BE PATTERNS, BE EXAMPLES Kendal, as a leading not for profit provider of senior housing and services, has an opportunity and societal obligation to demonstrate leadership in supporting and promoting environmental stewardship. Kendal communities will strive to conduct their activities in an ecologically sound, socially responsible, and economically prudent manner. Kendal communities will support the concepts of sustainability in their operations and resident life initiatives. In serving older people, Kendal will take special care to minimize community member’s exposure to harmful substances. We will strive to function as a sustainable community, emphasizing energy conservation and responsible consumption, promoting ecological understanding and environmentally sound practices among its residents and staff, and supporting these values throughout the wider community. DefinitionsDefinitions

Sustainability means:

“Forms of progress that meet the needs of the present without compromising the ability of future generations to meet their needs.”• Healthy - for people and planet• Green (environmentally-friendly)

– Green Building– Greening Healthcare– Green Purchasing

•When all externalities (embedded costs) are included, green is more friendly to economic concerns as well

1) Establish, monitor, and maintain a community-wide multi-faceted system of recycling or disposal of items such as, but not limited to, paper goods, containers, plastics, batteries, electronic goods, and hazardous waste.

– Food composting - Ithaca, Lathrop, Hanover

2) Establish a program to reduce office paper usage, and purchase of Forest Stewardship Council certified paper for all print materials.• Recycled paper for all marketing mailings•BoardSense

3) Establish a program to install and maintain native landscape.•Longwood LEED cottage project

6) Adopt a policy to purchase only EnergyStar appliances.

7) Offer environmental educational programs and ongoing reminders and updates to staff and residents about environmental issues and opportunities.• Hanover Lecture series•Lathrop Green sheet8) Establish a program for water conservation.

Page 14: The Kendal System Sustainability Initiatives

Going Green with Residents and StaffGoing Green with Residents and Staff9) Provide a program for incorporating the least possible use of herbicides and pesticides into landscape management.• Barclay Friends

10) Provide a program for using green chemicals in all aspects of operations including housekeeping, laundry, and dining.

Page 15: The Kendal System Sustainability Initiatives

11) Establish a “food philosophy” which includes incorporating local food produce in the dining program•Has gone way beyond a food philosophy and local produce (5-35%), Composting, Cycling menus for seasonal foods, Getting rid of plastic water bottles at meetings, only turning on large kitchen equipment when needed (not every morning), getting rid of Styrofoam in DS,

12) Establish a program and practice of Green Building standards in any construction or renovation project including finishes and furnishing.

Longwood LEED cottages

Oberlin Energy Star cottages

13) Establish a sustainability workgroup in the community including residents and staff that actively works to monitor and advance the sustainability efforts of the community; includes a sustainability “library” with references and website links.

Operating CostsOperating Costs• Focusing on purchase price and ignoring operating

costs confuses the true cost of ownership.– Spending $100 more per month on a mortgage to

save $150 in monthly utility costs saves money.– Green buildings have been shown to increase

worker productivity by up to 15%. That can pay for upgrades very quickly.

– Consider monthly fuel costs as well as monthly payments when purchasing vehicles

• Tools for determining true costs of ownership and externalities– Life-Cycle Analysis– Total Cost Accounting– Total Embodied Energy

• Smart Investments:• “When the designers first proposed an upgrade to triple-glazed,

double low-e windows from Visionwall, the developer balked at the $15,000 increase in cost. He was won over, however, when they were able to demonstrate that this upgrade would allow them to eliminate the perimeter heating zone for a savings of $15,000, downsize the heat pumps for another $10,000 savings, and gain $5,000 in additional leasable space due to the smaller equipment and ducts.”

Green Building – New ConstructionGreen Building – New Construction

• Passive solar design• Super efficient building envelope (framing, insulation, windows,

roofing, siding, foundation)• Super efficient mechanical systems (type, system design,

location, installation quality)• Water conservation (system design, fixtures, rainwater)• Indoor environmental quality (fresh air, daylight, non-toxic

furnishings and finishes)• Green materials (local, recycled, low embodied energy, non-

toxic)• Innovative techniques: ICFs, SIPs, tilt-wall, geothermal, on-site

renewable energy, programmable systems

Preserve the reliability of the regional gridInsure a quality power supplyHelp meet demands of peak energy needs

Generator capacity to meet 100% of communities needs.

Since April 2007 these two Pennsylvania communities have earned over $600,000.
