1. Introduction – General View

IMPETUS is the sole contractor of this project, and responsible for the implementation of all the engineering studies (in cooperation with architect Mr. Dimitrios Talaganis), which include the architectural, structural and electromechanical studies. Impetus is also responsible for the construction of the Project, which involves the renovation and re-creation of a 5 star hotel, fully integrated to the natural scene of Rethymno. Amongst Impetus’ responsibilities is also the demolition of the existing unit, its design, restoration and the construction of a new building. This way, the hotel's capacity will be maximised, while it will be upgraded to a 5 star Hotel. The new Hotel will have the following facilities: 104 rooms, waiting areas, 2 outdoor pools, parking, playground, gym, 2 restaurants, 2 bars, mini market, spa, salon, etc. according to international standards. The hotel will be built in an area of approximately 10.500 sqm. Most of the engineering studies have been completed as well as most of the permits have been issued and the construction is about to start soon.

2. The Existing Situation Of Rethymno Bay Hotel And The Future Needs

The Rethymno bay hotel was build at 1981 and a 30 year operation the client/owner authorized the architect Mr. D. Talaganis to prepare plans for expansion & upgrade from a 4* to 5* hotel. The future needs have to do with new space for essential facilities, larger parking area, new restaurants and bars, service rooms, receptions, conference and seminars rooms, gymnastic and relax rooms etc.

3. Architectural Conceptual Design

The design began by considering all possible layouts and structures that might satisfy the requirements of the project.

Working as a team Mr. D. Dalaganis & a team of Impetus engineers created and composed various solutions to find the most efficient structural systems in addition to meeting the architectural ( functional and aesthetic ) requirements of the project.

4. Structural, Aseismic Design And Soil Investigation

The existing hotel has a very common type of structural system with a rigid frame of 2 stories. In this system, wind and earthquake forces are dealt with by the bending of the columns; there are no braced panels or shear walls.

The existing foundation was designed to include all the effects of vertical dead and live loads together with the lateral shearing forces due to wind and earthquake. This designed complied with the old anti-earthquake Greek code for buildings of 1981.

Based on the new aseismic Greek code of 2003 and Euro codes 2&8 and taking into consideration the results of new exploration, sampling and in site soil measurements the impetus consulting team creates a new structural system of shear wall bracing built of concrete where gravity loads are carried by columns and lateral loads are carried by a separate bracing system.

5. Electromechanical, VAC, Energy Saving, Environmental Protection And Thermal And Sound Insulation

For the successful operation of the hotel we choose a smart electromechanical support system together with ventilation and air conditioning system (humidity of room, air filtering ,air heating & cooling, ventilation system for kitchens etc.) as well as thermal insulations which were planned from the Impetus engineers consultants in order to minimize heat loss allowing energy savings to be made, provide a comfortable environment for occupants, and protect the building from damage that might be caused by sharp temperature fluctuations (in particular condensation).

Photovoltaic panels and geothermal solutions will save energy and improve the environment protection.

The usual form of impact sound insulations provided by ‘’floating‘’ screed i.e. a joint less, soft, springy insulating layer, covered with a protective layer and anhydrous gypsum.
