in real estate, timing is everything. For those in the market to buy, that time is now.

In recent years, an increasing number of homeowners have been having trouble paying their monthly mortgages. As unfortunate as that may be, for buyers, it means substantial savings.

A short sale simply means that you can save more money than you ever imagined when you are looking to purchase a home. The simple fact is that the lender would rather get some money against what is owed on the home and will negotiate the price. Short sales involve working with the seller, the seller’s lender and the seller’s agent. The process can be very involved, which is why having a Realtor to represent your interests is important. It will also save you a huge amount of time and headaches, as the Realtor can handle everything for you.

Short sales are great opportunities to get a good deal when buying a house. However, most buyers are unprepared to take advantage of one. If you are considering a short sale, you must understand the process and set your expectations accordingly. While not for everyone, the reward is often worth the effort.

When buying a short sale, you need to:Be pre-approved – Have your financing in place

before you make an offer. With current lending guidelines, a prequalification is worthless. You need to have your loan pre-underwritten and pre-approved. Doing so shows the lender you are a legitimate buyer and improves your chance of success.

Be thorough – Before locking the interest rate for your loan with your lender, carefully review their rate lock policy regarding re-locking and lock extensions. Because of the extended timelines, you must carefully consider when you lock your loan, for how many days you lock your loan, and the cost of lock extensions and re-locking your loan.

Be sure – Don’t lock your loan or spend money on an appraisal or inspection until you have a signed contract with the seller confirmed in writing by their lender detailing the terms of the short sale. Even if you have a contract with the owners, their lender is the real seller and will dictate the entire sale process.

Be patient – Short sales can easily take 90 days or more. You are dealing with large companies where the

decision makers do not handle the day-to-day aspects of the sale. Responses to routine questions can take two weeks. Set your expectations accordingly. Be patient and persistent.

Be flexible – Don’t have your heart set on a specific property or timeline. Be ready to buy another property. If you have a hard timeline or want a particular house quickly, pursue a traditional purchase.

Be proactive – Educate yourself. Unfortunately, most agents and lenders have very little or no experience with short sales. Make it your responsibility to educate yourself and be involved in the purchase.

Be smart – Don’t be lured into buying a house just because it seems like a “good deal.” You must buy a property that is right for you. You do not want to end up buying a house you cannot afford, that is too far from your target area, or one that requires too much time and money to rehabilitate.

While it’s true that the economy has had negative effects on nearly everyone in some way, there are a few good points. When it comes to buying a home, there has never been a better time. If you want to save a good deal of money, you should buy now while the time is right. When the market stabilizes, these low prices will be gone forever. Real Value of an Adjustable Rate Mortgage APR

When shopping for a mortgage, many borrowers will look at the APR and calculate it toward the full term of the loan. For a fixed rate mortgage, calculating this figure is simple as the interest rate does not change.

However, with a 30-year mortgage, this calculation can be distorted if the borrower refinances or pays the mortgage off earlier than the full 360-payment term. The question then is, how does APR apply to adjustable rate mortgages? Mortgage bankers and brokers will disclose the APR in regard to the rate, however they never disclose that the figure is inaccurate if the loan is satisfied earlier than the designated term.

Another reason why APRs can become confusing is that they do not account for a borrowers tax bracket. As mortgage interest is tax deductible, the borrowers annual earnings will determine what bracket they fall into. As loan amounts and the personal finances of borrowers differ, it is difficult to see the true APR until after taxes and interest are deducted.

Some mortgage brokers and bankers may dance around the question of “how APR will affect the loan” simply because it is complicated and difficult to explain. This explanation can mislead borrowers into thinking that they are paying more than they should be or not getting a fair deal. APRs that are calculated over the full term of the loan are not accurate with adjustable rate mortgages as the future rates have yet to be determined after the adjustment period.

Calculating the APR on a fixed rate mortgage product is quite easy, however sales strategies attaching APRs to adjustable rate loans tend to steer potential borrowers away. The adjustable rate mortgage is a powerful loan that can increase a borrower’s cash flow for a predetermined rate of time. This can help fund a future down payment or home improvements. As many people refinance or move within the first seven years of home ownership, an adjustable rate mortgage should strongly be evaluated.

As the end date for the 2009 U.S. tax credit nears, the nation waits to hear the outcome of the government’s decision on whether to extend the credit an additional six months or maintain the original completion

date. The credit was designed to further boost the real estate market through the worst of the financial crisis, offering incentives for the majority of buyers wishing to enter the market.

While the credit has been available to all homebuyers with a gross income of up to $75,000, the final date for accessing the credit is Nov. 30. As sales contracts can take up to 60 days to complete, time is running out for buyers wishing to take advantage of the credit.

Tax credits for real estate purchases are not a new addition to the U.S. property market, yet the 2009 credit opportunity featured various distinct advantages in comparison to previous credits. Buyers who had obtained the 2008 credit were able to receive up to a maximum of $7,500 and were required to repay the credit over a 15-year period.

Announced in February, the 2009 tax credit for purchasing real estate offers up to 10 percent of the price of the home, or up to $8,000 for first-time homebuyers. The classification of a first-time buyer has been generous in admitting any buyer who did not own their main place of residence during the three years prior to receiving the new tax credit. Another distinct advantage was that the 2009 credit is not required to be repaid on the condition that the property remains the main residence of the owner for a minimum of 36 months.

Since the introduction of the credit, the U.S. real estate sector certainly has started to revive, with prices beginning to stabilize across the market and slowly increasing in some regions. Buyers able to enter the property market in its present situation receive several advantageous benefits. Along with the tax credit, mortgage interest rates have been low for those able to access the market and property prices have been at their lowest in years.

While it is considered that the tax credit has assisted in stimulating the real estate market out of the worst of its slump, availability of the credit has only been accessible by a limited sector of the public. Job insecurity and bad credit ratings have kept a large sector of potential buyers out of the market. As an incentive to those who have been able to enter the property market, the tax credit has been used by a large percentage of those who have received the benefit to furnish their new homes.

Conflicting opinions abound over the possible extension of the tax credit. Initially offered as part of the government’s stimulus plan for the U.S. economy, the potential costs associated with a six-month extension of the credit are expected to reach around $15 billion, further straining the budget deficit of the U.S. economy. Understandably, the financial aspect is the main concern over the approval of an extension of the credit following the Nov. 30 deadline.

More than 1.2 million homes have been purchased using the tax credit since its introduction in February, evidently achieving the aim of stimulating the market. Property prices have been on the increase since April, with the number of re-sale property purchases in July being at the highest levels for the past two years.

Designations Really Mean

Accredited buyer’s Representative (AbR) – To achieve this designation, Realtors must complete and pass the exam for a two full-day course on all aspects of buyer representation and document a qualifying number of buyer transactions. ABRs maintain membership in the Real Estate Buyer’s Agent Council and keep up to date on important developments in buyer agency.

Certified distressed Property Expert (CdPE) – The CDPE designation is a nationally recognized certification given to agents who have dedicated their time and effort to understanding the issues distressed homeowners are facing. After taking multiple courses and training sessions, the agents are better equipped to deal with entering the distressed property market, including REOs, short sales, pre-foreclosures and working with investors. A CDPE has received the tools, information and tactics to effectively help homeowners through his certification from the Distressed Property Institute.

Certified Luxury Homes Marketing Specialist (CLHMS) – This designation is through The Institute for Luxury Home Marketing, which exists to help buyers and sellers of luxury homes and estates find real estate professionals who specialize in the luxury home market and have completed extensive training to build additional competencies.

Certified Residential Specialist (CR) – With less than 4 percent of agents with this designation, this is the most difficult designation to obtain and is a measure of a high degree of formal education and real world transactional experience. To obtain a CRS, the agent must attend three two-day classes, pass three exams and provide proof of 25 closed transactions within the last 24 months. While the transaction experience isn’t a huge amount, it does weed out the inexperienced agents and the classes weed out those agents who aren’t dedicated to continuing education.

e-Pro – An Internet Professional Realtor who has completed extensive training on using the Web and is prepared to employ the latest techniques and services fro the benefit of clients.

Graduate Realtor Institute (GRI) – To earn the GRI designation, Realtors must complete over 90 hours of specialized real estate courses. A Realtor who earns the GRI designation has shown his or her commitment to the industry and towards serving the client.

Seniors Real Estate Specialist (SRES) – This specialized course of study focuses on real estate issues that are important to senior citizens, including retirement, reverse mortgages, downsizing, health care and IRAs. After completing this course, an SRES Realtor is uniquely suited for helping senior citizens and their families with their specialized real estate needs.

That is why it’s smart to take certain measures that will give your property an edge and make it stand out among the rest of the competition. Home staging is considered one of the many ways where you can utilize your creativity and resourcefulness in order to swiftly and profitably sell your house.

Home staging is basically considered an art of home preparation in turning your private residence a potential property for sale in the market. The primary objective is to boost the market value of your home, make it remarkably appealing to potential buyers and eventually sell your property.

Value: How to Get It in Today’s Market

In real estate, “buy low” are the words homebuyers are sticking to and why not? Today’s real estate prices around have

fallen to 2002 levels and with interest rates at historic lows, there’s never been a better time to invest in real estate.

As with any investment, the goal is always to buy at the best possible price. That makes today’s market a great one for homebuyers. In many areas throughout the Valley, prices are down as much as 35 to 50 percent from their highs in 2006. Financial experts, however, expect those prices to stabilize in the coming months, which means now is the time to buy.

In addition to the huge drop in prices, interest rates haven’t been this low in more than 50 years. What this means is that you’ll be locking in incredibly cheap debt for up to 30 years on your home purchase. And every year the purchasing power of the dollar erodes due to inflation, you’ll be making an even small “real dollar” value mortgage payment. In fact, a recent study showed that if you purchased a home in 1972 using a 30-year fixed rate, your actual cost of borrowing after accounting for inflation was -1 percent.

It may seem difficult to consider making a huge investment in trying times like these. After all, everyday you turn on the TV or open the newspaper, you hear more bad economic news. The thing to remember is that the best deals are made when the buying pool is shallow. Now is the time to invest in your family’s home and future.

In 2006, Ryan Job, a former Navy SEAL, lost his eyesight to an enemy sniper’s bullet in Iraq. At 25, his dream of becoming a pilot had come to an end.

As debilitating as the injury was, however, it did not diminish his zest for life and his determination to succeed and persevere despite this new challenge. In the years following his injury, he climbed Mount Rainier in Washington, married his wife Kelly and earned his bachelor’s degree.

Considering his blindness more of an inconvenience than a handicap, Job thrived. With his

guide dog Trey by his side, he went to school and graduated with a 4.0 GPA, already making plans for an MBA in the future. He had a brilliant career mapped out at General Dynamics, and he and Kelly, who recently earned her nursing degree, were expecting their first child.

On Sept. 24, Job died unexpectedly due to complications from reconstructive eye surgery, thus ending a bright life full of hope and promise.

Friends, family and supporters, including a number of RE/MAX executives

and associates—came to his memorial service on Oct. 1 to honor and celebrate the short life of this determined young man. With all the pomp and circumstance of the Navy SEAL tradition, the service featured a multiple-gun salute, the Navy Hymn, the playing of Taps, and a display of his retirement medals and commendations. Nearly 250 fellow members of his Seal Team 3 attended the stirring and emotional service.

Created by Mike Conklin, the father of three Army Rangers, the Sentinels of Freedom Scholarship Foundation helps severely wounded U.S. veterans return to lives of self-sufficiency and independence after initial physical rehabilitation. Throughout the four-year program, volunteers work with the veteran, assisting with housing, transportation, education, job training, employment and other needs.

The scholarship is part of RE/MAX Tour for the Troops, a sponsorship program dedicated to supporting America’s troops that features a national tour of Warrior One, the famed Hummer that carried CNN journalists embedded with a U.S. Marine Corps infantry battalion during Operation Iraqi Freedom.

nestled in the heart of the desert Southwest, the Valley is a dynamic area filled with all the qualities

people are looking for in a place to call home. From family-friendly bedroom communities to metropolitan urban areas, the Valley has it all.

Phoenix makes up the Valley’s central core, with four distinct regions—northeast Valley, southeast Valley, northwest Valley and southwest Valley—making up the surrounding areas. The west Valley is made up of brand-new communities and developments, appealing to young couples and families. Home to the University of Phoenix Stadium and Jobing.com Arena, the area is quickly establishing itself as the Valley’s premiere destination for sports and entertainment.

The east Valley is made up of the Valley’s more established communities. Over the years, cities like Tempe, Gilbert and Chandler have evolved from small farming communities to sprawling developments offering the best in desert living. Meanwhile, Scottsdale — with its world-class golf, luxury resorts and spas, and incomparable shopping and dining options — continues to be synonymous with luxury living.

When it comes to getting around the fifth largest city in the country, commuters have access to an easy-to-navigate freeway system that connects the Valley’s

regions. Interstate 10 and U.S 60 connect the city east-west, while Interstate 17 and SR 51 connect north-south. Loops 101 and 202 form a convenient loop around the metropolitan area.

As much as Valley residents rely on their vehicles, the city’s public transportation is rapidly expanding. To keep up

with growth, voters approved a tax in 2004 that will raise approximately $9 billion from 2005 to 2025. Add to that state and federal transportation funds, $17.6 billion in funding will go towards expanding the Valley’s transportation system.

The newest addition to the Valley’s transportation system is the METRO light rail system, which launched late last year. With a 20-mile route extending from Mesa to uptown Phoenix, METRO is made up of 28 stations, eight park-and-rides and five transit centers for bus connections. An estimated 26,000 boardings are expected per day.

METRO light rail connects passengers with some of the most significant venues in the Valley, from the Phoenix Art Museum and Chase Field in central Phoenix to Tempe Beach Park and Sun Devil Stadium in Tempe. METRO also makes stops at Phoenix Sky Harbor International Airport.

This time of year sees incredible weather and a host of outdoor activities. With average temperatures in the mid- to high-70s, residents enjoy all that the Valley is known for, including great golf, wonderful hiking and outdoor events including culinary festivals, art walks and desert adventures.

it’s a fact: Today’s real estate market has caused both buyers and sellers to rethink their plans and be more cautious when

it comes to their homes. For sellers, the question is whether it would be better to wait until the market improves and prices stabilize, while for buyers, it’s meant taking a second and sometimes a third look before committing to a contract.

Fortunately, there are still viable options for both sides.The first, and most important, consideration should always

be location for both buyers and sellers. Real estate experts advise that if you plan on living in the home for at least five years and it’s in a good location, it will almost always appreciate in value. A quick flip as an investment might be more of a risk at this time, unless the property is a hot development in a fantastic location or neighborhood.

Financing is another important consideration, particularly for those wanting to buy. Mortgage rates have been at attractive levels for some time and may continue to remain at those levels into next year. Keep in mind that down payments and insurance are still required and if the property is appraised for less than the asking price, you will most likely be required to make up the difference yourself.

Another major factor for both buyers and sellers to consider is the number of homes currently on the market. From new and pre-construction, conversions and resells, the selection is more than plentiful right now. For buyers, this can be a very

good thing. With so many homes to choose from, there is virtually something for everyone in every price range, size and style. And with so much competition, you can often negotiate a better price with the seller.

Nobody can predict exactly what the market can do, but take into consideration all the different factors and make an

educated decision for yourself. Every situation will be different, and depending on your personal reasons for buying or selling as well as financial situation, it’s still possible to make the market work for you.

when it comes to the Valley’s housing market, a new catchphrase can be heard among real

estate professionals: there’s no place to go but up.With the Valley’s continued growth over the years,

land is becoming scarce and new home developments are harder to come by. However, the market has answered back by offering buyers a wide variety of options in condo, townhome, loft and high-rise living.

There is a very diverse market for condominiums in the metro Phoenix area. In the southeast Valley, historic downtown Chandler is becoming a hot condo market while upscale condo towers along Tempe Town Lake are making this once small college town a definitive locale for luxury high-rise living.

Scottsdale continues to be a much sought after area, particularly with such options as the Scottsdale Waterfront in Old Town and Kierland Commons in north Scottsdale. And Phoenix is experiencing resurgence with a wide variety of options downtown along the Central Avenue corridor, as well as developments in the upscale Biltmore area.

in Maricopa County, there are literally thousands of lots on the market offering some of the

best deals the Valley’s real estate market has seen in decades. However, as any good bargain hunter knows, there is no time to wait when it comes to getting the most value for your money.

In today’s land market, financing plays a major role in finding the right buyers. If a buyer isn’t prepared to pay cash and isn’t ready to get a construction loan, purchasing land can be difficult. Land loans are available, but lenders may require up to 40 percent down.

Another option for the land buyer is to look to the seller for financing, which could potentially be an attractive win for both parties. Under a “seller carry,” the buyer can take advantage of great land values and the seller can reap an attractive annual return on his investment until the loan is satisfied in full and the deed is transferred to the buyer. For those buyers thinking about getting a construction loan, lenders have a number of programs available depending on the buyer’s financial portfolio.

As the housing market begins to turn around, land values will follow suit. Realtors specializing in land are reporting increased inquiries from potential buyers and more activity is being generated in land sales. Overall, the market for available land in the Valley is hot, and prospective buyers and investors are taking notice.

The fact of the matter is that there is real value in buying land right now. How many times have you heard someone say they wished they had bought land when it was so cheap? For many, this opportunity has once again presented itself. Investors are beginning to scoop up less expensive lots and once those bargains are gone and the inventory reduces, prices on remaining lots will again be on the rise.

Less than 17 percent of land in Arizona is privately owned. The rest is state land, national forest or reservation, or belongs to the Bureau of Land Management. With the availability of land decreasing, this is the perfect time to start thinking where your next land investment might be.

The truth is that we may never see land values like this again. Once the land supply is depleted, it’s gone. If a land investment is in your future, real estate experts say there is no time like the present.

Tucson real estate is flourishing and it’s easy to see why.

The charm of Tucson lies in its ability to mix the old with the new. While it’s becoming an increasingly progressive city and one of the fastest-growing urban areas in the United States, both its government and residents are still able to successfully preserve its old Western history and at the same time protect its natural environment.

Tucson is known for having ideal weather—it has a sunny, dry climate that makes it very attractive not only for tourists, but for people looking to settle. In fact, Tucson’s population is now pushing 1 million and it continues to grow.

The boom in Tucson real estate started in 2004, when total sales volume of homes in the vicinity increased by a little more than 55 percent. In the same year, the number of residential units alone rose from around 960 in November to a whopping 1,200 only one month later.

Tucson real estate deals also close quicker than the national average. In fact, historical data has shown that nearly 60 percent of homes in the Tucson area get sold

within 30 days after it is listed. This is attributable to the fact that most Tucson homes are considered to be very good deals for buyers; the city is very livable and the Tucson economy has become conducive to young families, recent graduates and retirees.

So is it time to buy a home in the Tucson and surrounding areas of Oro Valley, Marana and Vail? Without a crystal ball, it is very difficult to predict whether Tucson is actually at the bottom of the market. There are many factors that affect different aspects of the market including national economic news.

Undoubtedly the first time home buyer tax credit of $8,000 given by the current administration has helped with sales in the $100,000 and $200,000 prices range, together with a good amount of foreclosures and short sales in this price range in some areas of Tucson.

There has also been a decrease in pricing in the Tucson luxury home market, as builders and homeowners reduced their home pricing. This has resulted in some activity in the market. Also, the new Ritz-Carlton Resort in Marana is due to open this winter, which will help bring the luxury homebuyer to the Tucson and Marana real estate market.

Some areas of Tucson have actually seen a slight increase in price as they bottomed early with many investors defaulting from the boom of 2005. Now, multiple offers have been made on the foreclosure properties, particularly in such developments as Continental Ranch and Rita Ranch, popular areas for employees of nearby Raytheon and Davis Monthan Air Force Base.
