FOR LEASING AGENTS

We appreciate your client’s consideration of our property listing. To make the application process easier, please follow these step-by-step instructions for submitting your clients’ paperwork:

Review RESIDENT QUALIFYING CRITERIA with each applicant to determine that basic (minimum) requirements are met. Also, please review the attached RESTRICTED PET BREEDS List to confirm that the applicants do not have any of those restricted breeds or any mix of those breeds.

Review, sign and date INFORMATION ABOUT BROKERAGE SERVICES with applicant. Casa Dulce Realty is NOT THE LANDLORD – we are the LANDLORD’S AGENT. You must represent the TENANT. Sub-agency is not an option.

RESIDENT QUALIFYING CRITERIA

In order to facilitate applicant approvals for our properties, the following are general guidelines of our

qualifying criteria:

A separate rental application must be fully completed, dated and signed by each co-applicant

and all adult occupants (18 years and older). Application fees ($50 per) and Deposit must be in

separate certified funds (cashier’s checks or money orders), be made payable to CASA DULCE REALTY,

and be included at the time of application. Incomplete applications cannot be processed. Properties will not

be taken off the market unless applications are complete and include all applicable funds.

IDENTIFICATION:

Each applicant and co-applicant must provide a valid government-issued PHOTO ID with their application.

(Example: drivers license, passport, or government ID)

RENTAL HISTORY:

Applicant should have a minimum of three years of verifiable rental or mortgage history. Applicant

must have a satisfactory payment history and no reported evictions, lease violations or foreclosures.

Rental from a family member will not be considered as verifiable history.

Applicant who does not meet the above criteria may qualify by having the lease co-signed by a family member

or employer. Co-signers must also complete the full application process and have verifiable monthly income

of SIX times the rental amount. Some property owners may not accept co-signers, so please verify

the criteria with the listing agent of the desired property.

INCOME REQUIREMENTS:

Applicant must have verifiable income history for the last three years leading up to the

Application date. Gross monthly income (before taxes) must be at least three times the

monthly rent amount, regardless of the source of income. Housing vouchers may be accepted,

but Applicant must otherwise qualify according to the same criteria as others seeking non-subsidized

housing. Self-employment and other income sources (trust funds, government grants) may be verifiable

with bank statements, W-2 or 1099s, or certified financial statements or tax returns.

CREDIT HISTORY:

Applicant’s credit history must be satisfactory - excessive late payments, collection accounts, or

balances due to creditors are generally not acceptable. Provided that other Application qualifications are met,

some Owners may request additional deposits if it is determined that there is insufficient credit (not “bad”

credit) to meet the criteria.

CRIMINAL BACKGROUND SCREENING:

As part of the Application process, all Applicants are screened for criminal convictions. Undisclosed criminal

convictions may be considered grounds for immediate non-approval of application. Other grounds may

include, but are not limited to, misdemeanor or felony convictions involving violent crimes or convictions

involving firearms, crimes of a sexual nature, crimes against property or persons (such as assault, kidnapping,

arson, burglary or theft) or convictions of drug manufacturing or distribution.

TERRORIST / OFFICE OF HOMELAND SECURITY SCREENING:

Applicant names and identification shall additionally be screened through the Office of Homeland Security

databases. Our Company will fully comply with all legal requests for information made by law enforcement

officials pertaining to information contained within an Application for Rental or subsequent Lease Agreement.

DENIAL OF APPLICATION

Applicant may be denied occupancy for the following reasons, but not limited to: falsification of application,

incomplete applications, insufficient rental or employment history, credit problems, criminal convictions, or

unverifiable information. If we are unable to verify any part of the Application information given within

three (3) business days from the date of application, the application may be non-approved and the property

applied for will be made available for other applicants.

It is the practice of CASA DULCE REALTY to verify all information contained in each application by the

use of credit reports, rental reports, employment verifications, criminal history reports, public records,

and/or other means that may be available. The preceding guidelines are meant to reflect the minimum

criteria for consideration.

IMPORTANT NOTICES

RESTRICTED PET BREEDS:

While we know that pet behavior largely relies on pet Owner training, it still remains that there are inherent

traits in certain breeds to be aggressive or protective of their owners. As a rule, most of the major insurance

companies will not insure cases involving the “aggressive breeds” of dogs. Because the Landlord ultimately

may be held responsible for an incident regarding their renters’ pets, we regrettably cannot accept the

following breeds of dogs:

Rottweilers Alaskan Malamutes Huskies – American, Siberian, etc.

All applications where there is a “mix” breed listed must include a photo of the pet; if the pet’s

predominant appearance looks like any of the dogs on the above list, the Application will be

declined.

Except for these specifically Restricted Breeds, pets are generally considered as “negotiable” on a case-by-

case basis. Properties accepting larger dogs or dogs considered as high-energy breeds may additionally ask

for a larger Pet Deposit to offset potential damages.

PROPERTY CONDITION:

Applicants are strongly encouraged to view the property they are applying for in person prior to applying.

Seeing photos of the property, or having a friend or your agent tell you about it is not the same as seeing it

for yourself to determine if it fits your needs.

PROCESSING TIMELINE

Because our listings are on a “First Qualified” basis, it is imperative that we be able to process applications

in three (3) business days. Approved applications must sign a Lease within 24 hours of the notification of

approval in order to secure the property; otherwise, the approval will be withdrawn and the property made

available for the next applicant.

Our office hours are Monday through Friday, 9am to 5pm; we are closed on weekends and holidays.

Move-in orientations must be scheduled in advance with our Resident Services Coordinator to take place at

our office during those business hours so that we can provide the time and attention you deserve.

Turn right (west) onto Steck Ave. Stay on steck until the first stop sign (Greenslope Drive). Turn right on Greenslope and continue to the next intersection (Cima Serina Drive). Go right on Cima Serina until you come to

the southbound access road of MOPAC Expressway. (You are now north of Steck

Avenue). Turn right onto the access road. Turn into the 3rd driveway and we are located on the left side of the parking lot in the first suite (Suite 200).

2. Coming from the south on northbound MOPAC Expressway, exit at Steck/ Spicewood Springs/ Anderson Lane. Turn left onto Steck Avenue. Stay on Steck until the first stop sign (Greenslope Drive). Turn right on Greenslope and continue to the next

Privacy Policy

1. What is personal information?

Personal information is: (1) information in a consumer report; or (2) an individual’s first name or initial and last name in combination with any of the following:

(a) birth date; (b) social security number or other government issued identification number; (c) mother’s maiden name; (d) unique biometric data (fingerprint, voice print, retina image); (e) unique electronic identification number our routing code; (f) telecommunication access devices including debit or credit card information; or (g) financial institution account or information.

A consumer report is a report related to a person’s credit worthiness, credit standing, credit capacity, character, general reputation, personal characteristics, or mode of living prepared by or obtained from an agency that collects such information such as a credit reporting agency.

2. How is personal information collected?

This company obtains personal information in the following ways: (1) in consumer reports, credit reports, and public records from reporting agencies to which

this company subscribes in connection with lease applications, loan applications, or for other reasons that the consumer may authorize this company to obtain;

(2) in lease applications a prospective tenant completes; (3) in loan applications a borrower or buyer completes; (4) in other real estate related forms the customer or client completes in or related to a

transaction; (5) from references contacted in regard to applications submitted to this company for verifying

criteria of qualification for rental, sales, or employment; and (6) in tax reporting forms that the customer or client is required to complete and which are

given to this company.

When completing the forms required above, the customer or client may send the information to this company by mail, fax, personal delivery, or by e-mail. Customers or clients may occasionally provide personal information to this company or its agents by other means such as telephone calls, fax messages, or e-mail messages in order expedite a transaction in which the customer or client is involved.

3. How and when is the personal information used?

It may also be used to perform background checks and rental history searches. The information in the consumer reports may be discussed with landlords for whom this company manages property. This company also reports information to credit reporting and collection agencies and uses personal information to complete those reports.

If this company represents a prospective tenant in a lease transaction, the personal information may, on the tenant’s behalf and with the tenant’s knowledge, be discussed with and provided to landlords or their agents. This company and its agents exercise reasonable discretion when discussing any personal information with others.

4. How is the personal information protected?

Written files in this company are only accessible by authorized agents and employees of this company. When the office is closed, all information is protected under lock and key.

Electronic records are protected under an access name and password assigned to persons in this company.

This company and its agents exercise reasonable discretion when discussing any personal information with others and releases personal information to others only as described by this policy.

This company does not permit its employees or agents to make copies of consumer reports or records of insurance claims. Consumer reports are only retained in the company’s files during application processing, then are destroyed. Should the information be needed at any future time, the company is authorized to have information retrieved from the reporting agencies. Records are not to be accessed in the future as a convenience to customers or clients.

The individual agents that work with this company are independent contractors and the agent with whom a customer or client works with may maintain a separate transaction file. 5. Who has access to the personal information?

The following persons have access to personal information in this company’s files: (1) the agent who is servicing or coordinating the transaction; (2) the Broker Associate to whom the agent reports; (3) the Property Manager and property management staff of our affiliate company,

Scribe Residential Management (if the property applied for is managed by Scribe Residential Management for the Landlord); and

(4) the administrative staff of this company.

Property owners for whom the company manages properties do not have access to a tenant’s consumer report, but may be provided with a copy of the lease application and other lease paperwork entered into by the management company on their behalf. However, the company and its agents may discuss the information contained in a tenant’s consumer report or lease application with a property owner.

Personal information from a buyer, seller, landlord, or tenant may be discussed with others (such as mortgage lenders or prospective landlords) only as is reasonably necessary to negotiate or close the transaction or to provide the services the customer or client seeks from this company.

This company may, at the customer’s or client’s request, provide personal information to service providers in a transaction such as a title company or mortgage company if it is necessary to expedite or complete a transaction.

If the company is required by law to allow others to access the personal information in the company’s files, the company will comply with the law (for example, compliance with court orders, subpoenas, or governmental investigations). The company will also allow law enforcement agencies access to personal information in order to cooperate with such investigations.

Historical information and references may be given to loan companies or future landlords seeking information on which to qualify tenants for purchases or rentals of goods or services. Personal information may also be provided to consumer reporting agencies and or collection agencies to report positive or negative account standing with this company.

6. How is the personal information disposed?

This company uses reasonable measures to dispose of personal information. Personal information is usually disposed of by shredding documents, erasing electronic files by means that make the files unreadable or undecipherable, or by eradicating personal information from documents or electronic files in ways that make the personal information unreadable.

Files that have been retained according to IRS guidelines are professionally destroyed after that time period has expired.

7. Erroneous Records:

If this company erroneously reports information to a consumer reporting agency, the company will act to correct the information in the company’s records and request the reporting agency to correct the information in its records promptly after the company has learned and determined that the report was in error.

If this company maintains an erroneous record that a consumer has issued a dishonored check, the company will promptly delete the record after the company and consumer agree that the information is in error or after the consumer provides the company with a law enforcement agency report stating that the dishonored check was not authorized.

Notice: This company asks any person who provides personal information to this company or one of its agents to identify the information at that time as “personal information.”
