatives. The money that you typically would spend on hotel accommodations or an exclusive resort could be used to-wards your goal of getting into a new home. In addition, you could turn off the cable bill and just use some online options like Netflix and Hulu for enter-tainment. Furthermore, looking into a cheaper telephone provider could also yield some extra savings.

Additionally, if you are spending an alarming amount of your hard earned cash eating out daily, then you are missing out on a great source of rev-enue that could be used to kick start your savings journey. Instead, take your lunch to work as opposed to eat-ing out. When people begin to look at their lifestyle choices and make some changes, they can get excited, says Barrett-Johnson. Changes that are gradually incorporated can be more empowering as opposed to feeling de-prived during this financial transition. Having the right attitude and mindset towards savings will help you become better off financially and get you closer to your goal of homeownership, which is an important step towards building wealth.

Building a Permanent Financial Wealth Mindset

Financial wealth and security doesn’t end once you have reached your housing goal. After settling into your new home, dedicating money to-wards saving for retirement should be an essential goal. If you have a 401(k) plan or a simple IRA through an em-ployer where there is a match, you should take advantage of this perk because it’s free money that you don’t want to leave on the table, advises Bar-rett-Johnson. Then, if you are eligible, Barrett-Johnson suggests contributing to a Roth IRA because it’s a great place to save and has the nice counterpoint to a traditional IRA or 401(k) in that you have tax and investment diversi-fication. According to vanguard.com, you want to start simple, which means looking at your age and income. Then compare the IRA rules and tax benefits. For example, with a Roth IRA you can contribute at any age. However, with a traditional IRA you must be under age 70 ½ in order to contribute. In addi-tion, vanguard.com chart analysis goes on to show that for the 2015 and 2016 tax years, taxpayers under age 50 can contribute up to 5,500, and if you’re over 50, that contribution amount in-creases to $6,500 for both a Roth IRA and traditional IRA respectively. Buy-ing a home and educating children are some of the major life goals that peo-ple have. Often times, you have more time to save for retirement and usu-ally you can take advantage of many market cycles as well as dollar cost averaging – “investing in equity and things that fluctuate can be a very tolerable way to build for the future,” says Barrett-Johnson.

Determining Your DestinyAlthough it can be tough to put

aside money, there are many different ways to get the ball rolling. Setting up some practical strategies like having a certain amount each month to au-tomatically transfer into a savings ac-count, or using your yearly bonus as a jump start to building your savings are just two of many great options. In some instances, tapping into your 401(k) or IRA accounts will make the most sense. But, before going this route understand the tax implications and penalties associated with using funds from these accounts. In addi-tion, if you are a savvy investor and have at least five years, market based in-vestments could be more beneficial for reaching your housing goal. Regardless of the strategy or approach taken, you don’t want to be house poor, because people are generally much happier when they are not money stressed, says Barrett-Johnson. The great thing about home ownership is that you be-gin to earn equity with each mortgage payment. Those payments goes toward reducing your debt and the equity in the home can be a very important first step to building wealth – “it’s definitely a very good goal and often the first step on the path towards financial security for many people.” n

If you are considering put-ting your property on the market in 2016, it’s not too soon to start prepar-ing. Since you are probably aiming to get the best pos-sible price with the least possible time on the mar-ket, here’s a primer of what

you absolutely must do and what you should do if at all possible.

“Start early,” recommends Judy Drayer, a REALTOR® with Long & Foster. “The best thing to do is talk to a REALTOR® a couple months ahead of when you plan to list your place. There may be things to do you didn’t even think of. It serves everybody well.”

Things You Must Do“It’s critically important to have a

house show well when it’s time to sell,” declares REALTOR® Byrd Abbott of Roy Wheeler Realty. Keep in mind that most buyers these days are looking for “turnkey” properties. This means they want a place that is fresh and clean and—above all—is move-in ready. Even with a “cash allowance” buyers don’t want to repaint, replace the carpet, or remodel the kitchen. Instead, they are willing to spend more to have things in good order.

Remember, too, you will be com-peting with all the other properties for sale in your price range, so a key is to know the optimum price for your place. The way to arrive at this—and evaluate potential REALTORS® at the same time—is to arrange for two or three agents to visit your prop-erty and make recommendations. (REALTORS® understand that most sellers talk with several agents.)

Most agents will prepare a CMA (Comparative Market Analysis) of houses in your area that sold in the past few months. While you can ferret out this information on the Internet, a REALTOR ® is likely to have actu-ally been inside the houses and know which had updated kitchen and bath-rooms and which had dated rugs and wall coverings.

Some of these real estate specialists may also have suggestions for tweaking your property to look its best. Research shows some house hunters won’t even get out of the car if a place isn’t attrac-tive from the outside.. This is where “curb appeal” comes into play.

“The best way to achieve curb ap-peal is to highlight the features your home already possesses,” advises REALTOR® Janet Matthews, owner of Charlottesville Town and Country.

“If you have tired shutters, get out the paint brush. Keep clutter off the front lawn, driveway, porches, and entryways. This includes children’s toys, bikes, garden tools, and especially trashcans. Neat and tidy is always appealing!”

Once a potential buyer steps through the front door, the house ab-solutely must be sparkling and clut-ter-free. In fact, clutter is often one of the biggest problems when preparing a house for sale because it makes any place feel crowded. Store extra things elsewhere. Gift things. Sell things. Do-nate things.

“Staging” means presenting a prop-erty as clean, fresh, spacious, and ready for a new family to make its own. Stag-ing may not increase the selling price, but it makes a place stand out among the competition and may well reduce its time on the market. It means re-moving big displays of family portraits and mementoes. Painting is an eco-nomical investment in freshening any house and the best strategy is to stay neutral so the buyer can feel right at home. There are hundreds of shades of white, and these days pale greys and greens are also deemed neutral.

Most potential buyers don’t hesitate to inspect closets, so be sure there are

no musty odors and demonstrate ad-equate storage by minimizing items so there is empty space on shelves and clothes aren’t jammed together. (One buyer told the sellers at closing that the faint scent of fresh paint in the closets convinced the buyers the house was in great shape.)

The good news is that many of these must-do actions don’t take a lot of money. Even if you’re not going to put your place on the market for several months, start now and enjoy a fresh, ti-dier house. (One family, after a month of determined spiffing up, decided not to sell after all.)

Things You Should Do“From the seller’s point of view, I

suggest a pre-list inspection,” counsels Drayer, the REALTOR® with Long & Foster. “This helps because the buyer won’t be blindsided and the seller has time to get things fixed which saves a lot of worry and possible renegotia-tions later.” Depending on the size of the house, inspections in our area aver-age $350 - $450. “It is often money well spent,” she says.

Here’s an example. Before listing their house, one couple’s profession-al inspection revealed dry rot on two sections of the eaves, a problem in the electrical service box, and a leak under the dishwasher. They paid an electrician $200 to fix the service box problem and the husband was able to replace the dry-rotted eaves and re-place the leaking dishwasher hose. A re-inspection gave the place a perfect “bill of health” which they left on the kitchen counter for potential buyers to see. It made “all the difference” to the eventual buyer.

Have exact figures about mortgage balance and monthly payments, sec-ond mortgages or liens, property tax-es, insurance costs, and homeowner association dues. Even if the house is owned outright, it’s still helpful to have figures for taxes and other month-ly payments. Some prospective buyers will also be interested in utility bills.
