Breckenridge has restarted the One Ski Hill Place sales that stalled during the downturn, selling previously unsold units at a great discount. Single- family homes are being built in Shock Hill and The Shores; and Wellington, another deed-restricted neighborhood, is building homes again. Keystone’s activity consists of Frey Gulch, town- homes off of Highway 6, and The Sanctuary, a neighborhood that stalled during the downturn and is now building again. Silverthorne’s proj- ect is Angler Mountain Ranch—sin- gle-family homes, cabins, and duplexes just north of I-70 off of Blue River Parkway. Copper Mountain has an ambitious development plan in the works but no timeframe of when the construction may take place. New construction is popular with the Summit County buyer. It’s hard for a 1970s condo to compete with a brand new condo. Even if the 1970s condo has been completely updated it still feels older, even if just from the exterior. In general, second-home buyers like to buy a property that they can just enjoy when they are in town and not something that is in need of a major renovation. Most buyers don’t want to have to fix it up or do work to it while they are here and could be out enjoying themselves. They also want to be proud of their vacation home. They want to invite friends and family out and have a nice place for everyone to congregate. New construction easi- ly satisfies those needs. That demand allows new construction to sell for a higher price per square foot than a resale property. The lack of new con- struction in recent years has helped create a little more excitement about the opportunity to buy new construc- tion now. That excitement has helped some new projects sell out before completion of the buildings. Waiting until you can actually see the finished product may mean you will miss out on the opportunity to buy it. The Summit County real estate market has had a stretch of positive trends: increasing annual sales num- bers, monthly sales achieving num- bers that haven’t been seen for five years, and prices continuing to stabi- lize overall and even seeing increases in some areas. New construction sales have doubled in the last two years in Summit County and are anticipated to continue to increase in 2013. As of mid-May, new construction accounts for 50% of the properties under con- tract in Frisco. There are many factors pointing to a healthier real estate market in Summit County; new con- struction is just one of the more obvious signs. Our real estate market is certain-ly changing from the conditions we have seen over the last four years. Buyers enjoyed the advan-tages of being in a buyer’s market and all the benefit of falling pric-es. While sellers, like all proper-ty owners, watched their equity dwindle away. We are now starting to see that change. Unfortunately though for sellers, they have yet to see the pendulum swing our mar-ket to a seller’s market.

Everyone talks about how real estate markets fluctuate between being in a buyer’s market and a seller’s market and then back again. You don’t hear much about what’s in-between—that’s a sta-ble housing market. The nation-al media keeps telling us how everything in the housing market is improving. What most people fail to realize or remember is that real estate is local and not all areas are improving at the same pace. Primary markets tend to see changes faster then secondary or vacation markets.

The shift from a buyer’s market to a seller’s market or vice versa is always a difficult transition. Sellers struggle when sale prices are going down and they’re losing value in their property, while the buyers are quick to transition and take advantage of lower prices. On the other hand buyers struggle when prices are going up and they have to pay more for the property they want. Typically, unless the change happens overnight, one side gets there too soon, the other side too slowly, creating a situation that can be very hard to overcome when negotiating a sale. If too

many buyers and sellers find they can’t agree on current value it can even start to stall or slowdown a recovering market.

These situations create an inter-esting challenge for real estate agents. The best we can do is to provide buyers and sellers the facts and educate them on what similar properties are selling for. Unfortunately, a lot of times this means we aren’t telling them what they want to hear but what they need to hear. We are beginning to see some sellers moving quickly into a seller’s market mindset and buyers still stuck in the buyer’s market we had for the past few years. We have encountered a cou-ple of sellers recently that have told us if the buyer won’t come

up to their price, they’ll just wait. Summer is coming, the buyers will be more abundant, and they antic-ipate prices to keep improving. They are right that buyers are typ-ically more abundant in the sum-mer, but we’ll have to wait and see what happens with pricing. We expect the Summit County market to remain stable with relatively flat to moderate gains in pricing through 2013, much like the trend we saw in 2012 and so far in 2013. If only we had a crystal ball.

As the Pendulum

Because this is a resort area, the majority of our clients who purchase homes are buying them as second homes. Additionally, most buyers live at least 100 miles away (Denver area) and many live hundreds or even thou-sands of miles away. Although it may seem that it would be difficult to buy or sell a property when you live so far away, thanks to technology, it is surprisingly easy!

Electronic signatures are now common place in real estate transactions. No longer do we need to e-mail a contract to the buyer, have them print it out at their end, then find a fax machine to send it back to us. Now our contracts have electronic signatures integrated into them. You just sign your name with your mouse or just click in the box to have your signature entered for you. After a confirmation that it is your legal signature, it is automatically sent back to us, signatures intact. Simple!

There are a few lenders who aren’t quite there yet and won’t allow the electronic signatures, so in that case we go back to e-mail and fax. At least we don’t have to send by snail mail like we used to do just 15 or 20 years ago.

Inspections can also be ordered on behalf of clients, and the inspectors e-mail their reports complete with photographs. We keep a complete resource list on hand with title companies, inspectors, plumbers, carpenters and handymen, carpet companies and even a company that specializes in shipping artwork. We have done our fair share of uncovering septic tank lids, turning down (or up) thermostats, taking inventories, and emptying owner’s closets and shipping things out. Unwanted items get washed and taken to the thrift store where someone else can use them, and the owner can get a tax deduction. We arrange for repairs, radon mitigation, take back cable boxes and take more photos than are in the MLS for clients to show their families. Our garage has, at times, been full of boxes shipped ahead for cli-ents to pick up when they get out here.

We routinely work with sellers we have never met, and sometimes even buyers that we have never met. We do what needs to be done to make what is sometimes a stressful experience as simple and enjoyable as possible for everyone involved. n

Is now the time to buy? This is the question realtors hear time and time again. For most people looking to buy a vacation home or make an investment in real state, buying at the “right time” is an important part of the decision-making process. So how does one know when it truly is the right time to buy? There are a number of factors to consider.

Home prices: In 2007-2008, Summit County saw a tremendous surge in home prices. Following that surge, the housing market experienced a correction which resulted in approximately a 30% drop in home values. For the last 12-18 months, home prices have leveled off and have remained relatively stable. In some areas, there has even been a slight increase in home prices. Even though you have missed the bottom of the market, now is still a good time to invest in real estate while prices remain at the low end of the spectrum.

Sales: Overall, 2012 finished with a 13% increase in monetary sales vol-ume over 2011, including all residen-tial properties and land, and a 17% increase in sales transactions, residential units only. This information is from Land Title Guarantee statistics and from our Summit County Multiple Listing Service. These numbers are the best Summit County has seen since 2008. This positive trend is continuing into 2013. In the first quarter sales have increased by 8% when compared to last year at the same time. Pending sales for the same period have also shown an increase of approximately 25%. Buyers are buying!

Inventory: Inventory of available homes for sale is near record low levels. Properties that are priced well when they come on

the market are selling very quickly, most selling in less than 90 days of being on the market. With good demand for homes and so little available inventory if this trend continues pricing should remain stable and could even go up.

Mortgage rates: Right now, mortgage rates are at or near record lows and holding steady. If you are planning to finance your purchase, money has never been cheaper to borrow, so now would be a good time to lock into these low rates. In summary, as the housing market continues to see positive trends, it would seem like now truly is the “right time” to

make your home buying decision. While prices remain steady and interest rates remain low, it appears to be the “right time” to make a purchase. According to CNBC, “With rising stock prices, an improving economy, and a rush of buying, there will be a surge in sales and rise in prices for mountain homes in the West.” Vacation home buyers are coming back into the market after almost a four-year drought. Now is the “right time” to invest in your mountain home.

If you love barbecue and haven’t been to Summit County for some barbecue during the summer you are missing out. You can easily change that this summer. Summit County has two barbecue tasting events. The first is the summer kick off. Frisco’s BBQ Challenge is June 13-15 this year. The second one occurs while summer is winding down. Dillon hosts the BBQ of the Summit on August 9 and 10. Both of these events feature some great barbecue from all over the country. Some will even sell you their sauce so you can enjoy your favorite sauce at home. In Dillon there’s almost always live music on stage. Afterward you can even take in a free concert at the Dillon Amphitheatre or in Frisco at the Historic Park. If

you are a die-hard barbecue lover, you might want to look into becom-ing a judge for one of the barbecue contests. What more could you want than to have delicious barbecue deliv-ered to you to try? While there always is a lot of bar-becue, you can also enjoy grilled corn on the cob, funnel cakes, homemade potato chips, and lots and lots of beer. Seating is sometimes hard to come by so bringing your own chairs, and some type of shade can be a good idea.
