Location

Rotherham has an urban population of

approximately 248,175 people and is situated in South

Yorkshire.

The site is located in the ward of Herringthorpe which

has an immediate resident population 9,485 people

(Office for National Statistics).

The proposed development occupies a highly

prominent position on Fitzwilliam Road (A630) on its

junction with Aldwarke Lane (A6123). Fitzwilliam Road

leads directly into Rotherham town centre, located

2.2 miles to the west. The surrounding area is a mix of

retail, leisure, commercial and residential uses.

Fitzwilliam Road carries on average 16,000 vehicles a

day. Directly to the east of the site is a large Asda and

McDonalds drive thru’. To the North is a Gala Bingo

and to the west a new Iceland which opened in

December 2012.

Description

The site comprises a vacant brownfield site which

previously accommodated a car showroom and

extends to 2.44 acres (0.99 hectares) in size. The

buildings have now been demolished providing a

cleared site. We envisage 2 buildings been created

subject to demand as there is a culvert that runs

through the site (see attached plans).

We have indicated (STP) an 11,250 sqft retail unit and

a family pub on the plan below, but this can be

altered to suit operator’s requirements.
