Options Available

1.Business as usual, continue repairing the existing plant and equipment and continue paying the high utility bills in using the heating oil. Annual utility bills pre baseline year at €995,000 plus maintenance costs on parts averaging €50,000 per annum.

2.Change the boilers for new more efficient oil boilers with small savings and fit a new oil distribution network. Replacement oil boilers valves, pump sets and oil network €250,000 - €300,000.

3.Engage the services of an expert in energy services to carry out a site analysis and advise on the most energy efficient heating equipment, investigate what other energy saving products can be incorporated and evaluate the payback term for the capital, based on projected savings in energy costs.

Due to lack of funds available to Stewarts and the fact that option 1 would eventually lead to option 2 which provided no payback, option 3 was chosen as best available option,

Stewarts & Veolia (Dalkia)…

•In early 2009, prior to the knowledge of any SEAI funding being available, Stewarts engaged the services of Veolia, an energy and utilities management company, to carry out an initial energy audit and procurement phase. During this audit, SEAI funding became available and we commenced Phase 1 of the projects in November 2009. •We built a new Energy Centre consisting of 2 x steam boilers for our laundry, 1 x CHP and a separate LPHW boiler for heating. We fitted zone heating controls to one of our larger buildings and carried out energy efficient lighting upgrades across the site. We also fitted a second CHP at our sports and leisure centre. Phase 1 was completed in April 2010.

•Phase 2 commenced in September 2011 and consisted of insulation to walls and attics of 23 buildings, solar panels for domestic hot water on 23 buildings, zone heating controls in 27 buildings, changed our main utility source from oil to gas and fitted condensing gas boilers in 27 buildings. Phase 2 was completed in January 2012.

•Stewarts were fortunate to qualify for the final phase of the SEAI CHP grant funding and the SEAI SEEEP grant program in 2009 and also the SEAI BEW Grant in 2011 which reduced the capital expenditure for the organisation and reduced the pay back term.

•Despite their varying age, all buildings on site are now operating on energy efficient heating systems with demand-side reduction projects also having been implemented

•Peace of mind for 15 years through newly installed plant with accompanying replacement guarantee service

•The energy cost savings realised each year have serviced the fees associated with the Veolia service (including the cost of project financing: Phase 1 by Veolia / Phase 2 by Stewarts Care)

•Veolia is incentivised to identify and secure additional energy savings through the shared savings scheme, with the majority of additional savings realised remaining with Stewarts Care.
